• Quiet & Walkable Location: Tucked away on a peaceful cul-de-sac near local parks, Sloan's Lake, Walmart, Planet Fitness, and the RTD W Line connecting Denver Union Station and Jefferson County Government Center in Golden.

• Easy Downtown Access: A straightforward drive into Downtown Denver via Colfax Avenue.

• Quiet Lakewood Setting: No through traffic while remaining convenient to employment centers, shopping, dining, recreation, and major transportation routes.

• Attached One-Car Garage: Automatic garage door opener, secure parking, and additional shelf storage.

• Property Security: Exterior Ring cameras monitor common outdoor spaces and entrances with 24/7 audio/video recording. No devices monitor interior living spaces.

• Outdoor Space: A large residential yard shared with only two other private units features mature trees, our custom-carved "BIG-FIVE" wood sculpture, raised garden beds, maintained grounds, and occasional wildlife.

• BBQ Grill Area: Shared BBQ grill and outdoor lounge area for cooking, relaxing, and enjoying Colorado weather.

• Property Boundaries: The yard and BBQ area are shared; individual porches, patios, entrances, garages, and assigned parking remain private to each residence.

• Independent Check-In: Self-check-in, emergency contacts, curated local recommendations, and a detailed House Manual support independent stays. Property office hours are 8:00 AM–4:00 PM MT, 7 days a week.

Mattresses may sit slightly higher than standard residential bed heights. 100% white Giza cotton bedsheets for maximum sleep comfort.

• Remote Work Extras: Additional monitors are available to borrow for dual-screen workspaces.

• In-Suite Fitness: Adjustable dumbbells are available to borrow.

• Abundant Linens: Four towel sets per bedroom, including face, hand, and full bath towels.

• Toiletries + First Aid: Toilet paper, shampoo, conditioner, shower gel, pads, tampons, cotton wool, hair dryer, and first-aid kit are provided.

• Large Updated Kitchen: Full-sized refrigerator, glass-top electric stove, microwave, dishwasher, coffee maker, drip coffee machine, electric kettle, filtered-water pitcher, cookware, dishes, cutlery, ample cabinets, kitchen essentials, and starter supplies.

• Biweekly Cleaning & Linen Service Included: For qualifying extended stays, professional cleaning and fresh linen service are included every two weeks. Guests handle normal day-to-day housekeeping between visits.

• Starter Supplies: Household starter supplies are provided at arrival; guests replenish ongoing consumables as needed.

• Property Care: Weekly lawn mowing, trash pickup, biweekly recycling, and routine exterior maintenance are handled through KFR's property-care system.

• Snow Removal: Professional snow removal is provided during winter, with shovels available as a backup convenience.

This residence welcomes furnished stays beginning at 4 nights, subject to availability and reservation requirements. KFR uses OwnerRez and Request-to-Book. An inquiry or card entry does not confirm a reservation or hold dates.

Process: Inquiry → Pre-Approval Screening → Additional Screening (if required) → Approval → Payment → Secure Onboarding → Host Confirmation.

• Pre-Approval: We review stay purpose, overnight occupants, and property fit before approval; no payment during initial screening.

• Rental Screening: Denver metro residents and guests relocating to Colorado booking through Vrbo without established guest reviews must complete third-party screening before approval, subject to Colorado law and qualifying Portable Tenant Screening Reports (PTSRs).

• Payment: Approval precedes payment; payment secures dates.

• Onboarding: Within 24 hours of payment, provide photo IDs and individual emails for all adults, minors' legal names, signed Residency Agreement, and security authorization.

• Security: $500 temporary electronic hold; no AMEX. Cardholder must match booking guest.

• Insurance: Required for Vrbo bookings without established prior guest reviews, regardless of stay length or travel distance. Proof due within 24 hours of booking; reviewed Vrbo guests exempt.

• Policies: Suite 25 is pet-free, except legally protected assistance animals. Smoking/vaping only in designated outdoor areas. Early departures non-refundable. Not affiliated with Houzlet.

• Smoking, Vaping & Cannabis: Not permitted inside the residence, garage, or other enclosed areas. Use is limited strictly to the designated outdoor smoking area and must comply with applicable law. Smoking materials must be properly disposed of.

• Security: Exterior cameras monitor common outdoor spaces and entrances with audio/video recording. No interior devices monitor living spaces.

• Overnight Occupancy: Unverified overnight guests are not permitted.
