Riverview Studio: Downtown Melbourne Efficiency
Fully remodeled! Built in 1937, this historic building still has plenty of charm, but everything in this studio was renovated in late 2019: New floors, shower, cabinets, granite countertops, appliances, and furniture!
Located on quiet, conveniently located Riverview Drive (east of US1), everything Downtown Melbourne has to offer is just a short walk away.
THE SPACE
Slightly over 300 sqft, this studio apartment is perfect for one guest but will also comfortably accommodate two.
Riverview Studio is located on the first floor of "The Riverview," a quad-plex containing three other fully remodeled units and a shared laundry room. We recently insulated between the interior walls and floor/ceilings, but this is an old building and sound still travels easily. We expect all guests to be respectful of each other and keep noise to a minimum.
If you are looking for a place to party, THIS IS NOT THE PLACE FOR YOU. If you are looking for a quiet, comfortable space in Downtown Melbourne where you can relax and get a great night's sleep, look no further!
THE NEIGHBORHOOD
Located on a quiet street two blocks north of Wawa, everything downtown Melbourne has to offer is within walking distance.
Attractions:
-The east end of Downtown Melbourne (restaurants, bars, shopping) is only a short walk away.
-The ocean/public beach: 2.5 miles
-Florida Institute of Technology: 2.5 miles
-Brevard Zoo: 14 miles
-Space Coast Stadium: 17 miles
-Kennedy Space Center: 37 miles
-Disney World: 75 miles
Airports:
-Melbourne International Airport (MLB): 2 miles
-Orlando International Airport (MCO): 60 miles
Hospital/Emergency Room:
Holmes Regional Hospital is less than 1 mile away
Parking/Local Transportation:
You will have a parking space for your car (large vehicles can park on the north end of the property, on Columbus Ave). Uber/Lyft are readily available in Melbourne if you don't have your own transportation.
LAUNDRY
In addition to this completely private one bedroom apartment, you will have access to a shared laundry room should you need it. Detergent, fabric softener, and even an iron are all provided.
TV
Hulu + Live TV (for more than 65 live TV channels including local networks) is provided and will give you access to thousands of free movies and shows. You are also welcome to log in to any streaming services that you subscribe to (Netflix, Disney+, YouTubeTV and so on).
CHILDREN
This unit is not suitable for children.
BBQ GRILL
You are welcome to use our outdoor charcoal grill, but please note that housekeeping does not maintain this. Instead, we ask each guest to please clean the grill after each use and replenish the charcoal as necessary. Basic grilling tools are provided, in addition to a chimney starter and lighter cubes.
THE TRAIN
There is an active train track two blocks to the west of the Riverview. Please be aware that the train does sound its horn repeatedly as it passes through Downtown Melbourne, including a few times late at night. The vast majority of our guests have no issues with this, but a small percentage of guests have reported being awakened when it passes by overnight. We provide white noise machines in all of our rooms that will drown out this sound, but if you are a light sleeper and prefer to sleep in complete silence (no white noise), the Riverview - and most places in Downtown Melbourne, for that matter - may not be the property for you.
PRICING
A note about pricing: You may notice that the daily rate fluctuates as you browse through my availability calendar. This is because I use a third-party software that automatically updates my listings' prices to ensure they remain competitive and stay BELOW the market rate for comparable properties in the area. Daily prices change due to season, hotel occupancy rates, last minute availability, and so on - basically supply and demand. It's a very nifty tool that ensures my prices are fair and leads to us having close to 100% occupancy all year long.
CANCELLATION POLICY/TRAVEL INSURANCE
Please take note of the cancellation policy posted on our website and message us with any questions prior to booking. We are running a small business and are not able to make exceptions to this policy to provide refunds beyond the Cleaning Fee if you are unable to stay with us and need to cancel your reservation within 30 days of your arrival date for any reason, including any weather-related events, like hurricanes and red tide.
It is strongly recommended that you obtain Travel Insurance for your trip, in case any unforeseen circumstances happen which would lead to you cancelling your reservation. A simple online search for "travel insurance" will provide you with many options.
PESTS
We have regular preventative pest control services at all of our properties and very rarely see any bugs because of this, but this is Florida, and the occasional pest (or cute gecko/anole) could find its way inside. In the unlikely event that you do see a bug, we would be happy to send pest control to retreat the property (this is part of the service we pay for), but you will not be eligible for any type of refund because of this.

-No unauthorized guests: Only those on the reservation are allowed on the property.
-Do not tamper with or obstruct the outdoor security cameras in any way.
-Do not move any furniture.
-Do not view or download any illegal content via WIFI. Violators will be reported.
-Please be respectful of your neighbors. No loud music or TV.
-Please wash all dirtied dishes/silverware/cookware/etc. and treat our property with respect.
-Stays of 21 days or longer will receive additional complimentary cleanings every 14 days or so. We will work with you to arrange a convenient time for our housekeepers to enter the unit.
The above rules are in place for the safety, security, and comfort of our guests and the protection of the property. These should be straight-forward and easy to follow for 99% of guests. For those who choose to break the rules, please be aware of the following:
*A fee of $250 will be assessed if there is any evidence of smoking (anything) inside the building.
*A fee of $100 per additional person will be assessed if additional visitors not on the reservation enter the property without prior approval, and you will be requested to immediately vacate the premises with no refund - THIS IS NOT THE PLACE TO HAVE PARTY.
*A fee of $100 will be assessed if you bring a pet inside the building, and you will be requested to immediately vacate the premises with no refund.
*Tampering with or obstructing any security camera will result in a $200 fee, and you will be requested to immediately vacate the premises with no refund.
*We do NOT ask guests to do any cleaning beyond the cookware/dishes/silverware they use during their stay. We do not ask people to clean, strip beds, wash towels, take out the trash, etc, but we do expect people to treat our property with respect. If the unit is left overly-dirty, to the point where it takes our housekeeper much longer than usual to clean, resulting in a higher fee charged to us, this fee will be passed on to the guest.
We have almost never had to take any of the above actions for any of our properties and certainly don't ever want to. Please follow our simple rules and don't trash the place, so everyone (you, the other guests in the building, our housekeepers, and your hosts) can have a 5 star experience. :)
LIABILITY
You as the guest shall indemnify and hold harmless the property host against any and all claims of personal injury or personal property damage or loss arising from the use of the premises, regardless of the nature of the accident, injury or loss. Also, expressly recognize that any insurance for property damage or loss which the host may have does not cover your personal property. Your agreement to stay on the premises represents your agreement to these terms.
