* Check-in time starts at 4 PM and check-out time is at 10 AM to allow us to prepare for the next guests.

* No parties or events are allowed on the property to maintain a peaceful environment.

will determine on a case-by-case scenario. In case of any damage or mess caused during your stay, penalties may apply.

* To ensure a healthy and pleasant stay for everyone, we maintain a strict no-smoking policy inside the house. This policy encompasses traditional smoking, vaping, and the use of electronic cigarettes. Please use the provided outdoor ashtrays and ensure doors and windows are closed while smoking.

* We have a strict' no pets' policy to maintain a harmonious environment for all our guests.

Our maximum occupancy is 12. Please reach out to us if you have a group larger than that so we can make sure there are enough sleeping spaces for your entire party. We do not want guests to sleep on sofas or the floor.
Please make sure to let us know the correct number of guests (including children & infants) at the time of your booking! If you fail to do so and occupy the house with more people than announced, we will have no choice but to end your stay.

We are enforcing a strict no-pet policy for this property.

Please be advised we are strictly enforcing our no-party policy. We have a beautiful home with custom furniture, providing a first-class guest experience we want to preserve. We have video surveillance on the house's entry to ensure guests adhere to this policy. All guests will be removed from the premises immediately, and a $3,000 fee will be charged to the renter.

No smoking inside the home. Please be respectful of this house rule. We often have back-to-back bookings and need to ensure that our new guests arrive to a non-smoking environment. If you smoke inside the home, a $500 fine will be applied.

Please be respectful of our neighbors. Per Dunedin city noise ordinance, quiet hours are from 11 pm - 7 am. Thank you for adhering to this ordinance.
