Our house is a about 1,200sf, 3 bedroom & 2 Bathroom cottage in a quiet residential neighborhood. We are centrally located. The beaches on Sullivans Island & Isle of palms & the restaurants on Shem Creek are about 5 min and Downtown 10 min by car. For the Cooper River Bridge run we are about 1 mile from the start line. We also often have families stay with us for baseball tournaments in Shipyard Park.
Our house has an open floorplan for the with a new renovated kitchen that opens into the dining & living room. The living space is a friendly, bright, & modern space with a vaulted ceiling & skylights. We recently renovated both of our bathrooms with new tile & walk-in showers. The house has a small fenced in back yard & a small deck.
The house is wonderfully calm & a great place to relax & enjoy the beaches & downtown.

This is our home, and we love it & are excited to share it with you. Please make yourself at home & treat it like your own. Of course, we have to put some rules on paper, so here they are:
- No smoking in house, garage, porch and deck. If you smoke in the house an additional cleaning fee of $250 will be charged. You can smoke at the end of our driveway and dispose of cigarette butt in a safe manner.
- No parties, or events. Please don't make my neighbors hate us.
- You cannot have any mail or package sent to the address of the property.
- Please do not use the fireplace.
- Check-in is any time after 4PM & and check out by 10AM. If we do not have same day check out/in we can be flexible with the check in/out time upon request) Self check-in with code to lock box.
- No shoes in the house. Please take them off.
- No Parking on the street OR grass. Parking for 2 cars on driveway. Any additional cars need to be parked outside neighborhood at grocery store by near e.g.
- Only registered guests allowed on the premises.
- Please do not engage in illegal activities anywhere on the property- this applies to both drugs & internet activity.
- Please do not flush anything other than toilet paper down the toilets (No tampons, No Sanitary Napkins, No Condoms etc)
- Please be courteous of the neighbors.
- Only pre-approved Pets are allowed on the property & in the house. Please crate the animals when you are gone and clean up after them around the back and front yard. In the neighborhood dogs need to be walked on the leash and if dogs are used to sit on furniture we ask you to bring a blanket. The Pet fee is $40 per stay.
We know there are always so many rules , but we want you to have a fantastic stay in our beloved house and city and to make yourself at home, but remember to treat it as you would your own. Thank you!!
You must also acknowledge:
- Pet(s) visit the property on occasion. (small dog and cat)
- Security Deposit - if you damage the home, you may be charged up to $400.
We will provide:
- one set of sheets per bed.
- one bath towel, one hand towel, one washcloth & one beach towel per person.
- we provide a starter kit of toilet paper (2 rolls per bathroom), paper towels, keurig coffee pods and tea
- we do not provide shampoo, body soap and shower gel but provide handsoaps
- Do not remove your make up with any of the towels or washcloth provided and only take beach towels to the beach. You will be charged $15 per beachtowel, $10.- per bath towel, $5 per handtowel and $3 per washcloth for soiled or missing towels. We are providing paper towels in the bathroom for make up hands... girls just know :)
Check out procedures are as follows:
Wash and dry all beach towels fold them and return them to shelf. Strip all beds, place all sheets and towels in front of washer on the floor and start one load of laundry. Clean out the refrigerator and dispose of food. Place all trash in plastic bags and take outside to brown trash can behind the right gate. Place all recycling in blue recycling bin behind the left gate. Place dirty dishes in dishwasher and start dishwasher. Lock all doors and windows. Turn off all Lights except front porch light.
Hurricane season:
June thru September is hurricane season in our area and you might want to get travel insurance for your trip just in case of a hurricane and inform yourself how VRBO handles cancellations due to a weather event. https://help.vrbo.com/articles/What-should-I-do-if-my-reservation-is-affected-by-a-natural-disaster.We will close the house and board it up with any storm that is higher than Category 2. It of course up to you.
Liability Waiver:
You understand that entering our property at your own risk. You accept full responsibility for any bodily injury and hold owner harmless. You understand that children need to be carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising on the property. All VRBO Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between VRBO Guests and VRBO Host.
Detailed Rules:
1.Premises and Rent. Landlord rents to you the Premises in accordance with the terms and conditions contained in this Agreement.
2.Use and Tenant Duties: The use of the Premises is restricted to use by you and your family for personal use. Use of the Premises by Fraternities, Sororities and Non-ÂŹâfamily groups under 21 years of age is strictly prohibited. Maximum occupancy is 6 persons. Occupancy shall not exceed maximum occupancy. The person signing this Agreement must be 21 years of age or older. You agree to comply with all obligations imposed on you by the Vacation Rental Act with respect to maintenance of the Premises, including but not limited to, the following: (a) keep the Premises as clean and safe as the conditions of the Premises permit, and cause no unsafe or unsanitary conditions in the common areas and remainder of the Premises that you use; (b) dispose of all rubbish, garbage, and other waste in a clean and safe manner; (c) keep all plumbing fixtures in the Premises or used by the Tenant as clean as their condition permits; (d) not deliberately or negligently destroy, deface, damage, or remove any part of the Premises or render inoperable the smoke detector provided by the Landlord, or knowingly permit any person to do so; (e) comply with all obligations imposed upon you by current applicable building and housing codes; (f) be responsible for all damage, defacement, or removal of any property inside the Premises that is in your exclusive control unless the damage, defacement, or removal was due to ordinary wear and tear, acts of the Landlord or its agent, defective products supplied or repairs authorized by the Landlord, acts of third parties not invitees of you, or natural forces; and (g) notify agent in writing of the need of replacement of and/or repairs to a smoke detector, and replacing the batteries as needed during the tenancy. There is no smoking in the Premises. You shall not use the Premises for any commercial use or any use which constitutes a nuisance. You agree not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. You shall not paint or decorate the Premises or make any alterations (including changing the locks), additions, or improvements in or to the Premises. No personal property or other items furnished by Landlord shall be removed from the Premises. A violation of this provision is a material breach of this Agreement. In that event, you may be denied access to the property and/or subject to expedited eviction and all rent and fees paid to Landlord will be forfeited.
4.Pets: Authorized pets include house trained dogs only; pets need to be pre-approved by the landlord. Possession of any other animal on the Premises shall be deemed a material breach of this Lease. Notwithstanding the above, Tenant agrees to reimburse Landlord for any damages to the Premises and to indemnify Landlord from any liability to third parties which may result from Tenantâs keeping of any pet, authorized or unauthorized. Pets are to be crated while you are away from the premises.
5.Lost and Found: If you leave something behind, call us and we will make every effort to locate it and return it to you C.O.D. We will not be responsible for any items left in the Premises. Any items found in Premise will be kept for 30 days only; after which time, if still unclaimed, they will be donated to charity. Notwithstanding any other provisions in this Agreement, Landlord shall not be liable to you for any special, consequential, incidental or punitive damages.
6.Acts of God. Landlord shall not be liable for events beyond its control which may interfere with your scheduled occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, terrorism, war, inclement weather, including flooding and construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances. The Landlord and its agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with your use and occupancy of the Premises including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by you.
7.Right of Entry. You agree that Landlord may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvements thereto as agent may deem appropriate, or to show Premises to prospective purchasers or tenants.
8.THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS.
