Perfect Upstate retreat. The house was spacious enough for the whole family and offered total privacy just outside the city. Chatty mornings around the dining room table and kitchen island were the highlight. Highly recommend for a family weekend!

Our Third Year in a Row

This was our third year in a row staying here! Booking a fourth stay for 2026! We especially love the pool! The house is clean and comfortable and it's a great spot for a long weekend for us.Great communication with the owner.

We had a great time staying at this house! As a parents with twin 2 year olds we loved that the host had several toddler plates, bowls & utensils, high chair and a pack and play! We would be glad to stay again for our next visit to see family!

Great find

Loved the cottage. Had many extras. Very clean. Had a beautiful pool, weather didn’t cooperate. Rain and cool. We have family close so it was nice to visit with everyone and be close. Thank you for everything that made our stay great. Will rent again.

Highly Enjoyable Averill Park Cottage by Sand Lake

Our week at the house was great fun and pleasure-filled. Between the spacious den and kitchen/dining room, there are pretty much all the comforts of home. The bedrooms are small, but comfortable and each has its own AC. The landscaping, flora and fauna (2 beautiful white-tailed deer) are delightful. The lake is lovely and readily accessible for kayaking. But, best of all, the pool makes for invigorating swims and cozy book reading/internet browsing. The owner, Stephen C.,, is very communicative and accommodating. Just the kind of owner you hope to work with. He lives nearby, so if you ever need him for whatever reason, he's prompt and 100% reliable.

The Perfect Weekend Getaway

My friend and I thoroughly enjoyed our stay in this wonderful house with pool! The pool was very large and was refreshing on a hot summer day. The homeowner provided beach towels and floats which was great. There is a large umbrella and chaise lounges poolside. Everything was so well maintained - lots of pretty flowers. One day during our stay it had rained so we chilled out in a large living room with comfy couches and a nice TV. It was very peaceful there and we were able to enjoy time away from the hustle & bustle of life! The bedrooms were super comfortable - equipped with a ceiling fan and A/C. The shower was large and they provided shampoo & body wash - very nice touch. We were so happy to be able to spend time here, and are looking forward to our weekend getaway next year! Thank you, Stephen! 5 Stars!!!!!

Lovely, peaceful home that is clearly very well cared for! We loved our stay; waking up to the sounds of birds in the morning. It was so nice that we were still close to the city for our visit while not having to stay in the city itself. Host was extremely responsive and helpful!

Beautiful area

This place was perfect for what we needed, short walk to the lake with a lot of fishing spots, the area couldn’t be more tranquil! The house is gorgeous and the back yard with all the wildlife was breathtaking. I’d definitely book this again

Relaxing getaway!

This vacation rental was amazing choice for our family vacation! The house was very clean & well kept! We loved the nice pool & that everyroom had AC that you can adjust to your needs. Almost everything you need was there for you already. We brought grind coffee but they had Keurig machine & coffee pods. It ran out quickly but we got more since supermarket is only 8 min away. Also the host, Stephen was very quick at responding when you need something. We really enjoyed the stay! It would be nice if Stephen can stock up one larger frying pan & straight edge knife for cooking for future guests.

Quite and senior area

The house is well kept. The yard and pool are perfect way to spend an afternoon. There was lots of wildlife in the area including a beautiful family of deers with little ones right on the edge of the back yard.. Great stay

Perfection!

The pictures do not do this property justice. We were very impressed with the details of the host . The home is very inviting and beautiful , we truly felt at home. From a very sweet welcome sign to having everything you can imagine available in the home for it’s guests and pets. Loved exploring the beautiful town and it’s local farms. I would definitely rent again . As my four year old said “I want to stay here for a million hours!” 🤣🤣
