Communicating with Ryson vacation rentals was great! The direct texting made for quick response times. This did not end up being the house we were in because there ended up being a maintenance issue just before we checked in.

Beautiful view and very spacious. Pools were awesome though they were not heated. Close & easy walk to beach. It is on a main road which is pretty loud & noisy so we kept windows & balcony closed most of the time, but view was still worth it. Room is a little outdated but fair for the price & size & amenities. There was a slow leak in the smaller bathroom ceiling from the AC that we informed the property management about.

Upon arrival, you must check in at the front office to pay for parking and get pool passes. When we walked into the condo it was 80 hot, humid and smelt like mold and mildew. Turned on the AC and that made the smell worse, yet it did cool down. There was laundry left from a previous guest and the bathroom floor did not look like it had been cleaned. We decided to cool off in the pool, we came back to shower and had no water pressure. Come to find out there was no hot water! Called the after hours emergency line there was nothing they could do till the next day. Called again the next morning, hours later a plumber came out to replace the water heater, they were in the condo working for over 4 hours. We couldn’t go anywhere as we couldn’t shower and get ready, remind you we still had chlorine all over us from the night before.The microwave didn’t work, the dishwasher wouldn’t work, there were pigeons living on the back porch, poop everywhere! We weren’t able to sit on the patio and enjoy the ocean view. Very disappointing, it was filthy! The toilet in the master bathroom would continue to run as the chain on the back of the toilet kept falling off. There were ants along the master bathroom shower. Overall, we did not have the best experience and will not be staying here again. Positives, beach access right across the street, they have two pools one is heated, one is not and there’s one hot tub. 4 night stay, I requested a partial refund they offered 37. Ha! Don’t book

Great spot for a small family.

Everything was fine for the most part. Beautiful view. Needs a couple upgrades - mattress, sliding door gets stuck easily (very tough). The kitchen was well stocked with dishes. Is was nice to have kitchen and bathroom soap samples. We didn’t realize we needed to climb 2 long flights of stairs. The pool area was very nice.

Paradise for sure!!

We came to Galveston for my daughter’s cheer competition and then spent the weekend there. This condo was perfect for us including my husband and two kids. The views were exactly what I hoped for, beach access was super easy and convenient, and we even had a little visitor we enjoyed on the balcony.. a sweet little pigeon had made her nest in the corner and was protectively sitting on her eggs during our stay. We had a wonderful time here and it was worth every penny spent!!

The condo was clean and had a great view of the beach. Just "steps from the beach" is a little misleading in the description. The traffic on Seawall Blvd is so bad we generally had to walk about a block and a half down to the light and across which was a pain. Also, the traffic sound was far noisier than expected and we couldn't enjoy the balcony or even hear the ocean waves. All night long the traffic noise could be heard. At one point I thought a window was open it got so loud but the window couldn't even be opened.

Awesome choice in Galveston

We absolutely loved Absolute Paradise. We've rented dozens of condos in Galveston and this was far and away the best ever. The location is excellent; easy walk to the beach, easy drive to attractions & restaurants. Walmart right across the street and a convenience store on the corner. The gym is excellent and the pools were top notch. We can't wait to come back!

The property was nice and great location

The parking situation was not good if trying to park in the evening times. I ended up having to park outside the property gates but the property requires you to pay $25 to be able to park on their property which found hard to do unless you wanted to walk pretty far.

Good location, check in process needs updating

The location is good as it is directly across from the beach and the walmart is adjacent. It is a bit too far to walk to pleasure pier and the restaurants. The pools and such on the property are great. Check in is done at a different offsite location about 5 mins away. Then you must drive to the condo front office. There you have to pay 40-50 for the limited parking and get wristbands for the pool use. The bands are cheap paper and break after first use so you have to go back everyday to get new bands. Not an ideal check in. The condo has a smell, maybe mildew. The AC works great but if you open the balcony door all that cold air is gone immediately. The balcony door is faulty and will not slide open/closed without great effort. I read prior reviews about the difficulty getting something fixed and I am there to enjoy myself not play maintenance inspector so I didnt bother. It rained while we were there and water was coming in at the bottom where the rails are. Probably the reason for the smell. The carpets are all stained. The dishes and appliances are all in good shape. Washer and dryer works well. There are box fans in the condo closet for use which was very helpful to drown out street noise which wasnt that bad. Showers are excellent. All in all great place except the patio door, the check in/parking, and the smell.

Nice location! Condo needs a little TLC!

Nice layout and location on the Seawall! But house could use some required maintenance. Locks on condo door are so hard to open the door. You have to constantly jiggle the key for 30 seconds before lock can be turned! Bathroom door and master bedroom door do not lock! Porch has pigeons and nest and pigeons poop all over! That is a major problem!! No sceens on doors! Master bedroom window will not close completely! So it is loud along the Seawall as cars pass all night long! Dishes and glasses are all chipped! Cooking utensils are terrible and should be updated! Needs carpets cleaned and a good cleaning. Also pool is not heated! Supper cold!

Don't believe what you see

Beware the pictures look nice but this place condo is a mess! We arrived late, which with this part of the condo you have have to work with a off-site property manager (Ryson Real Estate). Stopped at the dropped box for our keys and instructions, the lock box is pain to get open! Got to the condo, and drove back in fourth in the parking lot looking the condo numbers ( the numbers on the keys don't match the building numbers ). Finally got to the condo, which was a ok but when you started to really look we found issues: stains on the carpet, master bedroom TV did not work, pull out couch was broke, sliding door handle missing, master bedroom toilet clogged ( no plunger ), kitchen was dirty, 2nd bathroom door didn't close tight. We called Ryson right away, leaving a voicemail because I did not want to be blamed for this. Clearly the cleaning staff and management team did not review this place after the last guest ( this is noted on the cleaning staffs card ). I called the next day several times finally getting someone to tell me my call was giving to the maintenance manager, called him several times finally got a hold of him and he sent over his employee to look at the pull out couch, sliding door and master bedroom issues. Replaced the handle, tried to fix the pull couch ( no luck ). They had to make a call to the owner about the couch and TV for replacement. Overall they moved us to a different condo, but in the end I felt if I wasn't constantly calling they would of pushed it off until we left. So if still plan to stay here, ask if the all the mentioned issues were fixed. Also need to mention the RULES this place has, the AC can't go below 76 ( we had the sliding door open all the time for the breeze ), no garbage left behind or you'll be fined, no food left in condo or you'll be fined ( I guess crackers are not food ), don't take our stained towels to the beach or you'll be fined, no sand in the condo or you'll be fined ( really the place is across from a beach ), don't be late checking out of the condo or you'll be fined $500! Yikes. That's only the ones that stuck at, there are more for your reading enjoyment if you rent this place. I would think a few of the things listed should fall under the cleaning crew responsibility but clearly they don't clean Wish I would of listened to the last reviewer! Hope the owner reads the reviews, but I'm guessing not

Beautiful views

This oceanfront condo is on the third floor of a lovely well maintained, gated property. Two pools and hot tubs made beach playing and relaxing effortless. The condo included a king, 2 Twin beds, and a pullout couch. Images online are current to the home. We had a wonderful time- thank you!

We took a brothers trip to Galveston seawall. The Dawn condominium was an excellent stay for us.

The condo had the amazing view of the gulf. We would stare at the beach and enjoy having coffee in the morning. The condo had everything we had expected. It’s a great location for our stay. I really want to come back next year again. We loved this place.

Beautiful View

We really e joyed staying here. It has a beautiful view since your on the top floor. The pool was so pretty and the beach was right across the street. We thoroughly enjoyed staying here.

Okay

Place was ok. Seemed a bit pricey for what it was. Carpet was stained and dirty, bathrooms needed some upgrades and paying for parking seemed a bit expensive. Rental company said parking was $30 per car but when we went to the property office is was $35 plus tax per car. And the people working at the property office seemed very unprofessional and uninterested in helping. Other than that, location was good, kitchen was clean, pools were good and it had a nice view.

Great beach access

We took our elementary aged kids here for Christmas break and it was great. The hot tub on site was large and people practiced social distancing. Walmart was super convenient to grab groceries at. The beach had beautiful sand and shoreline and we had a view from the balcony of the sunrise every morning. After hours check in was easy and they had everything waiting for us in a lockbox. It was hard to cook meals because as stated, they don't have anything stocked in their kitchen in terms of food, not even salt. So we ended up trying some local restaurants and eating out most dinners. Overall happy with the place and would stay again.
