Quiet Oasis with Pool & Hot Tub just off Riverfront

Situated on a spacious lot with resort-like amenities of a solar panel heated swimming pool (heated from mid/late March to mid October depending on the current outside temperature), hot tub (gas heated and can be used year-around when the current outside temperature is under 85F), Cabana, BBQ pit and trampoline, makes it a perfect place to spend memorable times with family and friends. Centrally located to downtown Sacramento and Folsom Lake - both are approximately 15-20 minutes on the freeway.

Entering this cozy and charming house, you are welcomed into a spacious family room that has a 60" Roku TV with a plethora of HDTV channels, Bluetooth stereo, stand up arcade system and board games for family-fun entertainment, as well as a workspace desk and high-speed wireless internet for your home and business needs.

The fully-equipped kitchen comes with everything you need to make home-cooked meals and comfortable dining area that seats six. Afterwards, relax in the cozy living room that looks out on to the pool and backyard. The washer and dryer are just off the living room inside the garage. The master bedroom has a king bed, en-suite bathroom and sliding door that leads directly out to the patio and backyard area. The comfy second bedroom with a queen bed has a direct view of the backyard area. The cute third bedroom has two twin-sized beds. The second bathroom is easily accessible by all in the hallway.

The house is stocked with everything you need to make your stay comfortable: Pots and pans, dishes and glassware, cooking and dining utensils, Keurig/coffee maker combo, toaster, blender, along with a spice rack, coffee, laundry and dishwasher detergent, shower gel, shampoo and conditioner. Iron and ironing board, as well as child pack-and-play crib and highchair are also provided.

House Rules:
The house is located on a very quiet street with working families and retirees. Treat the property and the surrounding neighbors with the same respect that you would like to be treated in your home. This said, the following rules apply:

* Must be at least 25 years old for reservation.

* Maximum 6 Overnight Staying Guests Total, not including infants. No exceptions.

* No indoor or outdoor parties or events of any kind. Guests who are found having more people over and above the number of guests booked staying overnight without host approval may be subject to immediate cancellation without refund.

* Parents and/or guardians of children are fully responsible of following pool/hot tub & backyard rules; and monitoring children at all times in this area during guest stay.

* Quiet Hours: 9P to 8A. However, as to not disturb the neighbors, pool, hot tub and trampoline use are restricted ONLY from 8AM to 9PM.

* For the health and safety of guests both present and future, there is absolutely NO breakable glass or dishware allowed in the backyard area; and NO smoking of any kind inside the house.
