Welcome to the Cozy Mint Cottage—your fresh, stylish escape in one of Waco’s best locations. Just minutes from Magnolia, Baylor University, McLane Stadium, Foster Pavilion, the Silos, and the heart of Downtown, this centrally located gem makes it easy to explore the best of Waco without the hassle of a long drive. Whether you're here for game day, a Magnolia pilgrimage, or a relaxing getaway, this is the perfect home base.

Originally built in 1895 and lovingly renovated, this 3-bedroom, 3-bath home blends timeless charm with all the modern comforts. Each spacious bedroom features its own private bathroom and dressing closet with a full-length mirror—plus super comfy beds, soft linens, and thoughtful extras to make you feel right at home.

The open-concept layout includes a fully stocked kitchen, a handcrafted dining table with plenty of seating, and a cozy living room with ample seating and a 70” smart TV. The primary bedroom also includes a 40” Roku TV for winding down after a full day in the city.

Outside, unwind in the large, fully fenced backyard, complete with private gated parking and a brand-new deck outfitted with rocking chairs, shade sails, and outdoor seating—perfect for a peaceful morning coffee or an evening under the stars.

If location matters to you—this is the one. The Cozy Mint Cottage offers comfort, convenience, and charm just steps from the best that Waco has to offer.

Guests have access to entire home with the exception of one locked supply closet.

The cottage was perfect for a girls' getaway. There were 3 of us, so 3 bedrooms and 3 bathrooms is always what we look for. Communication with the owner was easy and prompt. Quiet neighborhood and easy access to tourist attractions.

This cozy cottage had all the amenities, and was perfect for our girls getaway. I love the design and thoughtful details to make your stay comfortable. They even had coffee pods just in case you forgot your coffee. We would definitely stay here again!

Great place for groups of couples

Great place, clean, comfortable with everything you need. Very safe parking. Each bedroom had its own bathroom so great for couples. Close to everything you go to Waco for.Definitely would stay again!!

Celebrating 70th Birthday Girls Trip

Cozy Mint Cottage is so cute and the perfect stay. The three bedrooms/bathrooms were spacious. It was a very quiet neighborhood and close to all the great shops and restaurants in downtown. We will stay again in the near future!!

Great girls weekend house

The house was in a great location close to shopping and restaurants. Having our own private bathroom was nice, the beds were comfortable and everything was very clean. Would definitely stay again!

The Mint House is much larger inside that it looks outside. Very nicely decorated and great for our trip of 4 friends. 3 large bedrooms with on suites. Able to walk down to Magnolia Silos from location.

Perfect for any occasion

Celebrated a girlfriend’s weekend for a 60th birthday. House was nicely decorated, comfy beds, spacious closets. Back patio was delightful for the evening cocktails. Easy walk to the Silos, restaurants and other shops. Will definitely be back!

Wonderful

This was the perfect size and location for our stay. Close to Baylor and downtown Waco. The home had plenty of space and ensuite bathrooms. The kitchen was large enough to cook several meals there. We were very happy with this location. Gated parking in the back is also a plus.

Great stay! Great hosts!

Our company managers (three of us) met for our end of year discussion. The place was perfect and very clean! Each bedroom has its own bathroom which made this perfect for the three of us. The host allowed us to move the reservation when one of our team got Covid. Would love to stay again!

Girls Weekend Trip

Cozy mint Cottage was a great home & well appointed in decor & amenities. We couldn’t have asked for more😊 Very clean and great location. We enjoyed coffee on the patio in the mornings & great conversation set-up in the living areas. All of us slept wonderful each night on comfy beds. Our host was very attentive & responded quickly when I was planning our girls weekend. Will definitely stay here again.

Great spot

The neighborhood is mixed commercial/multi family and small homes that appear to be rentals and single family homes- we felt safe and walked to get dinner but heads up if you are a nervous nelly. Great location in terms of ease to get anywhere. The house is well equipped and described accurately. We had a great stay!

Adorable and cozy!

We absolutely loved our stay in Waco at the Mint House. Fantastic lay out and setup. A lot of thought was put into this house and it shows. It had everything we needed, beds were super comfy, rooms and closets are huge and super baby friendly with a pack n play! Very clean and so cozy, extremely hospitable hosts. Loved the deck and parking pad outback, we felt super safe and loved the location. Cannot recommend this place enough and will be staying there again when we come back!

Perfect House for Wedding Weekend

The Mint Cottage was a perfect option for us. The house was cute and clean with a bathroom for each bedroom and very large closets. Beds were super comfortable. It was very well stocked and exactly as described. We really appreciated the fenced in parking in the back -- very convenient to load/unload. The location was very convenient to everything, but you should be aware that it is an urban setting. Even so, we felt very safe and had no problems. We would definitely stay here again without hesitation.
