Situated directly on the sands of popular 55th Street Beach, this 3BR/2BA second-floor vacation residence offers a thoughtfully renovated coastal retreat designed for comfortable family getaways. Completely updated from top to bottom with clean, modern furnishings, the home showcases breathtaking panoramic views of the Pacific Ocean, creating a bright and inviting setting just steps from the shoreline.
LIVING & DINING AREAS:
The open living and dining space features a comfortable sofa, cable TV, and large windows that frame stunning ocean views. A dining table with seating for four—along with additional chairs and table extensions—provides flexibility for group meals, while two barstools at the nearby kitchen counter offer additional seating for casual dining or conversation.
BEDROOMS:
- Bedroom 1: King bed and a large library of books for your enjoyment during your stay
- Bedroom 2: Queen bed
- Bedroom 3: Two twin beds with access to a small side balcony
BATHROOMS:
- Hallway Bathroom 1: Tub/shower combination
- Hallway Bathroom 2: Step-in shower
OUTDOOR SPACES:
The oceanfront patio is located on the first level and shared with the ground floor “A” unit, offering a welcoming space to relax by the beach. Each residence has its own designated dining table, seating area, umbrella, and propane BBQ grill, with a natural screen of foliage providing a sense of separation and privacy between spaces.
KITCHEN & AMENITIES: The kitchen is fully equipped with dishes, utensils, cookware, and bakeware, along with a full range of major and small appliances to make meal preparation easy. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

- Access to a propane BBQ grill on the ground floor front patio

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces as well as the designated portion of the shared front patio. The ground floor residence is not included in this listing but may be available to rent simultaneously for larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Laundry facilities are available on-site for guest use. Guests will need to provide their own laundry supplies.
Parking: One garage parking space is provided, best suited for small to mid-size vehicles. Additional neighborhood street parking—both metered and unmetered—may also be available on a first-come, first-served basis.
Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including large ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.
