Welcome to The Downs House on Kentucky Lake, waterfront, private dock!

It’s a 3 bedroom with 2 1/2 bathroom home in Waverly TN that sleeps up to 12. The property slopes down to the water leading you to a private dock with kayaks, and paddle boards, which also has a private shared boat ramp.
The Downs house is furnished with all the amenities: full kitchen with all cookware and utensils, gas grill and propane, washer and dryer, fresh towels and linens, board games, dart board, ping pong table, pool table, corn hole, wifi, smart TV, and Netflix, bluetooth speakers. We also provide toilet paper, paper towels, dish & washing detergent & laundry detergent.
The nearest marina is Leatherwood a 20 minute boat ride to Paris Landing. The house is located an hour from Clarksville, and less than two hours to Nashville TN.
The Downs House is created for you to leave the fast paced life style behind, relax and truly unplug.

Ok...well... This review will be mixed and coming from a bride that was planning a small intimate wedding with family from Michigan. I tried multiple time to get ahold of the host for her to answer some questions I had about the property. I tried for well over a month with no response. The day before our stay she contacted me through text and then after that she was super sweet and nice. However, I was stressed. Denise made it right and let us get into the house a day early to make sure we could take a look around to make sure the space was going to accommodate for a wheelchair in the main area for a wedding and a family dinner. She also owns the house next to it and because no one was renting it she allowed us to use the hot tub( also a bonus).We walked into the home and my feet were sticking to the floor in the kitchen and the entrance way. We borrowed a mop and my son washed the floors. There were many things that were broken and she was very aware and let my daughter in law know she had been sick and it was right before the season started and she was headed to take care of it all after we left. The house looked lived in. Not what I was expecting from the price point. I did decide to jump in the jetted tub the night we got there.. I had the lights off and a candle lit , it was so relaxing..then i jumped out and turned the lights on and there was mold floating in the tub after I ran the jets...It got cleaned while we were there too.

The journey began with unease: after a five-hour drive, guests were met with silence, having received no communication regarding check-in procedures. Contact attempts through the Vrbo site went unanswered, and the lack of internet or phone connection in the area compounded the isolation, leaving travelers to rely on luck and perseverance—ultimately discovering an unlocked door. Wisely suggests that future guests print directions in advance, as connectivity is scarce until one has secured access to the house and its Wi-Fi.Upon arrival, the exterior of the property proved disappointing. The house required significant cleaning, with the reality falling short of the images presented online. Bugs clustered around windows and doors, and a general sense of neglect pervaded the outdoor spaces. Although the interior made a stronger first impression—appearing pleasant and well-appointed—closer inspection revealed the need for a thorough, deep cleaning. Insect remnants in light fixtures and spider webs betrayed a lack of meticulous upkeep.Yet, amidst these shortcomings, the stay was not without its redeeming qualities. The property’s view was described as beautiful, offering a tranquil backdrop and convenient access to a boat dock. The house itself offered ample space for all, with the pool room and game area emerging as favorite features for group recreation and relaxation. These strengths afforded moments of enjoyment and a degree of satisfaction.

Awesome place. Stocked with many and all items needed for a relaxing secluded time on the water. Lots of things for our teens to do to keep them entertained. The stairs down to the water were a little challenging, but gave us a good cardio workout to burn some calories. highly recommend to those who want to get away and relax. Remember to bring what you need ,it a good 40 minutes to grab a gallon of milk or loaf of bread. That being said the Downs House was wonderful and you won't be disappointed with anything in my humble opinion.

Beautiful home and location!

We had a wonderful family vacation! The house was beautiful and the lake was peaceful! There were plenty of fun things to keep us occupied on the rainy days including games, puzzles, ping pong, and pool. The kitchen is fully stocked with whatever you need to make meals. The beds were super comfortable, even the kids said theirs were. The host was quick to respond, very helpful with everything, and super friendly. I definitely would stay again and recommend to our friends and family!

4th of July 2025

We were a 4-family group with a couple of families rotating out throughout the week. The house/grounds were more than accommodating for our large group and the property had plenty to do when we weren't on the lake. The southern approach to the property loses pavement about 4.5 miles from the house. It's a tight, winding gravel road, which can be cumbersome when pulling a 16' trailer or a dual jet ski trailer and come up on oncoming traffic. The northern approach is paved. FYI, the last few hills are intimidatingly steep if you're in a large-nose truck like a GMC or Ram. We had no Verizon or AT&T cell service but there is WiFi and a landline.We packed our Traeger smoker & Blackstone griddle as the house was advertised with a grill. It is not a grill, it's another Blackstone griddle (for those with OCD planning tendencies). There's an icemaker next to the dishwasher, a coffee pot/Keurig combo, 12 bath towels and only 4 steak knives for more planning FYI. There were about 6 sit-in style kayaks to use but not all are seaworthy. One did take on water so stay close to the launch til confident. The inflatable stand-up paddleboard did lose some air but there is a manual pump to refill. That game room was SPECTACULAR! It was our go-to in the evenings and during inclement weather. Dart board, pool table, ping-ping top, tv and plenty of space all around. Now that we have the lay of the land, we would 100% book this VRBO again. Thank you, Denise!
Boat ramp is steep. Lost contact in the front end when it was wet causing it to slide as we backed down the ramp. We had to weigh down the nose.
Inflatable paddleboard is included.
The game room was phenomenal!
2 of the sit-in style kayaks that were provided.

M2M Retreat 2025

Very remote but right on the water. Beautiful property! Plan on staying on-site for meals. Closest Walmart grocery/gas station/restaurant are 30 minutes away. Plan well and you wont regret having to stay onsite for as long as you need. Its a gorgeous place to "be-and-breathe". We loved it.

Great getaway

We had to cut our stay short because of weather. There is only one road in and out and it can flood. The house was great, the kitchen had all of the amenities expected. We had one issue while there and Denise arranged to take care of it after we were gone. I do want to say the pictures are kind of misleading. We rented this place because all of the pictures made it look like flat land. It is not...there are major steps down the hillside before you get to the ramp that leads to the boat dock. I am glad my husband (7 hip replacements/revisions) didn't go because he would not have been able to access the boat dock. The other couples got guides for crappie fishing and made their limit all 3 days they fished and we caught a few catfish off of the dock with chicken livers. Great time.

The property and location were beautiful! Great place to get-a-way, it's remote so bring plenty of food/drink for your entire stay. The owner was helpful and answered all our questions. The master bedroom and bath are on the main floor, game room was fun with ping pong and pool table!

It's beautiful there on the lake. The house is in wonderful shape, with lots of things to do. There's a pool and ping pong table, arcade games, and a tasteful selection of vinyl records and record player. Our family truly enjoyed our stay. If you have a car with a low road clearance, be mindful that the road can be interesting in spots, especially if there's a been a healthy rain

A Barkley Family Christmas

We had an amazing stay at the lake house! Not only do they keep a beautifully clean home they provide it with everything that you would ever want.Not only are there five beds, but there is also a queen sofa sleeper downstairs in the living room. There is so many more activities than just the ones that they have listed and kept our family more than enough preoccupied. This home is not only good for summer, but was the perfect getaway for a winters break.

Anniversary trip

This was a great place to rest relax enjoy the lake and all the surrounding beauty. We best did quite a few of the small local towns found some great antique shops and just enjoyed our time there. Thou some property were much nicer than we expected. the owners were also very prompt and communication, we would recommend this placeto anybody looking to get away from the daily hustle and bustle

Wonderful Home on Water

A great place to get away from it all

The home was exactly as advertised. It was quiet, clean, had plenty of things to keep you entertained from kayaks and canoes to video games and board games. It was a wonderful place to get away from everyday life and enjoy the people around you. I would recommend the home to anyone and I plan on returning!
