PENTHOUSE COTTAGE SNAPSHOT


Walk into the light and bright open-ceiling living room and prepare to be wowed by epic panoramic views of surrounding avocado groves, vineyards, valleys and mountains. Enjoy your morning coffee or sunset dinner along with the accompanying ‘top of the world’ sensation on your spacious panoramic view deck.

This 950 sq. ft. 1-bedroom penthouse was completely updated in 2022 and is nestled atop a gated, 5-acre avocado grove in a climate sweet spot where you get to enjoy coastal breezes without marine layer.

LIVING ROOM
The living room has a hanging chair mounted to the high open beam ceiling (250-pound maximum weight please), 55-inch Samsung Smart TV, two big couches that could be used to sleep on (additional twin size memory foam mattress available upon request), dining table, bistro table, and direct access to an amazing panoramic view balcony.

BALCONY
The oversized balcony comes fully equipped with patio furniture, fire pit and gas BBQ, and amazing complimentary views.

KITCHEN
The full-service kitchen features all high-end appliances. Samsung stainless steel refrigerator with water filter & ice maker, Samsung electric glass top stove, range with built-in air-fry oven, microwave, stainless steel juicer, blender, Calphalon cookware, Nespresso machine and Japanese knifes.

BEDROOM
The bedroom is furnished with a king bed (Dreamcloud premium mattress, comfy soft linens and Beautyrest Black pillows included), lounge chair, ceiling fan, TV, touch sensitive lights with built-in charging stations, full closet with hangers and shelves, dresser and mirrors.

An extra twin memory mattress (with sheets, pillow blanket) or bedding to sleep on one of two big sofas can be provided upon request.

BATHROOM
The high end materials used in the designer bathroom combine modern and rustic elements into a spa-like experience. Towels and shampoos, etc. included.


AMMENITIES
All the basic amenities needed for a pleasant stay are provided, such as: Nespresso Coffee maker (with capsules), french press, blender, juicer, pots, pans, dishes, cooking utensils, olive oil, salt, pepper, towels (big and small), shampoo, conditioner, soap, lotion, vacuum, cleaning supplies (if needed).
The Penthouse Cottage is ready for you. Just step in and enjoy.

PETS ARE ALLOWED FOR AN ADDITIONAL FEE (depending on the pet, $25 - $100 per night).

WHAT ABOUT THE SWIMMING POOL?
We do have a wonderful pool on the property, but it’s primarily for use of the Hilltop Villa (the main house) guests. If there are no guests at the Hilltop Villa, you are welcome to use the pool. Feel free to ask if/when the pool is available during your stay.

ABOUT THE NEIGHBORHOOD:
The Penthouse Cottage is perched atop a 5-acre avocado farm. The property is gated in a wealthy area with few homes around. Stroll through the grove and pick avocados (when in season) for homemade guacamole or various citrus fruits for fresh squeezed orange juice (and the most refreshing cocktails).
Guest will receive the gate and front door code prior to checkin and can reach me on my cell phone with questions or requests. There is plenty of outside parking available.

LOCATION & FUN STUFF TO DO
Perfect location if you want to visit Los Angeles (Disneyland, Universal Studies, Hollywood) and San Diego (San Diego Zoo, Sea World, Wild Animal Park, Legoland) as we located between San Diego and Los Angeles).
Ocean & beaches and Camp Pendleton main gate are only 18 miles away, the newly opened Monserate Winery is only a 10 minute walk away, Temecula Wineries are only 14 miles away, the San Diego Wild Animal Park is 30 miles away, LEGOLand is 32 miles away, the San Diego Zoo is 51 miles away, San Diego Airport, Downtown San Diego (Gaslamp Quarter, Old Town, Little Italy, San Diego Harbor) are 52 miles away.

- NO LOUD NOISE (INCL. MUSIC) AFTER 10PM
- ONLY THE NUMBER OF BOOKED AND PAID FOR GUESTS ARE ALLOWED ON THE PROPERTY
- ADDITIONAL GUESTS OR BRIEF VISITORS REQUIRE OWNER’S PERMISSION (AND POSSIBLY PAYMENT OF ADDITIONAL FEE)
- NO CANDLES

CHECK-IN AND CHECK-OUT
The regular check-in time is 4pm, the regular check-out time is 11am. However, if there are no guests coming or going on the same day we are happy to offer early check-in or late check-out.
