Summit Hill House with Pond with Mountain Views

Welcome to Summit Hill, our newest addition to our Rolling River Holidays home collection!

This comfortable, spacious home bestows beautiful views of both sides of the Shenandoah Valley. Located on the hilltop on a private 10 acre parcel, Summit Hill has magnificent views of the Blue Ridge mountains, as well as memorable moonrise evenings and starlit nights.

The house includes 5 bedrooms, each with idyllic vistas, and 3.5 bathrooms. An upper balcony spans the length of the house above a gracious patio. Both overlook a private pond for kayaking or swimming. It also has a sauna!

The property offers a boat landing to the Shenandoah River a mile down the road. A mudroom for getting doggy naps in or just hanging out your bathing suits to dry is between you and the pond! Rockland park is adjacent to the property with a playground and trails for dog walking, paved paths for bike riding, or golf frisbee for game lovers.

The winter guests will have their hygge needs met with a good book and cozy wood burning fireplace. For those interested in food, you will find a generously proportioned, fully stocked kitchen. A large island with counter height chairs is waiting for breakfast buffets, a cup of Joe and the like. Common areas have window seats for a tĂȘte-Ă -tĂȘte. There is ample space for dining in or out. The separate dining room offers wall to wall bookshelves to nourish the soul while nourishing the body during your visit. There is a dining table and chairs on the back patio as well. There are numerous outdoor seating getaways around the premises.

Summit Hill is an awesome property with a peaceful ambiance and beautiful scenic views. We stayed here for our annual family reunion of six siblings, and it was perfect! The house has quality furnishings, large sunny rooms, and plenty of comfortable beds. A wonderful blend of comfort and charm — highly recommend!

Beautiful home with a responsive and accommodating host. My group came for a long-weekend "staycation" from Washington, DC. We loved that the hottub and that the property was only an hour away from us but that it still felt far enough away to get a change of pace and beautiful scenery.There is a town center located aobut 10 minutes away from the house so we could get all the food and supplies we needed while visiting. The home comes with most supplies (cups, glasses, pots, pans, dishes, plates, silverware) and basic spices (S&P, oil, misc seasonings, etc) you would need.

Excellent Choice for a family vacation

We were a group of 9 adults with a 2 1/2 y/o toddler staying during the Christmas holidays. The house was perfect for a group this size. Rooms were perfect and a huge Master Bedroom and Bath. Kitchen was huge and very well equipped. Communication with the owners was quick and efficient. Highly recommend this house and looking forward to return.

Hidden Gem in Front Royal!

Grace and Frank were fantastic hosts and the process for accessing the property was as simple as it gets. They truly went above and beyond to make the property feel like home for us. Besides great hosts the property is absolutely incredible. It’s tucked away with privacy and a back patio area that you can spend hours enjoying the beautiful view. Highly recommend for families or trips with friends with groups of 8+

Christmas with our family

We enjoyed this wonderful home with family from Virginia and Pennsylvania. We really appreciated the Christmas tree and decorations. We chose this house because none of us have a home large enough to accommodate our families and dogs. This place really fit the bill. Thank you!

Family birthday weekend

We celebrated a 75th birthday with 14 people (in two houses on the property) ages 1 to 75, including one 3 year old. The location was beautiful, the houses were perfectly arranged for everyone to enjoy themselves. We appreciated the water table, toys and children's books that were available. The kitchens, patios, outdoor grills, laundry facilities, wifi, tv were all great. The beds were very comfortable and there were lovely views from every room in the house. A thoroughly enjoyable experience for everyone in our group.

Nicely Appointed

The house is beautiful and is a great size. We had 7 adults and everyone had their own space. Large kitchen, nice outdoor area and the host was very attentive. The only complaint is the road to get to the property. Recommend all members of your group arrive during the light of day and look out for the goat! At night this property is nearly impossible to find.

Preparing for the big day

My daughter was getting married in Front Royal and we needed space for the family to prepare for the big day. Unfortunately, the majority of those using gps to find the house got lost and ended up 20+minutes away, causing my husband to go out to rescue 5 different times. Not the fault of the owners, but certainly problematic.

Modern, great location, spacious

Beautiful spacious house with modern amenities (including good internet signal and Wi-Fi), lots of light and a convenient location. The river is just a 2 minute drive down the hill, or a 5-10 minute walk. Front Royal is a short drive away. Yet you feel like you are in the middle of nowhere surrounded by wild life. Custom built in 2015 as our family home, we enjoyed four wonderful years in this home before our work called us elsewhere. We were encouraged to consider sharing our beloved home as a vacation rental by my parents, the owners and managers of Rolling River Holidays-Frank and Angelique O'Reilly have designed, built and hosted unique vacation rentals for years (now including ours). So we became the latest addition to Rolling River Holiday's in June of 2022, opening the doors to guests and anxious for you to have as much serenity there as we did. Among our sweetest memories are dinners on the patio with family and friends, walks to Rockland park with our five children and lazy afternoons at the pond. My brother and sister both built custom designed vacation homes all within a short walking distance of Summit Hill, ( The Haven and The Glade), so it is a wonderful place for all the cousins to share vacation time together.

One of the most unique benefits of a stay at Summit Hill is the big sky at night. Sitting on the back patio watching a moon rise is magnificent. At night you will hear owls hoot, and daytime sightings of wild turkeys and deer are a daily occurrence. Relax! Nature is here to entertain you.
