Amazing Austin Getaway with Heated Pool in Great Area

Awesome large 4-bedroom, 2.5-bath home in a fantastic location. This recently remodeled home works wonderfully for every occasion.

Super close to the Q2 soccer stadium, the Domain (with an incredible array of restaurants and shopping), a 300-acre city park with hiking/biking trails about 200 feet from the house, and a handful of the best craft breweries in town all within a mile or two.

There are two very large living areas downstairs, both equipped with large-screen TVs and plenty of room to spread out. Upstairs there are 4 bedrooms - a very spacious master suite with a king-sized bed, two additional bedrooms with queen-size beds, and a 4th bedroom with two sets of bunkbeds - a single-over-double and single-over-single. TV's in every bedroom as well, with the exception of the bunkbed room. Additionally, if needed, there are two sleeper sofas. Enjoy time indoors watching movies on the large screen TVs or hanging out by the pool (which can be heated for a fee in the fall & winter). Two dining areas - a formal dining room with a very large dining table and breakfast dining with additional barstools for the kitchen. Massive covered patio in the back with lots of outdoor couch and chair seating as well as an outdoor dining set. Lots of room to relax everywhere. :-)

IMPORTANT!! PLEASE READ ALL OF THIS!

We want you to have an enjoyable and memorable stay. We also want to make sure the property is left in good condition for the next guests to enjoy. So please observe these rules for the safety of you, your family, friends and for the protection of the property.

-QUIET HOURS: 10pm to 10am. Absolutely NO swimming after 10pm and no large gatherings outside after that time. If relaxing outside on the back patio after 10pm, PLEASE keep it to a small group and keep the noise level to a minimum. There are security cameras and noise sensors outside to monitor to ensure cooperation.

-There is absolutely no smoking inside or outside of the house. If you smoke, this may not be the property for you. There is a $100 fine if we find cigarette/cigar butts anywhere.

-Please notify us in advance if you are planning to have a small party with your registered guests.

-Please notify us in advance if you will be bringing pets. We have a different set of rules to send you. Please keep pets off furniture and pets are not allowed in the pool or gardens. Please pick up pet waste before checking out.

-No unsupervised children or pets in the backyard under any circumstances.

Please do NOT park in the street unless absolutely necessary. The driveway can accommodate 4 vehicles and the garage can hold 2 vehicles, so street parking should not be needed. If you need to park in the street for temporary purposes, please do NOT park directly across from the neighbor's driveway.

LAWN & POOL INFO:
-The pool is a private pool and has a deep end of ~5 feet and a shallow end of ~3 feet. There is no pool fence and no lifeguard on duty. Swim at your own risk. Supervise children and pets in the backyard at all times. We maintain the pool all year, with weekly pool service. You must be ok with the pool company possibly showing up during your stay to do their job. They will enter through the side gate and will take about 30 minutes to do their job.
-Pools break unexpectedly sometimes just like cars do. We do everything we can to fix it immediately when it happens but sometimes it's not possible. It is rare that it happens but it does happen. The pool chemicals are balanced and safe to swim most of the time even when something goes wrong with the equipment. You have to be ok with this possibility. Full refunds will not be given if the pool is for some reason not usable, but you will get a partial refund for not being able to use it. Again, this would be a rarity for the pool to not be usable.

-Please turn off the pool vacuum on the side of the house by the pool equipment and take the vacuum out of the pool before swimming. Please return to the pool vacuum to the pool and turn it back on when you are not using the pool.

-The lawn crew shows up to mow the front and back yards each week. They will enter through the side gate and take about 30 minutes to do their job. You have to be ok with the lawn crew showing up during your stay. We will not cancel them.

-After using the gas grill, please use provided tools and citrus spray to clean the grill after it cools down. If you do not clean it, there is a $25 charge.

-No glitter or confetti is allowed in our outside of the house. It's too hard to clean up.

-If something breaks or doesn't work, please report it to us right away so that we can work to fix it during your stay.
