Close proximity to Tri-state locations such as City of Port Jervis Metro-North NYC rail line (7 mins), Milford, PA (10 mins), Mountain creek (25 Mins), Legoland (25 mins), and shopping centers, etc. Our spacious home is located in our 7+ acres property, with river frontage, breathtaking views and access to the Delaware river, Bennykill Channel, and views of Eden Islands.

Our property hosts a comfortable and spacious area inside and out for your relaxing and staycation needs in all the 4 seasons! You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee station, and a variety of teas for your enjoyment. Sit and get comfortable by the living room and fireplace, or cook yourself a gourmet meal in our modern kitchen that stocks all cooking ware for your cooking needs. We also have a waffle maker and pancake mix for your breakfast hosting needs!

The house:

Consists of 3 bedrooms each with Queen sized beds, 1 full bathroom, Living room with fireplace wood stove and 2 Queen sized sofa beds, dining room, large modern kitchen with granite countertops, laundry room in basement, and enclosed sun porch room. Bed linens, towels, shampoo/conditioner/body gel, and other amenities included for our guests use.



Whether for a family event, a special occasion, or wedding gathering; If you're traveling with a larger, or multiple groups we can accommodate you with more space in the area by considering our additional houses nearby. You’re welcome to see our profile or site where you can see our other houses in the area for booking. Just let us know in advance, and we’ll be happy to confirm with our calendar and arrange everything for you.

Wi-Fi and Entertainment:

We offer high speed Wi-Fi, Amazon fire stick, and TV Smart channel apps for your viewing needs through Amazon Fire Stick which includes Amazon Prime, Netflix, and other smart apps. Variety of board games, card games, puzzles, and outdoor games for your enjoyment.

Property House Area:

Please be informed that we have a Ring doorbell camera and one exterior camera facing the driveway. No indoor cameras.



The back of house area has a fire pit and seats with memorable views of the river right behind the house. Perfect for day and night outdoor entertaining and s'mores galore. We also have our gas grill and log grill with wood log seats, folding chairs, and outdoor game activities for your outdoor cooking and entertainment needs.

Property has river frontage on our very unique shale boulder and river beach frontage. Scenic views and access to the beautiful Delaware river produced Bennykill Channel and views of Eden Islands, and surrounding mountains. These islands are known as Eden Islands for their "Garden of Eden" uniqueness, and natural untouched wonders.

The islands themselves are 30+ acres and offer a unique view of the changing seasons, an abundance of birds, and wildlife in and around the property area including beautiful and rare sights of Bald and Golden Eagles that reside in our property and on the river islands.

Access to the river and islands is of close proximity to the house and accessible through walking (preferable) or driving down our river access road! Beautiful views of the river from our river frontage area.

Only confirmed guests will be granted access to river access area and for River recreational activities such as swimming, fishing, river edge trailing, and river paddling/tubing/kayaking (must bring your own life vest and equipment) and at your own risk and responsibility, no lifeguard at premises. You are welcome to cross the river over to Eden Islands and explore at your discretion and responsibility; please let us know if you do cross the river!

Please keep in mind and respectful of river frontage area being shared by other vacation staying guests nearby, or visiting family or friends. No loud noises, or party’s allowed by the river frontage please!

The area and islands themselves offer a unique view of the changing seasons, an abundance of birds, and wildlife in and around the property area including beautiful and rare sights of Bald and Golden Eagles that reside in our property and on the river islands.

Local Tri-state amenities:

Our home is very close and central to numerous year round 4 season amenities in the Tri-state area including: trailing, hiking, river tubbing, fishing, canoeing, kayaking, zip-lining, archery, paint ball, zoo/Museum visit, snow tubbing, skiing, sledding, bird watching, shopping centers, restaurants, etc. Touristic/recreational locations and amenities with most summer and winter activities being only 5 mins to 40 mins away depending on location such as:

Delaware River and Eden Islands River frontage (2 mins), Historic Tri-state monument (5 mins), City of Port Jervis, NY (5 mins), Milford, PA (10 mins), High point State Park and monument for panoramic views and trailing views/hiking and lake swimming (7 mins), Point Peter panoramic views at Elks-Brox Memorial Park (7 mins), Delaware River Water Gap for trailing/hiking and water fall viewing (10 mins), Tamerlane Farms in Montague, NJ (8 mins), Sunflower maze Sandyston, NJ (10 mins), Space Farms Zoo and Museum, NJ (15 mins), Mountain creek Resort, NJ (25 mins), Legoland resort, NY (25 mins), and Shawnee Resort, PA (40 mins), etc.

Dollar Tree, Walmart, Shop Rite, Price Chopper, McDonald's, Wendy's, Perkins, and other diners/restaurants 5-8 mins away. Port Jervis bowling 5 mins away. Galleria Shopping mall and Round1 Amusement (open until 2AM!) in Middletown, NY only 20 mins away.

Guests have access to the whole house, house area, and property river access behind house which includes: river frontage and Bennykill channel/Delaware river usage.

Excludes: garages, sheds on property, neighboring houses, and their specified areas.

Signs mark the areas of our property and we advise you to please stay within the property area and be courteous with any neighbor and anyone working, or also using the property.

The water level of the Bennykill channel which is produced by the Delaware river might increase/decrease depending as to the season. In the summer months the water level might be shin/knee high depending where you access the river, some areas might be deeper than others and usable for either swimming, kayak/canoe usage, or fishing.

Crossing to the island in front of our river frontage is possible by foot in certain areas of the river where the water level is low but we advise to be cautious in exploring the island without any supervision, or confirmation to us that you would be doing so.

Exploring, kayaking, fishing, and tubing is allowed on our property at your discretion making sure that you stay within our property lines. Please refer to our property area map located in our pictures, and guest manual to better understand the property limits. Please do not ever hesitate to ask me any questions, I am always available via direct message, text message, email, and phone call.

Other Details to Note:

IMPORTANT NOTICE FOR GUESTS:



NO PARTIES OR LARGE GROUPS ALLOWED:



Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place.



GROUP SIZE AND EXTRA GUEST FEE:



Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.



PET FEE AND SERVICE DOGS:



We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you.



PET RULES & VIOLATION FEES



For safety and security purposes, unleashed and loose dogs on the property are strictly prohibited due to having neighbors around and our properties not being fully fenced. Guests that do not comply risk their reservations being cancelled with no refund and will be charged a violation fee per the listing agreement.

FIRE PIT USAGE AND FIRE CONTROL:



There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available.



Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.



POWER OUTAGE DISCLAIMER:



Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage.



DAMAGE DEPOSIT:

A $250 damage deposit is required via Truvi (secure guest verification platform). You are required to complete guest verification, which will be sent by Truvi. This is a temporary authorization only (not a charge) and is released after your stay if no damages occur.

The only amount charged is a small $5 non-refundable processing fee, which is a 2% fixed handling fee of the $250 damage deposit.



RIVER AND ISLAND ACCESS DISCLAIMER:



Access and usage of our river and island river frontages is at your full discretion, and at your own risk. By booking this property, you are accepting all our terms and conditions and hold owners and any agents, and the properties harmless of any and all risks, liabilities and claims.



LENGTH OF STAY BOOKING DISCLAIMER:



By booking this property, you acknowledge and agree to the following terms:



- Your stay is strictly for transient purposes only, and there is no intention to establish a tenant-landlord relationship.



- You confirm that you have a permanent private residence elsewhere.



- This is an owner-guest agreement, not a rental lease.



- For legal and safety reasons, we do not accept long term reservations of more than 29 days. Bookings will be allowed and paid for in 29 days intervals for renewals.



- Guests staying beyond the agreed reservation period without written permission may be reported to local authorities and charged legal fees for removal.



Your booking serves as acknowledgment and acceptance of these terms.



CANCELLATION/DATES ALTERATION POLICY:



*We adhere to our strict cancellation policies. Requests for any alteration/changes of booking dates will only be accepted if it is within 13 days of the initial booking date. If alteration of dates is 14 days or more, then the guest MUST cancel reservation and adhere to cancelation policies. No exceptions or alternatives accepted.*

Information provided for verification purposes on Truvi is private and will not be shared with any third party. 

We require a $250 damage deposit through Truvi. This is processed as a temporary authorization (not an actual charge) and will only be charged if damages occur during your stay. If no damages are reported, the authorization is released automatically. 

For our return guests: You do not need to verify with Truvi again. Simply log in to your existing Truvi account to submit your security deposit.

We were visiting for our daughtets wedding and needed a place mearby that accommodates pets. Nothing to look at on the outside but the inside is very nice. Very comfortableorganized and a good selection of teas and some coffee.

We recently stayed here for a few nights while our floors at home were being done and we all felt very comfortable and relaxed. The home was very bright with big windows and welcoming. The beds were very comfortable to our liking. We only took a few walks down to the river due to the weather being cold but it was nice being able to do that and to see the river from the house window. We also liked the privacy with the location of the house. We highly recommend the stay here. We also appricate that we were able to bring our dogs along instead of throwing them in a kennel. The house was extremely clean and we seriously felt like we were at home away from home. Thank you for the stay!!! welcoming

Cozy cabin

The house was nice, had everythig we needed. It was well stocked with towels and bedding. The kitchen provided a nice selection of spices and other small necessities. The outside of the house had a lot of stuff laying around and looked messy. The process before we checked in was a pain. Had to fill out multiple forms, was charged a processing fee to leave a deposit and was told any person over 5 was an additional charge. It was a last minute booking because of a death in the family and had no option to cancel the booking. The property manager was responsive and professional but because of all the fees after booking i will not book with this company again.

Thank you for your review Bibiana. We appreciate your feedback and understand the confusion regarding the fees. Please remember as we had explained to you that you did not get charged any fees when you booked with us being that our company uses a property managing system; VRBO no longer charges you their fees paid when booking on their website being that it is paid by us. With this being said you paid a lower rate and you ended up paying no fees. We even pointed that out when you called us asking about a minimal $20 damage waiver fee even after saving over $150 in VRBO fees. That in itself should have made you a very happy guest. The extra guest fee you paid was because of you wanting to add additional guests to your group that were not part of your reservation and because it was after our 5 guest policy which is common in all vacation homes. It is also common to share a stay expense when you have a large group, and we are sure you all saved a lot of money than renting a hotel room for each with limited amenities. With regards to items outside; seats, picnic tables, and exterior games are not left messy but if because of very windy weather (winter weather) and things outside move around, do be understanding that it can cause for items to appear messy. We hope you could understand this and although your stay was because of a death in your family that you reconsider visiting our area again and truly enjoying your stay. Thank you

Gross House

As we arrived at the rental property, we were greeted by the cleaning staff. They were very rude and not welcoming whatsoever. Once we entered the property, we opened the pull out couches which were full of bugs and dirt. As we made our way through the house, we noticed that the floors were not cleaned (dirt smears and piles dead insects). As a result of the lack of cleanliness in the pull out couches/beds we were forced to purchase a blow up mattress to accommodate our guests. We woke up Saturday with the intention of having some coffee before our trip down the river, only to find that the coffee maker was full of maggots and flies. That night, after our trip, we went to make dinner on the gas grill only to find out there was no gas. In addition, the 1 provided roll of toilet paper, and 1 provided trash bag were significantly less than would be expected of a property that was well aware that 9 people would be staying with them. I would not recommend staying here. Our experience was not at all what we were expecting.

Judah, thank you for your review and details of your stay. It would be beneficial to state your review with honesty than with claims and details that are not true to detail. You were greeted by the cleaning team with much surprise as you had members of your group arrive very early to check in without any approval of an early check in which was rude enough. After the cleaning team was done members of your group confirmed the house was clean and satisfactory to them. No mention of the house being dirty was made nor even during your stay. We take videos before and after every stay to confirm cleanliness. With regards to providing extra supplies for you, we do our best to supply the necessary needed supplies for a weekend stay. If you had used more of the amount of the normally provided supplies, you were welcome to have requested additional supplies with a respectful request or provided your own as any and all guests would do as common sense per your needs. It is very unfortunate that since we declined your request for an early check in and that your members weren’t truly happy of the way they were greeted when arriving rudely to the house you selected for them that you leave a retaliatory review but we will let VRBO become aware of this. We would not host this person again.

Absolute gem, surpassed all expectations

The location is perfect, and the house exceeded all my expectations, it was spotless and newly redone and the kitchen was beautiful and well stocked. The beds and sheets and towels were all comfortable and pristine, and every detail was great. The yard is lovely, and there’s a short scramble through the woods in the back down to the river which was breathtaking. The host was responsive and helpful, and went above and beyond by checking in to make sure the heat was working the day we arrived because it had suddenly gotten cold overnight. Throughout our stay he was very quick to respond to all questions. The space is totally private and well set up. I can’t say enough good things, I feel so lucky that we found this place, it was absolutely perfect.

Amazing house with great amenities

The host was very communicative throughout the process and helped us to check-in without any worries. The home came with great amenities such as a backdoor patio and outdoor grill. The host also did a great job in leaving the home to be sparkling clean for our stay. Would recommend.

Beautiful retreat

The property is quiet, secluded, and peaceful. The river is a five minute hike down from the back of the house, and we had a nice swim. The backyard is large and we used the provided firewood to build a small fire and roast some s'mores. The house itself was modern and well kept. The only thing to be aware of is that there is only air conditioning in one of the three bedrooms. Other than that the place is amazing.
