Located in the heart of the Romantic Zone and just a couple buildings South of the pier, it's all about location, location, location! Be anywhere in the city within a 15 minute walk or taxi/Uber ride. A quick 30 minute ride from the airport and you will be in the heart of Puerto Vallarta's most sought after area!

Walk to restaurants, shops, nightclubs, bars, music and theater venues. The famous Malecon Boardwalk is at your backdoor - making it easy to walk the Bay of Banderas beautiful beach that is filled with a variety of stores and hundreds of restaurants to satisfy your culinary cravings.

Condominiums La Palapa is equipped with an elevator, housekeeping service 6 days a week, heated rooftop pool (fully renovated as of July, 2023), sundeck and dining terrace with panoramic views of all of Banderas Bay. 24 Hour reception/security desk, and one of the city’s most popular public beachfront restaurants- La Palapa - which serves three meals a day, has a lounge with live music in the evening and a great beach club during the day!

Imagine waking up in a spacious and meticulously renovated 2 bedroom/2 bathroom condo with scenic views of the bay and mountains. A quick ride down the elevator & one set of stairs and your feet will be in the sand!

Enjoy the meticulous renovation and remodeling from the walls, windows and floors to the finest of amenities, artwork, furniture and decor. A VERY fully stocked kitchen with granite & quartz countertops throughout the condo as well as stainless steel fixtures. Wash your clothes at your convenience with our in-unit washer and dryer.

The terrace is a large extra living/dining space with spectacular views of sunsets, whale watching (when in season), the ocean waves, lush mountains and the vibrant city life below.

Both bathrooms have walk-in showers, while the master is equipped with double showerheads. Two bedrooms are luxuriously equipped with sound machines, ceiling fans, new AC units as well as plenty of storage.

Condo was updated, beautiful and comfortable. Bathrooms and kitchen were stocked well - had everything we needed. Liked that the building was a little older with some character. Sheri was very accommodating and responsive. Loved the beach clubs right in front. It's a fairly calm part of the bay - great for swimming. The building is right in the middle of things but in a 'quiet' area. Do ask if there's construction going on nearby b/c projects seem to pop up overnight! Elevator was always fast, pool was nice. View from the balcony was lovely - we enjoyed it as much a possible.

La Palapa is a beautiful property. Perfect location on the beach. Beautiful views from our balcony. 24 hour staff that were very helpful and friendly. Our condo was very nice with the bonus of a washer and dryer. This was our second stay on the property and we are looking forward to our next visit.

We just loved our stay at this location. Sheri is an amazing host and very communicative. The staff at the condo were nice and hospitable and the location is very secure. Fantastic At La Palapa!

My husband and I had an amazing stay at La Palapa beachfront condo. We 100% enjoyed the spacious recently remodeled condo. I suggest coffee on the balconey and watching the sunrise over the ocean. Also, I recommed reading Sheri's visiter instructions. The instructions are well thought out with lots of wonderful restaurant, tour and massage recommendations. Don't hesitate to book this condo !

Fantastic condo! The photos don’t do it justice. We loved the patio where you can people watch with views of the city & the ocean. Listen to mariachi music down below. We saw whales from our room Rooftop pool was just wonderful. Tons of restaurants and sight seeing within a short walk. Loved this place! Beautiful & clean.

Amazing stay!

We have stayed in this condo building three times now and it’s our very favorite! This unit is so well taken care of and it shows
 absolutely beautiful inside! The owner has the bathroom stocked so well that you barely need anything. she even went out of her way to check in with me multiple times while we were there just to make sure if we needed anything
 So appreciated! Location is excellent and is in walking distance to everything you could possibly want! This was a getaway for my 45th birthday with my husband and another couple. We had the best time ever!!!

Beautiful suite in ideal location

We were so lucky to find this gem in the Zona Romantica! It is an a very safe and secure building with friendly front door staff. The beach and ocean views were spectacular. The unit itself was newly renovated in the nicest way and beautifully decorated with local art pieces. The kitchen was well appointed. The bed was very comfortable and the bathrooms were gorgeous. Sheri was wonderful to communicate with--she always responded promptly and was very kind. She even set us up with theatre tickets!

The remodel of this unit is top notch. It is clean, well appointed and has a/c in every room. We have stayed in this building in another unit and it didn't have a/c in the living room which in summer is brutal with the heat. The building location is incredible and the staff is great. We would definitely stay here again. My recommendation is that you bring ear plugs or have a white noise app on your phones. The club across the street and the street noise can be loud and you want to be able to mitigate it. There is a white noise machine in the master that we didn't try.

Beautifully renovated condo with stunning ocean views just steps from the beach

From the moment we walked into this light, airy, beautifully renovated condo and out onto its spacious balcony with direct views of the water and Los Muertos Beach, we knew we had found the perfect spot for our stay in Puerto Vallarta. Located in the same building as the beachfront La Palapa restaurant—a must for a romantic dinner on the water—and surrounded by an exciting variety of dining options, coffee shops, retail stores, and beach clubs, the condo could not be better situated. The owner’s pride in the home and attention to detail are evident in its thoughtful amenities, attractive furnishings, and excellent storage, as well as in its charming display of local artwork. All of those together make for a lovely, functional space with a cozy “home away from home” vibe. Be sure to take the elevator to the roof deck, where you can enjoy the sweeping views of the city or just chill out by the pool. And if you’re at all like us, you’ll be planning your return visit well before you leave.

Beautiful property & fantastic host!

My husband and I had the pleasure of staying here for 2 weeks. The condo is even more beautiful than the pics, is so thoughtfully supplied with all the necessities (down to ziploc bags and Tupperware), and a detailed welcome book is available with fantastic recommendations. There is some city noise most evenings because you are right in the middle of all the action, but we loved opening the doors and listening to the fun outside. When you’re on the large balcony you have beautiful views of the beach, mountains and bay to the right and city life to the left. We felt incredibly safe staying here and loved walking the Malecon and the neighborhood. Don’t miss the farmer’s market just a few blocks away on Saturday! We had fun stocking up on empanadas, cheese and fruit for the next few meals. Zero problems with Wi-Fi, faster than you’ll find most other places. In the off-season there can be some noise in the building during the day as that’s the time they allow renovations and repairs. If you’re sensitive to that, just inquire prior to booking, but all repair noise stopped by 5pm. Great place, communicative host. We wouldn’t hesitate coming back for another stay.

Perfect Vacation Home

Wow, what an amazing condo this is for sure! A true gem in the middle of everything in Puerto Vallarta within the same building as La Palapa restaurant too! And it is gated, the condo staff is very prevalent. The owner did an outstanding job renovating the condo - all is new, and every detail was taken into consideration. The kitchen is stocked better than mine at my home! You can walk downstairs get to La Palapa restaurant for three meals a day as well as a great bar with fabulous musicians at night. Then off to the beautiful beach and pier or keep going and explore along the beach to Malecon and beyond. Restaurants, street venders, or amazing sculptures ( a lot), you won’t be bored. We love the local food, but sometimes we opted to make some simple sandwiches or salad for a change. The kitchen is nice and easy to use making cooking super enjoyable. Then we would bring our plates to the shaded balcony, enjoy sunrise or sunset of the ocean or the city. We had a better than anticipated time here and it felt like a high end home, clean, inviting, comfortable, convenient, and beautiful view from balcony for sunset, ocean, and mountain views. The guest book sent prior to our arrival and that was in the condo was super helpful and had great ideas and recommendations! Thank you again for making our trip more memorable, we cannot wait to return!

Luxurious Oceanfront Beach Vacation

I stayed at this La Palapa condo in November 2022 and again in March 2023. This was the nicest unit I’ve had the pleasure of staying at in Puerto Vallarta, hence my reason for returning. The stay was fantastic! The unit, the building, view and location were all absolutely perfect!! Fantastic sunsets can be enjoyed from the terrace as well as the rooftop pool deck, and the sound of ocean waves never gets old. The unit was gut renovated using a professional designer within the last 2 years and no expense was spared. It’s very modern and extremely comfortable but has touches of old Mexico in the artwork and decor. Everything in the unit was high end, and all beds and furniture were brand new and comfortable. A washer/dryer and dishwasher were added (a rarity in PV) however your casita will wash all towels and dishes. My casita was great!! The unit is on the side of the building but is higher than nearby buildings, so you still get unobstructed ocean front views on a VERY large balcony. I’ve never enjoyed a sunset cocktail so much! The sunset is absolutely beautiful from this unit. The building’s rooftop pool deck has fantastic panoramic ocean views and chaise loungers with umbrellas. The pool is heated to 90-92F constantly. The location was ideal for me. Halfway between the best beach clubs, and the best nightlife in Zona Romantica. Not to mention the beachfront fine dining steps away. La Palapa is a historically preserved building. Newer condo buildings are being constructed (inexpensively) far from the beach, but the Zona Romantica is on the side of a mountain. To access these newer buildings, you have to climb many (15-20) flights of stairs crossing potentially unsafe staircases, and cobblestone streets. At La Palapa, you’re already at the boardwalk and beach, without the climb. Basically you get the interior of a brand new building without being a long trek and climb from the ocean and all of the activities. The staff is excellent and friendly as well. PV is extremely safe but the 24 hour security/desk staff make you feel even safer. If I had any questions about the unit, the owner responded to texts immediately. She also checked in multiple times to make sure I had everything I needed (I did). Nothing was ever broken or not functional. This stay was a fantastic and unforgettable experience that felt first class all the way. I look forward to staying here again! Thank you for an unforgettable vacation!

Even more beautiful in person!!

Sheri’s condo was absolutely perfect! We’ve been doing this girls trip was for many years and have stayed in multiple condos throughout la palapa over the years. We had 23 girls this year spread out within the la palapa condos! This condo is hands down the nicest one we have ever stayed in. Sheri literally thought of everything! Outstanding Condo....Amazing view

From the moment we walked into this condo we were impressed with how well appointed the property was. Everything had been well thought out, the kitchen well stocked with everything you'd need to prepare and serve food, the bathroom's had plush towel with great supplies needed to prepare yourself for the day. The view of the ocean from the balcony was the best.... coffee in the morning, wine in the later afternoon. We had a 2 week stay and it was hard to pack up to head home. We've been coming to PV for 20 years and this was truly one of our favorite places be. I also have to comment on the staff, the front desk and the cleaning staff were so friendly and helpful as well.....by all means dont hesitate to book this beautiful 506 condo.

Location, Location, Location! To be in the heart of the Romantic Zone, walk to any tip of restaurant, store and the pier. And taking the elevator down, walk down a flight of stairs and are in the La Palapa restaurant and Beach Club

To get a place in such a great building/area was a dream come true. Once I completed the full renovation and was able to share it with others, I knew I made the right choice when purchasing this condo!
