Location! Location! Location! This beautifully decorated 1 bedroom suite is right in the middle of downtown Redding and features all the amenities you could need to enjoy your time in Redding. There`s so much to do and see. Bring your S.O. and even your pup and stay in this cozy dwelling surrounded by the life of Redding. Less than a five minute walk to the Food Truck Park where the night life comes alive. Free first come first serve on site parking!

A dog fee ($35/dog) will apply, and we kindly ask that you review our full dog policy (posted on the listing) and keep in mind:
- Up to two dogs allowed
- The dog is trained not to scratch, chew or go to the bathroom in the house
- You do not ever leave the dog on the property unattended at any time
- You don’t allow them onto any furniture/linens
- You pick up all poo/mess outside
- You confirm that your booking clearly lists the pet

As long as all of that works for you, we’re happy to have them! Please confirm your agreement through our messages so we have your agreement on record.

No furniture is to be moved around anywhere on the property at any time.

If furniture is moved or damaged in anyway, we will charge not only for the repair or replacement of the furniture but also for the labor to move the furniture back to where it belongs.
PARKING
Per city ordinance, we are required to collect license plate numbers for all vehicles and do so via a google form we send at the time of reservation. All parking in non-downtown locations is limited to 1 car per bedroom and must be off street.

OCCUPANCY
Per city ordinance, the maximum occupancy is 2 adults per bedroom overnight, with a total cap of 16 adults on the property at any time. There is no cap on children.
All guests, including children, must be accounted for in your reservation.

PET POLICY
We absolutely LOVE animals and our pet-friendly properties are designed with pets in mind! For guests booking one of our pet-friendly properties or traveling with service animals, please note:

(While the ADA does not require disclosure of service animals, we GREATLY appreciate advance notice to help us prepare the property and plan accordingly for our cleaners.)

- Pet Approval: All dogs must be approved through management via booking site messages. (Does not apply to ADA service animals.)
- Pet Fee: $35/night per dog, up to 2 dogs. (Does not apply to ADA service animals.)
- No Unattended Pets: Pets may never be left unattended on the property. Unattended pets reported by neighbors, cameras, or staff will result in reservation cancellation without refund.
- Furniture Restrictions: Pets are not allowed on furniture (couches, chairs, beds). If pet hair, stains, scratches are found, additional cleaning fees of at least $100 will apply.
- Damage & Messes: Pet owners must clean up all pet-related messes (food, hair, waste). Lint rollers and waste bags are provided at pet-friendly properties.
- Damage Reporting: Any damages must be reported immediately so we can address them together.
- Unapproved Pets: Unapproved pets incur a $75/night fee, added upon checkout or when reported by our cleaners.

SMOKING/VAPING
Our properties are *smoke-free* homes, first and foremost. Smoking is NOT allowed inside any of our properties under any circumstances.
- Outdoor Smoking Rule: Smoking is prohibited within 25 feet of any door to the property.
- Outdoor Evidence of Smoking: Any evidence of smoking outside (including cigarette butts, leftover joints, marijuana scraps, pipes, vapes, etc.) will be promptly disposed of and will result in a $75 fine. This includes any remnants left in fire pits or other un-designated smoking areas.
- Indoor Smoking Penalty: If smoking is detected inside the property, a minimum fine of $250 will be applied, along with reimbursement for any revenue lost from blocked nights required for smoke removal.
- Smoke/Vape Detection: Please note that some of our properties are equipped with smoke and vape detection sensors integrated into the noise monitoring system. These devices alert us to potential violations, ensuring our smoke-free policy is upheld.
- Enforcement Process: Our cleaners report any signs of smoking immediately upon arrival, followed by a secondary inspection to confirm and document the issue. The incident is then reported to the booking platform without delay.
Thank you for respecting our smoke-free policy and helping us maintain clean and welcoming homes for all guests.

QUIET HOURS
Quiet hours are from 10:00 PM to 8:00 AM.
All outdoor activities must move indoors at 10:00 PM.
Please turn off any outdoor string lights accessible to you during quiet hours.

EVENTS/PARTIES
Events and parties are strictly prohibited at ALL of our properties. This is our company policy, part of our local ordinance AND part of your booking sites policy.
Violations will result in a minimum $50 service charge and possible removal from the property.

SAFETY & SECURITY
Cameras, noise sensors, and security systems are in place and must not be tampered with, unplugged, or covered.

TRASH
Please make sure to separate your recyclables from your trash and place them in the appropriate bins:
Separate recyclables (blue bin), trash (gray bin), and yard waste (green or brown bin). Any questions on what can go where, please message us!

OTHER POLICIES
Moving furniture is not allowed. Any moved furniture will incur a minimum $100 fee for repositioning by our handyman.
Adhere to any fire bans or wildlife safety precautions as instructed during your stay.

PRIVATE DAMAGE WAIVERS
We charge a $15 “management” fee with every reservation as part of our Private Damage Waiver program. This covers all guests for up to $500 worth of accidental damage

Redding weekend getaway

This little apartment is cute and comfortable. Very close to many restaurants and shops. It was a perfect location to access Whiskeytown Lake Rec Area and not to far from Shasta to access other national parks. I would definitely book this place again when back in the area!

Great location for a family reunion. Lots of space to gather together, but nice to have the cabins as personal space. We had a great time, cooked in every night, hiked and boated during the day. Kitchen facilities are very nice although we had some trouble getting the ovens to work but suspect that was operator error. The host was very responsive to all our communications and quickly got back to us about any questions we had. Beautiful location, would happily come back here!

Canceled reservations sameday

So this reservation was canceled on the same day as booked owner states it is VRBO fault an VRBO says it is the owner fault. Paid a lot of money and asked for a full refund due to the unfortunate circumstances and owner and VRBO only gave us half back. I highly recommend finding another place to stay. As the owner is not very forgiving and is difficult to work with.

I want to clarify that we did not receive any request to cancel your reservation prior to your scheduled stay, and we only learned of your change in plans days after your check-in date had already passed. Despite the unusual circumstances, I did my best to assist you promptly and fairly, including offering a 50% refund for the unused portion of the stay — which you expressed appreciation for at the time. I genuinely strive to be responsive and reasonable, especially when guests face unexpected changes. I'm sorry that this was not reflected in your review, but I do wish you all the best in your future travels.
