Additional House Rules * This unit is Non Smoking!* For outside smoking please use an ashtray, no throwing cigarette butts off the balcony. We will deduct $1,000 from your security deposit otherwise!

The resort fee is:

$40.00 per day. The building holds a $250.00 fully refundable security deposit per stay in case of any common area damages.
this fee includes access to the beach and pool. The beach will provide 2 beach chairs and one umbrella under that fee. Any additional chairs or umbrella`s needed will need to be paid directly to the vendor Esteban`s place. Esteban’s place beach management (the chair and umbrella vendor on beach) is located just north of the building, the umbrellas hare a red and white color and are very easy to recognize. You can always ask the front desk and they will guide you on how to get all your beach necessities.

Please Note: Beach Chairs Are Offered On A First Come First Serve Basis And Are Not Reserved For Anyone. We Highly Recommend Getting There early!

Valet parking fees are as follows:
1-7 nights $35.00 plus tax per day
8 days or more $30.00 plus tax per day
Non resort guest visiting will have to pay $50.00 plus tax for the day. Non resort guest can not park overnight.

We kindly ask all guests to treat the property with care by keeping it clean and free of damage. Failure to do so may result in deductions from your security deposit.
This property enforces a strict No Smoking and No Party policy throughout both the unit and the building—no exceptions. Any violation will result in immediate eviction with no refund, and a $1,000 penalty will be deducted from the security deposit.
For the safety of our guests and to ensure compliance with house rules, the property is monitored by a Ring doorbell camera located outside the front door only. There are no recording devices inside the unit. The sole purpose of this device is to monitor check-ins and check-outs and to ensure adherence to house rules and platform guidelines.

All guests are required to present valid photo identification at check-in for building registration purposes.
Security Deposit
The security deposit is only charged in the event of damages or violations of house rules.
Extended Stay Cleaning Policy
For stays longer than 7 consecutive nights, an additional weekly cleaning fee of $150 applies. This ensures the unit remains clean and comfortable throughout your stay. The initial cleaning fee covers the first 7 days only.

Great views and great location

This condo was perfect for our long weekend. Our husbands had an event on Saturday, so we came in a few days before and stayed a few days after. The views from the balcony were stellar. To our right we had the beach and to the left we had the inner-coastal. The location was perfect for us. Easy to get everywhere we wanted to go. We only ate breakfasts at the condo, and it worked out fine for us. Perfect place to spend a few days in the sun.

Beach weekend

Nice spacious 2 bedroom unit. All you need for a weekend stay. This unit doesn’t have private wifi in case that’s important for a longer stay or working. Otherwise, great location to restaurants and beach. Pools are 9th floor deck. There are 2 pools. One currently being repaired, should be open soon. Nice space. Beach amenities included in stay require a walk down the beach. If you’ve brought your own you can head straight out to the beach (direct access) and enjoy. Ness was very responsive to any questions.

Great stay!

We loved our stay. Condo was very nice and spacious. Two things that are resort-specific to keep in mind: - Elevators take a very long time - up to 15 mins which I is inconvenient when getting places. - Umvrellas and chairs included with stay are a 5-7 min walk on the beach to get there. May be challenging for elderly. Other than that, great stay and property manager was very responsive.

Great place to get away!

I highly recommend this listing for anyone visiting the Fort Lauderdale area. The view was stunning and the condo was very nice. The check in process was pretty smooth. You’ll have a little wait getting on the elevators but it wasn’t bad. There is a neat pool area and weight room on the 9th floor that overlooks the ocean. It was nice to have walk out access to the beach from the property and 2 complimentary chairs and an umbrella per day while there. I had a few minor questions that Ness responded back to quickly. I would definitely visit here again if in the area. My family and I enjoyed it very much.

Great property

We enjoyed the stay at the property. Check-in process was easy and host gave us detailed instructions. The property has everything that family needs - pots, plates, etc. It is closely located to some stores if you need to grab some things. Elevators can get busy, but it is minor inconvenience. The building has great restaurant and bar. Overall, we had a great time.

Wonderful

We enjoyed this property so much. The location and views of the ocean were amazing. The rooms are spacious and the beds were very comfortable. We will definitely stay here again. Our only regret was that our trip was too short. It was also nice that the listing agent was in contact with us throughout our stay to make sure that everything was okay and offered his services if we needed anything. Don't hesitate to rent this lovely property. You won't be disappointed!!

Condo is clean and nice with outstanding views. Host checked on us several times to make sure we had everything we needed Only negative that has nothing to do with condo itself is the elevators can be very frustrating at busy times it can take 20 min plus to get up or down from unit. Great Location and Pet Friendly!

It can be a challenge to find a luxury rental when traveling with four dogs. This property has a fabulous location right in the heart of Hallandale Beach, two wonderful restaurants on property, a great pool and spa, and valet parking. The building is very pet friendly and there is a very convenient area with bushes and grass just outside the gift shop that works great to let the dogs out. As others have stated the elevators can be a bit of a wait; mostly due to current safety precautions with Covid limiting elevators to 4 people, but if you plan ahead it’s really a minor inconvenience compared with the very well appointed unit, all the amenities the building has to offer, the location, and the breathtaking views from every room. The owner is also very fast to reply to any questions or concerns, and did everything possible to make our stay as comfortable and memorable as possible. We will definitely be returning!

Not what we expected at all.

To start off this is a hotel. I get it that it has privately owned units but at arrival it’s a mad house. Ton of people checking in and out like in a normal hotel. The unit was not cleaned properly and the walls and furniture either marked or stained. No antibacterial soaps on the bathroom, 4 old hard towels for the whole place, no coffee, jelly on a knife, and the balcony floor was disgusting. Not to mention which us not the owners fault but at times 14 people in a elevator no regard for cdc guidelines of social distancing. The place just didn’t seem safe, walked to the 7/11 and homeless people everywhere just not very appealing at all. My wife and 2 children ended up leaving early on Father’s Day home. I know we are in tough times but I felt like more should have been done in order to make the guest feel safe and welcomed.

Dear Vincent, thank you for your feedback, the scuffs and marks you see in the unit are not dirt or stains instead they are all normal wear and tear from past guests that’s booked prior to you. Think about it for a minute, if We had to paint after every guest booked it would be impossible to run our business and we wood have to block our calendar for at least 24-48 hours between each guest. Please Remember that this is a unit you are renting and not purchasing so people should expect normal wear. We have a number of guest booking the place throughout multiple platforms online, so believe me what you saw in the unit as far as scratches and marks are completely normal. It’s also important that you understand that due to the Covid-19 pandemic we’re all currently in, the building was ruining short staffed at 30% capacities. I apologize in advance if elevator was full or wait times were longer than usual. The jelly on the knife you mentioned should not happen and everything should of been properly inspected by the cleaning crew. I do want to mention that you did request a number of times that you needed/wanted to checkin early and you requested 12:30. I’m not making an excuse but that’s the main reason we have checkin at 4 and not any earlier because we actually have time to come and inspect the place and make sure everything is perfect in between guests checking in and out. Now regardless my cleaning crew made all efforts to get you in early and still managed to clean the place properly and i have clear before and after photos that i have already submitted to Vrbo/homeaway as evidence. We provide clean towels and sheets in between all check in’s with no exceptions! In our listing we do offer 2 types of Nespresso coffee machines for the guest’s convenience but do not provide capsules and no where does it say we provide coffee in our listing . When it comes down to the whole mask situation, I totally agree with you however the building couldn’t force anyone to wear one as it was not yet mandatory by law at the time that you booked. I also wanted to mention that you decided to leave early without even reaching out or telling us so just to be clear we did not force you out or kick you out. Mentioning Homeless people across the street at a 7/11 is totally irrelevant to the listing as Homeless people are everywhere in the world and it's an unfortunate situation. All this just seems like you're trying to damage the image of our property and that will not happen. I urge guest to look at all my past reviews and see the they are all an average of 5 star all across.I appreciate your feedback, however i find lots of your claims and allegations inaccurate and unreasonable . We do our best to serve all guest with great customer service and keep the place as clean as possible as you see in past reviews we have not yet had a problem. Nice Stay

The Condo was clean and had beautiful view. In all honesty, the stay was made better by the care, attention and responsiveness of the property manager, Ness. From time of booking to checking out, he was more like a personal concierge. He answered every question and attended to any issue quickly and happily. Thank you Ness!

Every day we like our unit even more!

Other than the lack of a coffee pot and more hand towels all was good. We left a French press for the next guest! We found the food at both restaurants good and used them several times! Really great marguerites on the beach! The beds were comfy, the appliances all worked well. Ness always promptly responded to our questions. Thanks for a memorable week!

Dear Vicki, Thank you for your feedback, we do have 2 Nespresso machines on the kitchen counter, one for regular small capsules and one for the new larger capsules. we did not see the need to have 3 machines but since you have mentioned it I think it would be a good idea to get a regular coffee pot for guests tat don't really like Nespresso coffee. Great views in a great location

We had a great weekend getaway with our family. The condo looked as great as the photos and the views were incredible. We enjoyed watching the sunset from the pool deck and the beach access was great. My favorite part was the quality time with my wife and our two kids as we used the large deck (which was accessed from the living room and both bedrooms) for meals and to hang out. Having the great ocean and intercoastal views made for some great memories. Thanks Ness!

Well, really 4.5

Pros: Owner Ness is great, VERY responsive to all our concerns.We got there early and he went out of his way to get us checked in. Unit was very nice, exactly like the pics. Fabulous views Cons: It was very crowded at the beach and pool. If you didn't come down very early to get chairs you might get shut out. Elevators could be an issue, like waiting 12-15 minutes type off issue. Definitely got better after Presidents Day. Overall I would recommend this place unreservedly. The Pros far outweighed the cons.
