The Space
This home is perfect for large groups who want to stay together. There are 6 bedrooms and 4 full bathrooms for your group to share. The dining room and extra large kitchen island offers seating for 14+. During seasonal stays, enjoy hours of outdoor entertainment by the inground pool, shooting hoops on the basketball court or cozying up by the outdoor fireplace after making dinner on the grill. Those who prefer to stay inside have plenty to do whether it’s spending some time on the two arcade machines, playing a fun round of air hockey, playstation or board games with family and friends, working out in the gym or even vegging out on the plethora of smart tv’s available throughout the home.

FIRST FLOOR
The first floor offers a living space with couch, love seat, and chair along with a gas fireplace and tv. Open concept floor plan opens up to the kitchen where you will find a fully stocked kitchen for your cooking needs with an extra large kitchen island that has space for all your food plus seating for 6. The formal dining room offers a table with seating for at least 8 plus a bench that can be interchanged with the chairs. There are two bedrooms on this floor. One bedroom offers a queen size bed, dresser & 2 night stands and a tv. The other bedroom offers a twin daybed with twin trundle, dresser and tv. There is also a full bathroom and separate laundry room.

SECOND FLOOR
The second floor offers a total of 4 bedrooms. One is the primary bedroom with ensuite and boasts a King size bed & sitting area with sleeper sofa, dresser & two night stands, 2 tvs, large walk-in closet, walk-in shower and separate jetted tub, double vanity and water closet/toilet closet. The second bedroom offers a full bed w/ twin trundle, dresser and nightstand, walk-in closet & tv. The third bedroom offers a queen size bed, dresser & two night stands, and tv. The fourth bedroom offers a full over twin bunk bed with twin trundle bed, dresser, tv and wall-mounted computer table. Full Bath with tub & shower and single vanity.

BASEMENT
The basement showcases glitter epoxy floors throughout and has a full bath with tub and shower plus double vanity. Arcade/game area, sitting area with tv and Playstation, Enclosed gym room with 3 tv’s and air hockey table.

OUTDOORS
Inground Kidney shaped pool is 3’-8’ deep and has a sitting ledge near the deep end. Pool can be heated for an additional daily fee. Pool is open seasonally. Outdoor fireplace under covered gazebo with outdoor patio furniture. Basketball court and backyard games. Blackstone grill available to use for your cooking needs.

GUEST ACCESS
An electronic keypad is used for virtual check-in so there are no keys to keep up with. Ring doorbell camera located on the front door and flood lights on the front and back of house. You will have access to the entire house so you will likely not see us during your stay; however, if you need anything, send us a message and reach out. We are happy to answer any questions or assist with accommodations.

IMPORTANT INFORMATION BEFORE BOOKING
**Quiet hours are from 10 p.m. - 7 a.m.**
**Absolutely NO smoking of any kind including e-cigarettes allowed inside the house**
**Pool Waiver must be signed prior to arrival (required when pool is open).**
**Pool will remain open past Labor Day possibly into October, weather permitting. Check with host before booking. Pool can be heated for an additional $35 a day **
**Per the City of Hamilton - there are no more than 4 unrelated parties/families allowed to stay at the property. This is to prevent overcrowding the neighborhood. Park only in driveway (6 vehicle max) - do not park in the street - carpool if necessary - no access to garage. Please message us if you have questions regarding this.***
