For clarity and accuracy, it’s important to note that this guest arrived one full day prior to the confirmed reservation start date, unannounced. The home was not scheduled for occupancy that night. As a courtesy, and despite the short notice, we agreed to allow an additional night for an added fee, which the guest accepted and paid. The following day, the guest disputed this charge and claimed that the reservation dates had been altered by us, which is not accurate. The original booking dates remained unchanged and are documented in the VRBO system. The additional charge reflected only the extra night requested and used. At that point, the guest stated they would leave a negative review unless the fee for the extra night was refunded. We do not modify reservations, pricing, or issue refunds under the threat of reviews. We strive to be flexible and accommodating whenever possible, but we also expect guests to honor confirmed reservation dates and agreed-upon charges. Additionally, as with most coastal homes in the Outer Banks, occasional insects can occur despite preventative measures. The property is on a professional pest control plan with regularly scheduled treatments to minimize this. Photos shared of the area behind the toilet reflect a minor cosmetic trim detail, not a cleanliness, safety, or maintenance issue.
