Right in the heart of the Balboa Peninsula, this 3 BR/2BA ground level home is located across the street from the beach. Enjoy a family friendly day at the nearby bay beach kayaking, paddle boarding, or walk 1 min to the Beach, boardwalk, and beach playground.
From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc
Our home is one of two units in a two unit building.
Our home is located on the ground floor and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), Smart TV's, dining room table, Patio & Propane BBQ, In-Unit Washer/Dryer, and Garage Parking (1).

HOME LOCATION:
This property is located in Balboa between 13th & 14th St. between Newport and Balboa Piers. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, and boat rentals, all while staying at the beach.
For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out, and there is a playground on the oceanfront at the elementary school across the street, making this home an ideal location for families.

Nice place but not having AC makes for a sweaty stay. It's conveniently located across the street from the beach which was great. The house was clean. However, there is no room for food storage. If you plan to buy groceries you may want to minimize non-refridgerated items. Also, the garage is tiny and barely fits a minivan.

Fun location!
Being located right between 13th and 14th streets means you’re perfectly centered between the Balboa Fun Zone/Ferry and all the shops around 22nd street. And of course the beach is right across the street.
Our favorite place to eat was Sanchos Tacos, the flounder pounder tacos. There was also a free trolley that was running on Saturdays and Sundays while we were there.

BAIT and SWITCH
My family and I recently stayed at this VRBO and it was a truly disappointing experience. The unit is not across the street from a playground as advertised. The beach is a block over and the playground is farther down on the beach. There is no view of the beach from this unit. It sits on a very busy street and can be loud at night with traffic.
The pictures of the unit are very deceiving and some of the furniture pictured is not there. The sheets provided were so scratchy that it was hard to get a good nights sleep. To make matters worse, the room had a dirty box floor fan that we had to use as the AC did not work, even though we were charged extra to rent the AC that never worked. Even after paying, for the AC, the maintenance confirmed that it was not working properly. Upon our departure, many phone calls have been made to get a refund for the AC that never worked and to this date, no return call has been made.
All in all, this was a stay that was filled with discomfort, false advertising, poor maintenance, poor management, poor communication and a location that did not live up to its promise. I would strongly advise against booking this unit.

Hi Julie, Thank you for staying with us. We always appreciate an honest review, however, there are some inconsistencies with your review. This home does not advertise a beach view. Road noise is to be expected in certain areas of Newport Beach. Our maintenance and operations staff had contacted you many times.
