Both the interior and exterior of this home have been carefully thought out to meet your vacationing needs! The backyard consists of a huge pool and hot tub, with new patio and pool furniture, and a hammock.
The large wrap around deck offers several outside sitting areas, outside dining, a BBQ, and peek ocean views! Inside spread out between 3 levels.
The main level is equipped with a huge dining table seating up to 12 guests, a breakfast bar with additional seating, a large sectional and smart HDTV, and a fully equipped kitchen, perfect for spending time with family and friends.
The game room garage boasts a ton of entertainment, including a pool table, foosball table, basketball pop-a-shot, and a soon to come 75" TV. Sleeping arrangements are plentiful, with enough beds for every guest to have their own bed if desired.
This is the perfect SPI home for large families and groups who are looking to both enjoy the island as well as time together in a private residence.
Our 4BR / 3BA home is allowed 12 guests. There are 13 beds, making this a perfect destination home for families, large groups, corporate retreats, and more.

The dining table with seating for 10-12 (with extra chairs from game room and table leaf extension) is perfect for large families and friend groups over a home-cooked meal.

IMPORTANT TO NOTE:
* Noise must be respectful at all times, especially at night
* The lower level doesn't have stairs but there are stairs to the main and upper levels.
* 12 guests MAX
* No street parking (ask us about extra parking if needed)
* 4 vehicles MAX - No exception. No street parking per county ordinance - could result in towing and major fines
* Please put trash in the garage or at the curb during garbage day
* Surveillance: may have camera for monitoring the driveway and exterior of the home for safety and security purposes. No monitoring inside. May also have decibel monitoring devices (nothing decreeable) to ensure we're in compliance with the local noise ordenance. See NoiseAware's website for more information on these.
* Early checkins / late checkouts may be allowed with authorization (extra fees likely apply).
* The pool is not heated, and is very cold in the winter.
We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 20 people into a house and party hard, this is not it. This is a tasteful, and well appointed home - please treat it as your own.
This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.
Guests agree to comply with South Padre Island's Vacation Home Rental ordinances and our rental agreement (emailed separately), and failing to do so, or violation of home rules in the listing, may result in egregious penalties, forfeiture of security deposit, and even eviction.
