Retreat and Wedding Venue Along the Coral Bay Shore of St. John

Palm Breeze Retreat is perfect for a vacation getaway or a destination wedding venue. We are nestled against the reefs of Coral Bay on St. John, U.S. Virgin Islands. Palm Breeze Retreat boasts wonderful views of the Caribbean, a private pool (no kiddie level), and a quick drive to the famous north shore beaches of St. John. Our place is good for couples, business travelers, families, weddings (5-night minimum waived), and large groups.

The upper level has a kitchen, wrap-around deck, living room and two bedrooms with queen beds - one with a dedicated work space and sleeper sofa. The middle level includes the pool with another massive wrap-around deck, and the primary bedroom having a king bed and bath with outdoor shower. The lower level contains two additional bedrooms - one with a queen bed and another with a king bed. The bedrooms on the lower level share a Jack & Jill bathroom with another outdoor shower.

An all wheel drive vehicle is recommended to fully enjoy the area. Fly into STT airport and drive to the Red Hook ferry/barge. Upon deboarding the ferry/barge at Cruz Bay, St. John, either drive on your own to Palm Breeze Retreat and meet our guest liaison for check-in or have our guest liaison guide you to the Palm Breeze Retreat for check-in (we do not have a virtual/remote check-in procedure). Upon your arrival at Palm Breeze Retreat, there is room for one vehicle inside the gate. Please note that the owners' vehicle is also parked inside the gate. There is additional room (although tight) for one more vehicle outside the gate.

The house had pretty much everything we needed. The views were fantastic and communication was good. Dena and Trevor were very helpful checking us in. There were plenty of beach chairs and towels for our use.

Relaxing family vacation

We had a wonderful week at Palm Breeze retreat. The owners and property manager were very responsive prior to our stay and made the check in process seamless (we are repeat visitors to Coral Bay so know the area well). The house was comfortable, everything was in good working order, and there was room to spread out for our group of eight. The kitchen was well stocked with cooking utensils and pans, as well as an outdoor grill, which was great for making family dinners throughout the week. Also appreciated the air conditioning in every bedroom and washer/dryer. We had two cars for our group and it was no problem parking one inside the gate (behind the owners car that is always there) and one outside the gate - plenty of room off the road for the second car. My only suggestion would be to have a couple of folding chairs available for the dining room table to expand seating from six to eight. Thank you for hosting us!

Good value

The house was very comfortable. It was clean with a well provisioned kitchen, grill, and linens. The pool and patio were great to have, with comfortable outdoor furniture. The binder gave us all the info we needed, and the property manager was available and responsive. For the money, I think it is a well located property. The property management could have been better. The house had not been opened up or cooled in advance of our arrival and took several hours to get comfortable. Also there were two times where the gate to the property was left open by service providers while we were out, which was disconcerting to come back to. Items such as gas replenishment and landscaping should be done when the house is not rented. But we did enjoy our stay overall and the house is pretty and well cared for.

Terrific House / Lousy management

The house itself was perfect for us. The kitchen was well stocked, space inside and outside for gathering, relaxing, etc. Each of the dining room tables (one inside; one outside) had seating for 6, which seems skimpy since it was rented as a 5 bedroom house. We barely fit around the table. The local contact/management was terrible. The house is gated, with a keypad entry. No way around it without a machete. We never received the key code as promised. We tried calling the local contact and left messages, using the only phone in our group that had adequate cell service. We had to drive to a restaurant 20 minutes away to find someone to help and get internet service in case we needed to find a place for the night. We were fortunate to get there 5 minutes before they closed. A waitress called for us and the manager answered. She answered the phone this time because she recognized it as "a local number." She didn't answer our cell because she "didn't recognize the number." What kind of manager won't answer her phone when she's expecting guests who have been give her number in case she's needed? Her excuse for not sending the key code to us was that "she asked her son to do it and he said the text didn't go through." If the rest of the week had not been great, our rating would have been much lower.

Amazing experience

Our five night stay with my kids ages 15,17 was an amazing experience here. The check in check out process was seamless. The view was of coral bay was beautiful from the comfort of the the wrap around deck. Tastefully decorated with everything for cooking. We truly enjoyed this rental and would stay here again the next time we visit.

Great House, Great location

The house was beautiful. It is about 1/2 hour drive from Cruz Bay, but well worth it. The ocean breeze on the top floor is incredible. The house was clean and well maintained. We really enjoyed our stay there. There are a couple of things for the next renter. The great room is not air conditioned. So when you have 8 adults sitting in the great room while cooking dinner, the temperature is easily above 85 deg. I imagine the owner will be adding an A/C unit for the next season. All the bedrooms have A/C. When you use the outdoor shower the first time REMEMBER to unlock the door on the way out. After a long travel day where you just want to take a shower to wash the trip off, you may not notice the little sign reminding you to unlock the door. So what starts as a whimsical self-deprecating "I'm an idiot " moment, quickly devolves into an episode of "Naked and Afraid" after your calls to open the door cannot be heard upstairs for 10 minutes. Leave your car outside the gate. Without a cement driveway, backing out can become a very interesting proposition. I hope this helps.

Wonderful house

The Palm Breeze Retreat was a wonderful find. It felt like staying at a friend’s home rather than a staged house. The garden lining the driveway was a pleasant scene when coming or going. The views from each floor were beautiful, and the outdoor showers were a relaxing way to start or end the day. Having rooms on each of the three levels offered a bit of privacy when desired. It is located less than five minutes from a small market which was very convenient for snacks and ingredients for meals. Our contact for the listing was quick to respond to any questions or requests. Overall the house was a great place to come home to after each day of exploration. There were only a few things you might consider when making sure this home is the right choice for you. The parking is a bit tight if you are bringing two vehicles. The bedroom on the middle floor does have less privacy than the other rooms due to it being connected via spiral staircase to the first floor where the living room, dining room, and kitchen are located. And as mentioned before, the house does feel like a home. Some things were eclectic or lightly worn, but everything was comfortable and functional. Due to having fewer reviews, we weren’t sure what to expect, but were pleasantly surprised. It ended up being the perfect house for us, and we would be delighted to stay again in the future.

Property was better than expected!

We planned this very last minute. Communication was spectacular with the house manager. She helped us book a private chef and with chartering a boat. The place was easy to get to and so clean!! The cleaning crew was amazing! Their are 2 bedrooms and a bathroom that are 1st floor but relatively detached. A big bonus for 2 families-or a family with teens/college. It was a little unsettling for me to have my 10 and 12 year old sleep there though. Overall a stellar stay and would highly recommend!

Fantastic house for over a week for a family of 7

This new listing is worth every penny. When we arrived, it was the cleanest STR we have ever stayed in! The views were immediately appreciated because the windows were spotless. As we stayed over a week, having a well equipped kitchen was also very important. We were not lacking a single item. They had beach gear at the ready, brand new washer and dryer, plenty of lounge space and furniture. You would not find a better location if you prefer the quieter scene of Coral Bay. If you want to party, stay in Cruz. This home has a magnificent view, constant sound of waves, beautiful landscaping, not difficult to get to and will have everything you need for a larger group. We took two sets of grandparents along with our family of four and everyone really enjoyed it. Highly recommend and hope to return one day! Will be thrilled to tell everyone to find this gem if they’re headed to St. John.
