Modern, spacious, quiet home close to the River

Summary:
Our home is a spacious, quiet retreat is just a few minutes away from shops, grocery and restaurants. American River College, Arden Fair Mall, and Country Club lanes are nearby. Its also close to major highways. Downtown Sacramento is a 10 minutes away. There’s also great hiking just a few minutes down the road at River Bend Park.

The Space:
The entire 3 bedroom 2 bath bungalow is available for guest access. This includes the very open and grassy backyard. The backyard area is also equipped with a covered patio as well as lighting for the evenings. There is a separate, private unit in the backyard that is rented by another guest.

The detached shed is a closed space that is kept locked. The garage is only available for laundry use for extended stays.

Guest Access:
PARKING: If you have a car, please park on the street in front of the house.
If you park in the driveway, please use the LEFT SIDE closest to the front door.

The Neighborhood:
Arden Arcade is an older, established neighborhood. It’s safe and quiet. The residents are easy going. The house itself is about a 15 minute drive from the American river. Its walking distance from a few restaurants, convenience stores and neighborhood parks.

Getting Around:
Electric Bikes and scooters are becoming more and more popular in the area and are a really fun way to get around. Uber and Lyft ride shares are certainly available too!

Public transportation runs up and down the main cross street, Whitney. Downtown Sacramento is a 15 minute car ride away.

Other Things to Note:
We leave basic household information on the kitchen table. This includes basic details about wifi, tv controls, lighting, temperature control instructions, etc. Netflix and Hulu Apps are available on the tv for guest use.

We also have regular yard maintenance scheduled during the day between 9am and 4pm, intermittently.

NOTE: We do NOT HAVE cable services. We offer streaming services such as Netflix, Roku, Prime, & Hulu. (Guest has to use their own Netflix account)

Please be aware that the backyard may be shared with the tenant of the studio. As this is a pet-friendly property, you might occasionally interact with the tenant's pets, if they have any.

Interaction with Guests:
At the front door, you can say "Hi" with the Ring Video Doorbell - just push the button (if you want to).
