LIVING, DINING, & KITCHEN:
The lower level of this split-level home features an open-concept layout that connects the living, dining, and kitchen areas, all enhanced by beautiful ocean views. The living space offers comfortable sofa seating and additional chairs arranged around a flat-screen TV. A dining table seats six, while patio doors open directly onto the oceanfront patio.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided throughout for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located inside the residence, a complimentary starter set of laundry essentials is provided.

Parking: Two tandem spaces in the carport and one subterranean garage space (right side). General street parking, both metered and unmetered, is also available. Keep all vehicles and valuables locked at all times. CAUTION: EXTREMELY LOW OVERHEAD CLEARANCE. Large vehicles, vans, and SUVs will not fit.

YOUR SPACE:
Guests will have private and exclusive access to the entire 2BR/2.5BA split-level ground-floor residence. This includes all interior spaces and the oceanfront patio. The upstairs 3BR/2.5BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of
