The house was in the best location — perfect walking distance to shops and everything we wanted to explore, and we loved being so close to the beach. The views were absolutely beautiful. The house had a great layout and had everything we needed. We also really appreciated that it was pet-friendly. We lucked out with the weather; it wasn’t too hot and there was a nice breeze the whole time. Air conditioning would have been a nice bonus (even though we knew going in that the house doesn’t have it). The only downside was cleanliness — the walls and carpet were pretty dirty and could have used a deeper clean.

The house itself is very nice as long as the weather outside is not warm. Unfortunately, since the house has no A/C and you can't open the windows and doors (several doors were open and most windows have no screens and there are a lot of mosquitos and flies) the house gets incredibly warm. It was in the upper 80s in the house even at night and despite have some box fans, it was too hot for most of us to sleep. Several of us went to a hotel the last night we were there. The house is filled with fans, so they know they heat is an issue, but the fans do little to nothing to actually cool off the house. If you're going when the temperature is below 70, you should be fine.Also, there is no beach access or view of the ocean right now. This is not the fault of the owner as the city has built berms on the beach, but it makes it so you're not able to see or access the ocean which is the main reason for getting a beach house. Until those are removed, it's not really worth staying in this location.The location itself is great though. Nice and quiet and within walking distance of several restaurants and bars.

The house was exactly as listed. Easy walk to the beach and town. Property managers were very communicative and responsive to questions. Easy check in. Lots of room for our family to spread out. We'd stay here again.

Very pleased with property! We were a multigenerational group with comfortable beds for everyone. The kitchen appliances were in excellent condition and there was a large refrigerator. The house was well stocked with beach towels, bathroom and kitchen supplies The house had more than enough fans for comfort for most of us. One family member would prefer air conditioning. We made use of items (chairs, bikes, etc.. ) in garage. We went to 2 beaches and the one a little farther from us was better for the smaller kids as it had a gentler surf. The older kids took surf lessons. The parking was a little tight but it worked and we just did what all of our neighbors did and park our third car on the street in front of the driveway. We walked easily almost everywhere and ate locally. We played cards and board games that we had brought on the large dining table. This was a very nice upscale vacation house in a great location and we had a wonderful time.

There were broken shutters upstairs as well as in the dining area. Also… 2 chairs outside around the table had seat slats that were not screwed into the chair frame! We had to use beach towels to cover them. But the safest fault the house had was a set of glass doors opening to the patio and sea breeze that were not useable. So we could only experience half of that wonderful ocean breeze! That was a REAL SAD PROBLEM that should have been repaired. The kitchen and appliances were beautiful. The bathrooms were excellent and we really enjoyed our stay. A great location so sad we couldn’t open up the entire front. !!!

Place is awesome right on the beach. Just needs a little TLC paint, change the shower fixtures they are old. Otherwise it is awesome and we will stay again.

Birthday get away

The property’s kitchen was well stocked with dishes pans and cooking utensils. The beds were comfortable clean and plenty of towels for everyone. Also lots of beach chairs and toys.

Beautiful location with easy access

Everything at this place was as expected. It sits almost right on the sand which leads to beautiful views. The living area was a good size to host our group altogether. Our only issue is that the doors/windows were a little drafty, but we were there in off-season and it's typically not that chilly in Newport Beach.
