The Coastal Design unit in LoZa House is an intimate retreat thoughtfully designed over two levels to maximize the breathtaking views and the immersive lakeside experience. The ground floor hosts a light-filled bedroom and living area, ideal for unwinding after a day of adventure. The upper story is the heart of the home, featuring a spacious living room/dining area, a fully-equipped kitchen, and a bathroom, all adorned with chic coastal decor to complement the natural beauty of the surrounding landscape. The space is framed by a massive sliding glass door that offers sights and sounds of the peaceful lakefront with a remarkable panoramic view and access to an elevated deck. All windows facing our neighbors are covered with privacy film, so rest assured that your privacy is protected without sacrificing any of the unitâs marvelous views.
We make the most of our space in this unit, with space-saving features everywhere you look, from the Murphy bed in the primary to the sliding barn doors, swing out and fold down tables, and expandable dining table. You can easily control the temperature no matter what the weather brings, with a Google Nest thermostat and the thermo pump A/C and heating unit located in the living room upstairs and bedroom downstairs.
Staying charged up on your devices is important, so look for conveniently located USB chargers located around the unit!
Enjoy hours of outdoor fun in and around the water using our private dock. We provide water toys for your enjoyment including kayaks, paddle boats,and a canoe. Or just soak stress away in the outdoor hot tub.

The environment is comforting and inviting, so kick off your shoes and sink into the sofa bed for some TV time on the Smart TV with streaming channels (Netflix and Disney +) or leave the world behind and get lost in a good book. The swirling blue area rug and nautical blues are pure coastal luxury. You get views to the lake from this room to always remind you that youâre on vacation!
The upstairs living area is bathed in natural light, creating a blissful ambiance for you and your loved ones to unwind. The coastal theme is carried throughout this room, with themed art and serene blue walls. Note the quirky accent lighting made from original oil lamps from the Queen Mary steamship! Grab a seat on the sofa bed, take a deep breath, and savor the views. Go ahead and open the mammoth 16 ft. sliding door for the music of the waves lapping at the rocks. Leave the real world behind and take it all in for a cure-all to any stress and tension you may feel.

Not only charming but incredibly efficient, the kitchen is equipped with all the necessities needed to feed a family or group of friends. Make use of the refrigerator, microwave, and range with oven to create satisfying and delicious meals - all the pans are included, so you only need your grocery list and chef skills! The space is brightly lit by natural light, and the windows reveal even more inspiring views of the water and lush greenery.
Greet the day with a cup of joe from the coffee maker and included coffee. Weâve also provided a toaster, Brita water filter, steak knives, and a set of dinnerware and cutlery. And cleaning up is always a snap with the mini automatic dishwasher.
Dine at the cozy 4-person dining set that expands to seat 6 or take your meals outside for the ultimate al fresco dining experience. The positioning of the home means that all you see before you is the lake and landscapes that continually take your breath away.

The primary bedroom is your private sanctuary, designed for comfort first and foremost. Youâll almost feel as if youâre floating among the waves with decor that echoes the waters of the lake below. A luxury queen size Murphy bed conveniently folds away for more space during the day. A dedicated workspace and high-speed WiFi makes remote work that much easier, and a sliding glass door lets in natural light to make the space bright and cheery. When itâs time to get some sleep, close the blackout curtains and enjoy the restful darkness.
The upstairs bathroom is chic and cozy. Melt under the rain shower head in the walk-in shower with gorgeous custom tilework. The unique bowl sink blends seamlessly with the coastal/lake theme and is simply stunning. And of course, the fluffiest of towels are here for your use. Eco-friendly TP and cleaning products make for a worry-free experience.
A stackable full size washer and dryer is located in the bathroom so have no worries about getting dirty while exploring the area!
Outdoor Amenities
Discover the beauty of this area while making lasting memories. Make use of the dock and our complimentary watercraft ( we offer 2 kayaks, a canoe, and a paddleboat along with life jackets) to explore some of the most breathtaking scenery in the
Adirondacks.
Closer to home, let the kids get their wiggles out on the large play structure complete with slides and swings. The adults get their own play area in the secluded hot tub for evenings under the stars (shared with one other unit.) Or gather around your choice of fire pit, withe marshmallow forks in hand and have a sâmores buffet!
This unit boasts its own propane grill for your use. After all, thereâs nothing like catching enough fish for the whole gang and grilling it up for an unforgettable dinner.
Guest Access:
Guests access the Coastal unit by passing the wooden stairs located at the front edge of the garage to the stone steps leading down to the entry of the unit. This does not mean that your unit is in a basement. LoZa House is built into a cliff so position of doors can be misleading. You access the 1st floor of your unit through this door, and can access the upper floor by the sprial staircase inside the unit.
Getting Around:
A car or bike is the best solution for getting around. However, there is one public bus that runs from the Post Office in Ausable Forks to the Government building in downtown Plattsburgh. It runs between 7 am and 7 pm with 4 stops per day. (Keesville/Ausable bus line)
Other Things to Note:
PLEASE NOTE:
- The whole house is NOT for rent, only the Coastal Unit.
- The Skydeck on the roof is reserved for those staying in the Skydeck guests only.
- We (2 kids, dog and husband and I) live in the main house Year-round â expect to see/hear us occasionally.
- The neighbors do have dogs or can have visitors with dogs. We cannot control the behavior of the neighbors nor their pets.
SWIMMING:
- Sturdy water shoes [or something like them] are recommended while swimming so please bring suitable foot wear.
- We encourage you to swim off the docks, however, diving is prohibited.
PRICING:
The base price is for 4 person occupancy and an extra surcharge is applied for guests 5 and 6.
PETS:
-All pets must be in a kennel when left alone.
-All pets must be on a leash when outside to respect the safety and security of the other guests.
-Please clean up after your pets
PARKING:
There are 2 additional short-term rental spaces at LoZa House. Therefore, only 1 car per rental can be parked on the driveway. Additional vehicles can be parked on our dead-end street 1 min walk from the house. Please park across the street from the 3 mailboxes so as not to disturb the neighborâs. ***The road between the 3 mailboxes and our driveway is not a public road but the neighborâs property***

Premier Host :) We are a family of four consisting of us, a gay couple [Jon and Sergio] together for almost 15 years, lucky enough to have children though egg donation and surrogacy. Our home is named in honor of our children with the "Lo" in "LoZa" inspired by our son Lorenzo and with the "Za" in "LoZa" inspired by our daughter Zara. We speak Italian at home and the kids go to French school so we can offer services in English, French and Italian - you just need to let us know what you prefer.

Wonderfullly located on a point providing a 270 degree view of Lake Champlain. Quiet country living, but only 12 minute drive from downtown Plattsburgh.
Voici ce qui rend cet hébergement unique
The Coastal unit of the LoZa House is a 2 story unit with a bedroom and one living room on the ground floor, and a living room/dining area, kitchen and bathroom on the upper story. The 16â patio door leading onto the 16â wide balcony affords spectacular views of Lake Champlain. With the door open and the bug screen closed the upper living room feels like an outdoor screened in porch.
Whether you are sitting on the balcony, outside on the shore or inside with the windows open you can enjoy the sound of the water lapping on the rocky shore.
Peace and tranquility of the country but only 12 minutes from downtown Plattsburgh, shopping/restaurant strip and very long Plattsburgh City public beach.
The 270 degree rocky waterfront can be reached either by walking the grassy slopes, or using the 2 flights of stairs. There are two rocky beaches/swimming locations on the property in addition there is a Solo Stove and firepit for you to roast marshmallows or hotdogs. Of note, sturdy water shoes [or something like them] are recommended while swimming.
In addition, the Plattsbugh public beach, one of the biggest fresh water beaches in the country, is only a 10 min drive from the house.
The bedroom has a fold up desk so you can work in secluded place away from the activity in the rest of the unit.
Your private bathroom contains a shower, toilet, and sink.

NOTE: There are 2 additional units located at LoZa House: the Adirondack Screened-in Porch unit with east facing views of lake and mountains, and the Adirondack Skydeck with its sunroom and Skydeck with its geodesic dome . Each unit, like yours, can sleep up to 6 people, however, from past experience, 95% of all booking have been 2-3 people only.
