â With an open-concept kitchen and dining area, create family meals in a state-of-the-art kitchen with ample seating next to the dining room. A chef's dream awaits with stainless steel appliances, a breakfast bar, and a large tub sink to please the hungry beach setters on your vacation.

â This two-level home sleeps nine guests comfortably with three bedrooms and three bathrooms with a spacious loft area. The First Floor has 2 Guest Bedrooms. The 1st Guest bedroom features a king-size bed, a 50-inch Smart TV, and sliding door access to the front courtyard. The 2nd Guest Bedroom offers a king-size Bed, a 50-inch Smart TV, an en-suite bathroom, amazing views, and private access to the back patio deck. The charming Primary Bedroom is located on the 2nd Floor and features a king-size bed, a 50-inch Smart TV, and access to a private balcony to enjoy the views and a cup of coffee in the morning. The Primary Bathroom is a dream come true and features a double vanity, walk-in shower, and wonderful soaking tub to indulge in at the end of the day. On the 2nd Floor, you will relish the loft area, which would be a great second living space for the kids. The loft area includes a sofa sleeper, Smart TV, and a twin day bed.
POOLS / GRILL / LAKE / FISHING / COMMUNITY AMENITIES
â The Beachwalk Villas pool is just around the corner from our townhome, offering a refreshing place to relax. The pool is 3-5 feet deep and features a spacious deck with chaises, chairs, and tables. As a guest, you also have access to the Phil Hummel Aquatic Center on Baytowne Avenue, which is heated during the off-season for year-round enjoyment.
We have a gas grill on the patio for your convenience and we provide the propane! Right off the back deck is Horseshoe Lake, where you're welcome to fish. Please remember that it's catch-and-release only.
For your safety, be sure to review and follow the Safety Precautions sign next to the amenities. Use of the amenities is at your own risk. Please also take a moment to review any additional rules for more details.
THE RESORT
â When you're done on the beach, head over to Baytowne Wharf, which offers more fun adventures and yummy treats -- Zip Line, Tower Climb, Paddleboards, Spa, Water sports, biking, tennis, fishing, and a wide variety of restaurants. Oh, and don't forget about golf! SandestinÂź Golf and Beach Resort has four amazing golf courses also within minutes. Burnt Pines Golf Club â Deemed the âCrown Jewel of Florida Golfâ by Golf Magazine and recognized as one of the âTop 30 Courses in Floridaâ by Golf Digest and Golfweek. The Links is named one of the âTop Five Golf Courses in Northwest Florida by Florida Golf News. Please note that SandestinÂź Golf and Beach Resort is not an all-inclusive resort. You must pay for additional usage to watersport rentals, the gym, golf, restaurants, food, Baytown Wharf activities, etc.
Nightlife? Of course! In Baytowne, you'll enjoy the sunset, food, drinks, and live music. During the summer, there are also spectacular fireworks displays. Did I forget to mention shopping? You will be within walking distance to The Market Shops, which offer wonderful restaurants and boutiques! We are close to Grand Boulevard, where you can shop your heart away at Pottery Barn, Tommy Bahamas, Publix Grocery, and many more. There are more excellent restaurants here, a movie theater, town events, and more. You'll find walking, biking paths, fishing, and swimming out the front door. There are fish in all the ponds in SandestinÂź, and you're welcome to fish in any of them. It's a catch-and-release program with no fishing license required.

GUEST ACCESS
â You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT
â Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.
Wi-Fi
â Our property offers free Wi-Fi, and the details can be found in the property binder located in the kitchen or in the digital property guidebook. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.
PARKING
â Upon arrival, you can pick up two parking passes at the guard gate, free of charge. We have two parking spaces available, and while parking is on a first-come, first-served basis, you should typically be able to park directly in front of the villa. If your group has more than one vehicle, please park the second vehicle at one of the bump-out parking areas along Beachwalk Dr, especially if the other spaces are occupied.
BEACH SERVICE
â Beach service is not included with our property but rentals are available through Sandestin Beach Service! More details will be provided in the House Manual that you will get after booking. You are also welcome to bring your own beach gear!
BEACH GEAR
â In the outside courtyard storage area, you'll find beach chairs, umbrellas, and a small cooler available for your use. This is a leave-one, take-one setup, so we can't guarantee specific items will be available upon arrival. At the beach, you can set up behind the resort's umbrellas and chairs.
GOLF CART - LOW SPEED VEHICLE (LSV)
â Enhance your stay with the convenience of our 6-seater golf cart/LSV, available to rent for $95.00 per night + tax (subject to availability). It's the perfect way to explore the resort and head to the beach effortlessly!
To ensure a smooth rental process, payment and a signed golf cart/LSV agreement are required before we can provide key details. Drivers must be 25 years or older, with valid proof of ID and insurance. The golf cart accommodates up to 6 guests at all times, and child restraints or car seats are REQUIRED for all children traveling in low-speed vehicles. As this is the homeowner's personal property, we kindly ask that it be treated with care and respect. Any damages will be charged to your credit card. While we strive to always have the golf cart/LSV available for your enjoyment, please understand that in the rare event of maintenance issues, breakdowns, or damage caused by previous guests only the golf cart/LSV rental fee will be refunded for any impacted days. Unfortunately, replacement carts are not an option, as the resort does not allow outside golf cart/LSV rentals. Additionally, traveling along Highway 98 is prohibited. However, Sandestin Golf and Beach Resort offers a convenient underground tunnel that connects the bayside and beachside for easy access. Please note: Renters will be responsible for any parking tickets, boot fees, or towing fees required to return the golf cart/LSV to the property.
SECURITY
â In an effort to protect the security of our Homeowners and Guests, our property is equipped with an entry camera, and the resort also has security cameras in place. We kindly ask that you refrain from tampering with or touching the cameras. Any such actions will result in immediate removal from the property without a refund, and you will be held responsible for any damages. Thank you for your understanding and cooperation!
PETS
â Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
BOOKING
âYou must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.
CHECK-IN/CHECK-OUT
â Check-in any time after 4 p.m. CST. Check-out is any time before 10 a.m. CST.
EARLY ARRIVALS
â We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
KITCHEN
â Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.
SMOKING
â NO SMOKING on the premises. You will be charged a minimum $1,000 fee for smoking inside the property.
REFUNDS
â Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

FOREVER VACATION RENTALS
Shannon and I moved from St. Louis, MO, to Destin, FL, in the Summer of 2011. I have over 20 years in the Property Management field, including Vacation Rentals, Multi-Family, and Senior Living. I am also a Realtor with Worth Clark Realty. Shannon is our âgo-to guyâ and always goes above and beyond. He handles most operations, including Inspecting and Scheduling Turns, Owners' Statements, and Accounting, and helps oversee our Housekeeping Department. You will find that we are passionate and very hands-on. Not only are we available to our Homeowners at all times, but we are also available to our guests.
God has blessed us with our two children, Riley (18 y/o) and Jax (8 y/o). Our hearts and home are also filled with our fur babies! We support our local animal shelters and rescues.
We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it â haha), church, and Sunday football. We are very family oriented and find that most homeowners become like family to us.
In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!
We can't forget about the rest of our team! EVERY. SINGLE. PERSON. on our team is important to our success. Our goal is to hire folks with passion, enthusiasm, and motivation to win! We want them to know that no detail is too small, and a happy guest is a repeat guest! There is nothing more rewarding than to receive a compliment about how genuine and hard-working we are! Small gestures go a long way in this business! We love to WOW!
