Welcome to your home away from home! Our cozy home features updated bathrooms with a beautiful walk-in tiled shower in one and a tub in the other. The open concept living area will be a great place to spend time with family and cook meals in our well-appointed kitchen complete with gas stove and stainless-steel appliances. Come sit on the front porch and relax!

Stay a while with us in our cozy home, beautifully updated and decorated and fully stocked for your stay!

* 3 bedrooms, 2 beautiful tile bathrooms for 6 guests total
* Open concept living space with Smart TV
* Fully stocked kitchen with gas stove
* Beautiful front porch and back deck with seating area and ceiling fan
* Close to shopping and grocery stores
* 1 mile from Swift Cantrell Park where there are playgrounds, skate park and trails.
* 6 minutes from Smith-Gilbert botanical gardens
* 8 minutes from Acworth Beach
* Fast WiFi
* Linens and towels provided
* Convenient self check in with electronic lock

-No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly.

-Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests. The city is strict about maximum occupancy including visitors and we cannot allow more than the max guest count at any one time.

-Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent.

-Our place is not for parties. $500 minimum fine for parties. A party is defined by any more than 6 occupants in the home at any one time. No refund will be given for nights unspent if we are forced to terminate the reservation due to a party. We want you to have a great time with up to 6 guests in the house maximum, including any visitors. This is a residential area and our neighbors rely on us not to disrupt the community. We want to continue to do short term rentals for a long time so please help us respect our neighbors.

-Please note while the home is cleaned very thoroughly between stays and air filters changed regularly, we do allow dogs at the home. Those with severe allergies will need to consider our home’s suitability for their unique needs.

-No refunds will be given for COVID-19 or weather related cancellations including hurricanes. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather.

-$75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee.

-If our property has a grill, please clean after use to avoid an extra $75 grill cleaning charge.

-Ice makers are an extra amenity and no refunds will be given if they are not functioning properly.

-To maintain a fair and comfortable environment for all guests, we ask that utilities (electricity, water, gas, etc.) be used responsibly. If there is evidence of excessive utility consumption beyond normal use for the duration of your stay, we reserve the right to charge additional fees for the excess usage. These charges will be calculated based on actual costs incurred and will be billed to the guest.

-No paper towels or wipes (including flushable wipes) are allowed down the drains. If a plumber needs to fix an issue caused by the aforementioned items and reasons, the cost will be billed back to the guest.

-Guest agrees to complete a third party encrypted ID verification independent of the platform booked on for security purposes. If the guest does not complete the verification or the host is not comfortable with the screening results, host may cancel the reservation with full refund to the guest.

-Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.

-Stays over 60 days will require a clean every 30 days included in your booking fee.

*An application, screening, signed lease and deposit is required for 90+ day rentals-please inquire for more details. Bookings over 90 days are brokered by Sojourn Realty.

- Please note that we do not provide shoveling or snow removal. Use caution in case of these situations, as we are not to be held liable.

*This home is not pet friendly, any undisclosed pets on the property will incur a $300 fine plus any damages or extra cleaning charges. We do ask that service animals are disclosed and emotional support animals need to have valid documentation prior to the start of stay.

Baseball stay

Great place for baseball tournament - it was clean and good size space and owner was able to accommodate our need for air mattress.

Really good stay

My family and I really enjoyed our stay. The drive to the sports arena was pleasant and a straight shot. The only critique I'll offer is to put up more blinds. The sheer curtains all over irked my wife and mother in law. Other than this they place was great.
