The Blenman-Elm neighborhood is known for being quiet and peaceful. It`s an 8-minute bike ride to the University of Arizona and a short drive to downtown. Mid Stay Cleans / Cleaning Before Checkout for $96 includes linen & towel change + restocking of offered supplies (coffee pods, creamer, sugar, toilet paper, paper towel etc)

This unit does not share an entry or rooms with other units but does share walls.

Due to the proximity of this apartment to neighboring units, noise can travel between walls. Good news this is rarely a problem and can be shut out by closing doors and windows or using complimentary earplugs. If you experience higher than normal noise level please contact us 24/7 and we will make sure you get a great night`s sleep.

This is a duplex.

A/C in one bedroom, in the living room and one huge evap cooler for the whole house. While there is A/C here, Tucson weather can be extremely hot and our A/C`s have difficulties cooling the whole home when this happens. Please do consider this when you book.

Front-Facing cameras outside of the property and at the entrance for your safety.

Please let us know if you will be needing a crib during your stay to ensure its availability. It can be furnished for $25. Bring your own bedding!

Room cleaning for a fee. Just send us a message if you need it to check the availability.

Watchlist: A check against our insurance list of guests who have previously caused damage and not taken responsibility for it.

Accidents happen, and we want your stay to be stress-free. Before arrival, guests may choose to purchase an optional Damage Waiver through our secure Guest App.
The Damage Waiver is a small one-time non-refundable fee of $34.95 that helps cover accidental damages during your stay and provides additional peace of mind.
Please note:

The Damage Waiver is completely optional.
Guests may choose to purchase the waiver or decline it.
If declined, guests remain responsible for any accidental damages that occur during their stay.

LOCAL GUESTS (Tucson area):
- must contact prior to booking with the reason for the stay

NUMBER OF GUESTS:
- maximum 6 guests including visitors
- $25 fee/night for each additional guest beyond # of guests booked past 10 pm

EARLY CHECK-IN:
- $30 fee (subject to availability)

LATE CHECK-OUT:
- $30 fee (subject to availability)
- $100 fee for unauthorized late checkout

LOST PARKING PERMIT:
- $20 fine/day for the temporary pass + $350 for the replacement

NO SMOKING OR NO VAPING:
- $200/day smoking fine for odor remediation

NO LOUD NOISE PAST 10 PM:
- $100 fee for failure to tone down noise after a neighbor`s complaint and/or not following the request to vacate premises

NO FOOD & DRINKS IN BEDROOM/S
- $25.00 fee for failure to comply

PET RULES:
- CONTACT US with a dog description prior to booking
- Please let us know if your sweet pet needs a crate, doggie toys, bowls, scooper, or anything during your stay so we can prepare it for you
- You must accept the request for a $15 pet cleaning fee for stays 3 nights and less
- Additional $15 for an extra dog
- 3+ nights the pet fee = $15/night/dog
- Limited to 2 small dogs (below 40 lbs each)
- Pet to be up-to-date on vaccinations
- Pick up after them
- Must be house-trained/potty-trained
- Dogs are NOT allowed on FURNITURE
- No fenced yard for dog/s. Must be leashed on the property at all times
- Your dog/s must be with you at all times. Leaving your dog/s unattended (meaning not crated or kenneled) will result in vacating the premises
- You assume financial responsibility for any damage caused by your dog/s and agree to pay an additional amount shall this occur
- If excessive dog/s noise (barking) is disturbing to the neighbors, you must quiet the situation

**Failure to follow pet rules may result in a $200 fine and vacating premises**
