Spectacular 5 Bedroom Balboa Beach House

Located just steps from the sand and boardwalk in the heart of the stunning Balboa peninsula, this gorgeous beach home will get you in vacation mode the minute you walk through the front door!

The main house offers a large, open kitchen/dining/living room area with a gas fireplace for those cool coastal nights. Modern, comfortable furniture with warm accents and no clutter make the space feel open and inviting.

Each bedroom in the main house has a smart tv and separate full bathroom. The stunning upstairs master bedroom is absolutely fabulous with its own living area that includes a sofa, arm chairs, coffee table, smart tv and gas fireplace.

The back house has an adorable, completely separate, fully renovated one bedroom suite that includes its own living room, dining room, kitchen with stainless appliances and bathroom with glass walk in shower and pebbled stone tiling. There is also a small bedroom on the lower level with a pull out sofa that has a separate entrance that is perfect for a teenager or adult wanting a space of their own. The back house is also home to a two car garage but please not it is not very tall or long so will not fit large trucks or SUVs.

Between the two houses is a breezeway with an outdoor shower and loads of space to put your boogie boards, beach chairs, bikes, umbrellas, etc.

Standouts here were that the house was well appointed, very clean and so close to the beach. A few small things need attention, but nothing that affected our enjoyment of this wonderful property. The host was extremely responsive, and I’m sure would have been on top of any requests. Thanks for making our Thanksgiving stay a pleasure!

Fantastic weekend with our adult children - we rented this beach house and had all of our kids w/ their significant others fly in and spend the weekend together. There was plenty of space for the group. The house was clean and inviting. It is literally a 30 second walk to the beach. Parking was available in the spacious garage - but we had rented a large SUV that was too tall to get in the garage. Fortunately, we were able to park on the street right in front of the house Each of the couples had their own bedroom and private bathroom - which I think really saved our sanity! And one of the bedrooms is actually an apartment over the garage - very helpful if someone in your party needs extra privacy. There is an outdoor shower that comes in handy to get sand off of you. The house is perfectly situated for the beach and is just a very short walk to terrific restaurants and shopping. The living spaces - dining room, living room, outdoor patio - were large enough to accommodate us and helped us maximize our time together. We ate a lot and played a lot of games. The house has everything you need if you want to cook at home or store/re-heat leftovers from a restaurant. The internet was good and supported both work and streaming. The furniture and beds were comfortable. The water pressure in the shower is awesome!!!We would definitely rent this house again!!

The rooms were clean. The floors were clean. The kitchen was well equipped. The bathrooms could have been a little cleaner. The manager was very good and took care of us any time we called and had questions. We were very happy about being able to bring our small dog, which is a big plus, and there was more than enough room for all of us.

House is convenience to anything you would wanna do in Balboa or Newport. There’s plenty of room for everyone to have their own space, including an apartment in the back. We love the house, and the hosts were wonderful.

Location:-good and not so good

The proximity to the beach was nice especially for people who don’t live near a beach. However, it’s on a busy street that is noisy at times and the steeet parking was not only hard to find at times, the city enforced restrictions maybe it’s even more difficult. We got a 70 ticket because we unknowingly had parked and a spot restricted because of a street cleaning day. Our only other complaint was that the back bedrooms had no A/C units of their own and it’s got a little warm at night to sleep comfortably-he was there when the daytime highs gotten into the mid 80’s. The unit was clean and very cute. And it was nice to be able to walk to the beach and restaurants. The furnishings were comfortable.

Perfect beach getaway

The unique layout of this lovely home was perfect for our small group of four adults. We actually had too much room, since the two young adults quickly claimed the gorgeous apartment above the garage! This home had everything we needed for a very comfortable stay, and we even extended our quick trip for another night. Communication and location were both excellent too!

Overall, a great stay!

The check in process was very easy, and they even let us check in early on the day we arrived. The property was clean and well maintained. Communication with the property manager was great, and they had a new coffee maker delivered very early on the second morning. The only drawback is the listing says it's 5 rooms and sleeps 10. While that's mostly true, one of the rooms is attached to the garage and appears to be have been converted from whatever its original purpose was. There is no access to a bathroom without going outside to the main house or upstairs. The bed is a fold-down couch, which was not very comfortable and that was with only one adult. I have a hard time seeing how two adults could share that room (it might work for a teenager or college-age couple).

Perfect Trip for 8 family members

We came to do an at sea burial for our dad/grandpa. This location cannot be beat. The accommodations were great. Not fancy, very comfortable & relaxing. Super comfortable beds!!! Great communication with owner.

Wonderful family getaway

The host was so wonderful and responsive. The house was great, and nearly exactly as pictured. One thing to note that isn’t super clear though is that the primary suite doesn’t have a door, so some noise can travel. The garage, as mentioned, is super tight, but street parking wasn’t an issue. Location is fantastic.

Beautiful house next to the beqxh

This was a great little house near a quieter part of the peninsula. The house had plenty of room for our party of three. The host was amazing, quick communication and fixed our little issues quickly. The master bedroom was amazing. It had a fireplace and sitting area. We appreciated the AC in every room. Most people don’t know that OST houses in the peninsula do not have AC. Though evenings are cool, the days in the summer can get hot! The home itself has everything you need including shower gel and shampoo, plenty of paper goods, and utensils. Would definitely stay here again!

Spring Break Getaway

Overall, our stay was great. The house was very clean and in a great location. The house had everything we needed. I didn’t realize the 4th and 5th bedrooms are located next to and above the garage but it ended up working out fine. We enjoyed spending time bbqing and relaxing on the patio.

Beach Vibes

Location is perfect! You are walking distance to coffee, food and most importantly, the beach! The house is comfortable and perfect for a family! The garage is small, will fit two compact cars, parking on the street and side streets is easy to find if you have a bigger car. The owners are tentative and responsive, it's great to work with them instead of a company! We enjoyed our stay and will be back!

Easiest VRBO check in/check out ever!!

We’ve stayed at a lot of vacation rentals over the years. Most of them have long lists of do’s and don’ts— and lots of rules for checking in and checking out. And most of those places charge a huge cleaning fee — when in fact, the guests do most of the cleanup! Not this property! The only thing the owner asked us to do, was to pull the door shut and make sure it was locked when we left! In addition, this property was just steps away from the beach/ocean— and just a few blocks from Balboa pier. While our SUV did not fit in the parking garage provided, we were always able to park in front of the house on the street. There was plenty of space for us all to spread out ( there were six in our party) in the house. We did have a couple of maintenance issues that popped up during our stay, but Sandie was very responsive and took care of everything.

Newport again

This house and house above garage worked perfect for grand parents, two kids and spouses, and three young grand daughters. Enough space for naps, quiet time etc. Sandie was awesome. I mentioned that the grill was getting a bit hard to light and a couple hours later she showed up with her husband and delivered a new grill and shade umbrella for the patio table a couple of hours later!
