-Lower Level: Living room with big screen TV, kitchenette (full size refrigerator/freezer), bunk room (2 XL twin beds, 2 full beds), 2 full bathrooms, 3 additional bedrooms (2 Queens, 1 King).

-All bedrooms equipped with TVs and satellite service.
-Heated infinity pool with waterfall (contact for seasonal pricing - not available if temps are below 35degrees during stay)
-Outdoor covered kitchen and grill area with TV and fridge.

-Private dock for bat and jet ski parking (nearby boat rentals available).

Quiet Time 9pm til 8:00am
NO CONFETTI inside or outside allowed - an additional cleaning fee of $200 will be charged
NO MOVING FURNITURE - a fee of $200 will charged if found moved at check out.
Sidewalk chalk must be cleaned off driveway, sidewalk, pool deck and/or porches before leaving or there`s a fee of $600 for pressure washing all areas with sidewalk chalk
MAX of 16 people allowed at the property at ANYTIME.
No loud outside speakers - sound really travels in the cove.
Please do not trespass onto our neighbors properties.
Park only in the driveway.
No more than 6 cars allowed in driveway at ANYTIME.
NO parking off the street or in the grass.
If boating or jet skiing please note the entire cove is a no wake zone
No fireworks on the property
No events, parties, gatherings of more than 16 guests total at ANYTIME on property.
NO smoking anything in the house.
No diving off the dock - its only 3-4ft deep off the dock.

We do monitor our house with our outside ring cameras and have a noise monitor.

You will be asked to leave with no refund if our house rules are not kept.

Guests are required to sign an off-platform rental agreement, which includes a copy of the county ordinance. You must be able to present the signed agreement and ordinance to any county officer upon request.

Occupant is obligated to abide by all of the requirements of the Putnam County ordinances, state and federal and such a violation of any of these rules in the immediate termination of the agreement and eviction from the premises, as well as potential liability for the payment of fines levied.
