The optional damage waiver is $70 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

THE SPACE



HOME DETAILS:



Our Climbing Rose home features two levels with 6 bedrooms, 6 bathrooms, two kitchens, a game room, an enormous living and dining room, and a pool with expansive yard.



The first floor features a kitchen, dining area, living room, 3 bedrooms, 3 bathrooms, and a separate game room with its own full bathroom. The stairs lead up to 3 more bedrooms and 2 bathrooms.



KITCHEN (MAIN LEVEL)



A spacious and very functional kitchen with all the basics. Granite countertops and appliances.

BEDROOMS



Total sleeping capacity is 18 people not counting little kids in a pack’n’play. Babies are welcome!



Comfortable beds and linens in every bedroom. Shutters and room darkening curtains or shades in every bedroom. All the beds can sleep an adult.



MAIN FLOOR BEDROOMS (3)



◈ Master Bedroom 1: Main floor, King Bed, ensuite bathroom, double doors, desk for remote work.



◈ Master Bedroom 2: Main floor, King Bed, ensuite bathroom with a shower (28” bathroom door), double doors, sliding door to the main kitchen.



◈ Master Bedroom 3: Main floor, 2 Queen beds, ensuite bathroom with a shower, walk-in closet.



UPSTAIRS BEDROOMS (3)



◈ Guest Room 4: Upstairs, King Bed, spacious closet. Shares a double-vanity bathroom (shower/tub) with Room 6.



◈ Master Bedroom 5: Upstairs, King Bed plus a Twin and twin trundle (sleeps 4), ensuite bathroom with a shower, large walk-in closet.



◈ Guest Room 6: Upstairs, King Bed plus a Twin and twin trundle (sleeps 4), large walk-in closet, desk for remote work. Shares the bathroom with Room 4.



Rooms 1, 2, 3 and 5 have wall-mounted Roku TVs; Rooms 1–5 have charging stations on the nightstands.



◈ Infants/Toddlers: 2 pack’n’play baby beds and 1 highchair available. We do not provide a sound machine, baby monitor, or gate.



BATHROOMS



◈ Every bathroom has 2 rolls of toilet paper to start, shampoo, conditioner, body soap, towels, hand towels, wash rags, makeup-removal towels and a hair dryer.

◈ Four bedrooms have their own ensuite bathroom (Master Bedrooms 1, 2, 3 and 5). Rooms 4 and 6 share the upstairs hall bathroom, and the 6th full bathroom is in the game room.

Set apart from the main house, the game room is made for fun: a kids’ play loft, its own working kitchen and a full bathroom with a walk-in shower, so the family can sleep while you play!

LAUNDRY



The laundry room off the game room area and main kitchen includes a washer and dryer. Iron and ironing board are available. Limited laundry pods are provided for use.



OUTDOOR SPACES OF CLIMBING ROSE



◈ The pool is next to the patio off the main living area. Enjoy a peaceful cup of coffee on the patio in the morning or enjoy some relaxing drinks next to the gas firepit table while enjoying the pleasant South Texas evenings.

◈ The second small patio, located next to the breakfast room and main kitchen, features a table for 4, and a convenient grill for some yummy burgers!

◈ Currently we do not have a heated pool.



PET POLICY:



Your pups are welcome! We allow up to 2 dogs who are well trained and friendly. They must be listed on the reservation and a pet fee is paid through the booking platform. An unregistered pet is charged $200. We provide dog bowls and waste bags for your pets. Please clean up after them outside before you leave. Please keep your pets off the furniture as much as possible.



PLEASE NOTE:



◈ No lifeguard on duty at the pool. This is a private pool with no separate fence or gate around it, so please keep a close eye on little ones. Pool alarms are installed on the doors and windows with access to the backyard. Please keep them turned on for safety notifications of anyone accessing the pool.

◈ We have a doorbell camera, front garage camera, and one facing the side yard for the trash cans.

◈ Quiet hours from 10 PM – 8 AM. Please respect our neighbors and keep outdoor noise levels low.

◈ No smoking or vaping inside ($300 fee). Smoking is fine outdoors, including the patios.



PARKING DETAILS:



◈ Room for 2 cars in the driveway.

◈ More parking on the street curb directly in front of the house (about 4 cars in total). Please respect our neighbors and do not park in front of their properties. Please don't block a neighbor's driveway or mailbox; a fee applies if that happens.



NEARBY SAN ANTONIO ATTRACTIONS – We are centrally located in the northern part of the city.



◈ About 5-10 minutes to Phil Hardberger Park

◈ About 15 minutes to San Antonio International Airport

◈ About 20 minutes to the San Antonio Zoo

◈ About 25 minutes to Fort Sam Houston

◈ About 30 minutes to JBSA-Lackland

Your door code comes through your Happy Guest portal and works from check-in time on the keypad at the front door (the same code opens the game room).



Guests have access to the entire home.



◈ No amplified sound is permitted outside at any time.

◈ Max overnight occupants 18 plus babies.

◈ The guest who books must be 23 or older.

◈ We have a pool maintenance company, and a lawncare company that do access the backyard to work. They have permission to enter the backyard to perform their tasks.
