BEACHBALL PROPERTIES VACATION RENTAL POLICIES:


RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner s Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a starter pack of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

The unit was clean overall but the shower head and vent in bathroom was disgusting with mold. There were only five towels and wash rags in the entire condo for five guests. Only one roll of toilet paper in each bathroom, which wasn’t a complete roll. No extras.

The perfect place to stay for family.

We enjoyed our visit and will come again. It was a perfect place to stay for us. We had never been to Orange Beach and picked the perfect place. We enjoyed our visit. It is number one in my book.

Location was great! Code didn’t work at check in. It was resolved quickly. Kitchen wasn’t as stocked as we were used to in other condos. No regular baking sheet or kitchen scissors. Furniture had stains. We stayed in 3 bed room. Door stop on main door was broken and had to finally tape it to get it stop hanging. 2 of the TVs couldn’t get a signal. Tried to call daily and couldn’t get an update. I asked to speak to management and never got a call. Finally someone came and fixed tv after 5 days. Door stop was never fixed. Probably won’t rent from Beachball again. Too many issues and no communication when I’m spending and on a vacation.

The condo was very comfortable. We did have some plumbing issues. The master bathroom toilet should have the handle replaced. You have to stand there and hold it down until everything is flushed. The guest bathroom had a dripping shower. A maintenance man came by to fix it but it never stopped. There was also a bug found in the guest bathroom. Overall we had a great trip. The staff at Beachball Properties was very helpful!

Stay at 504

The view was nice. The beds were the worst we have ever slept in. The master bedroom bed sank so bad, just sitting on it. I had to sleep on the couch and we took extra blankets to lay on top so my husband didn't sink all the way down. The beds in the other rooms we almost as bad. None of us got good sleep while we were there. All the pots are severely scratched up and the chemicals from that just leach into the food. We couldn't use them. There is a burnt out element in the oven, so it took forever to bake something. Overall we were disappointed in our stay here.

This is a beautiful condo with a terrific view! Comfortable and clean. Well-kept and the staff at Beachball are very friendly and helpful. The only negative is the confusing television situation. None of the TV's have the same streaming channels and you have to search hard to find what you want to watch because the internet lags a bit. But you won't be staying here for the television shows! I will tell you that Orange Beach itself is strange. Don't expect to be able to make left turns like everywhere else in the world. Everything is a U-Turn! It's worth it though. Enjoy your stay!

Room Review

Floors dirty, furniture dirty, patio furniture had food stains. Unit was not aired out they had used up Glade gel air fresheners leaned in front of vents in vent closet. I have a picture. Refrigerator didn't work till 14 hours after arrival. Food we bought was ruined. Very sad for this unit as it could be nice if cleaned and fresh paint. We had to mop floors and clean when when we got there. The over all feel of place was dirty. The view was nice and the ac worked great and musty smell got better after we cleaned the floors. Very disappointed. I

Great location with a few hiccups

Overall it is a great location and the condo had lots of space. The view of the beach and the fact that the master bedroom opens to the balcony is great. However, the property is in dire need of upgrades…….which from what I saw was being done while we were there. The construction made it a bit difficult because they started working early and we had no privacy during this time. We woke up one morning to see workmen on the balcony, right by the bedroom door seemingly painting something, and we were scantily clothed. That was frightening and embarrassing. I also started sneezing as soon as I walked in at checkin because the condo smelled very moldy and was dusty. There were cobwebs even on that wooden thing on the dining table. The ceiling fans were very dusty and the master bed looked like the sheets weren’t changed. I did see the sign about reporting uncleanliness but at that point thought it would be best to not have anyone in the room with all our possessions plus we were tired from our long drive and just wanted to settle in, so I did the best I could do we would be comfortable.

Kitchen needs help

The condo is beautiful… that is until you look up and there's severe water stains on the ceiling… like a bunch! There was also laundry left from the previous guests that housekeeping just left on top of the washer/dryer….. No dustpan…. Like, why do you have a broom with no dustpan? Sooooo let me sweep up all of the sand and such and do what with it? Our entry door kept moisture on it because the dryer vent was located above the door and lent was constantly flowing from it while the dryer was on, making for a sloppy mess. The kitchen is not equipped for those who love to cook… not a single measuring cup or measuring spoons. All of the cooking utensils were basically just thrown into a drawer. Then there's the elevator…. Only one elevator working alllll week long! The codes/door to the boardwalk never worked from the outside, you always had to reach around to the other side to open. Parking passes are outrageous! Those should be included with your rental fee! Other than allllll of that, beautiful furnishings and nicely decorated. I did like seeing security on site at all times.

Dirty; overall, not satisfied

There is a horrible mildew smell that hits you when you open the door. The sheets in the master had crumbs in them- not sand. We found an extra set of sheets in closet. We put them on and they had stains all over. Looked like mildew stains. The curtain in the master was disgusting. It had stains all over it, holes in it, and had thick dust/fuzzies in every fold. It was visibly soiled from across the room. The oven didn’t work. There was a counter top mini oven. We called the night we checked in about the sheets and smell. We went to the management company the next day with all the other issues. They were like o yeh that’s the unit with the broken oven. Then they asked had they not called and told me. No. There was no other properties available. They did give my cleaning fee back. There were several lights out. Several plugs worked when they wanted to. The furniture was older and dingy. The ceiling had patches all over it and was peeling in multiple places. There were several places where cobwebs were on the wall. Overall for the money I paid (over $3,000) I was not satisfied. If it had been cheaper I probably wouldn’t be as disappointed; I would not have expected as much. The supervisor just kept asking what do you want us to do. Well at the point we were already there and no availabilities around us. The cleaner that arrived the morning after we checked in said the unit does have a smell to it and her cleaning team had reported it multiple times and nothing has been done.

Thank you for taking the time write your letter. However, the issue mentioned in your letter deserves some clarification as to accuracy. I had to reread this review several times to be sure we are discussing the same reservation. The tenure of your review as well as the facts are highly inaccurate. Our maintenance and housekeeping departments addressed all your concerns. You are doing the owner a terrible disservice by misstating the condition of the property. This review is so inaccurate that I am not going to spend time addressing all these misstatements. I hope you will post an accurate and honest review during your next vacation stay.
