Roca Vista is a luxurious 5,885 sq ft Tuscan-style villa. This 5 bedroom home sits perched on a hillside in the heart of Sedona, where it provides spectacular panoramic red rock views from nearly every room. Outdoors you’ll find a heated saltwater pool, spillover spa and 6-person barrel sauna, along with 2,500+ sq ft of flagstone decks and covered patios, for a total living space (in and out) of over 8,500 sq ft. The home is located on a quiet street near shopping, restaurants, & hiking trails.

As for those views, just listen to what our guests say -- one raved that “the view is mesmerizing!” Another noted that the view was so fabulous “it was hard just leaving to see other parts of the area.” And a third said “the views were spectacular…especially from the hot tub at sunset.”

The house has five large bedrooms, four and a half bathrooms and can accommodate up to 14 guests. Upon arrival, guests enter a large circular foyer with a soaring 20-foot ceiling on the home’s upper level. Down a grand flight of stairs, you’ll be greeted by the main living area with high ceilings and an airy and open ambiance. This expansive space holds the living room, dining room, gourmet kitchen, billiards room and two bedrooms, including the master suite — all offering those same amazing views. Down another wide staircase brings you to the lower level,
which features the family room, game room, wet bar, three large bedrooms and three full bathrooms.

Living Room: The spacious area offers luxurious furnishings, a large gas fireplace, and a multitude of windows letting you enjoy the natural light and the view.

Kitchen: The gourmet kitchen is fully equipped and offers high-end stainless-steel appliances, including a Viking six-burner gas range, double ovens and a wine fridge. You’ll find plenty of counter space and seating for four at the large center island.

Dining Room: The dining room is surrounded by windows and offers a memorable dining experience. There is also access to the upper deck with outdoor dining and more views.

Billiards Room: Just off the main living area (with additional access from the master suite), this room features a pool table, gas fireplace, 43” Smart TV and deck access.

Family Room/Wet Bar/Game Room: The family room is a large entertainment space that features an 85” Smart TV, lots of comfortable seating, more amazing views, and direct access to the lower level patio and pool/spa area. Adjacent to the family room is a wet bar that features a
full-size refrigerator, mini-dishwasher and bar seating for three. There’s also a separate game room with a combination air hockey/ping pong table and an electronic dartboard.

Bedrooms/Bathrooms:
Master Suite (main level) -- King bed, 55” Smart TV and hardwood floors. The private bathroom features dual vanities, a large soaking tub and separate shower.


Master Bedroom 2 (lower level) -- King bed, 55” Smart TV, and a private bathroom with a stone counter vanity and tile/glass shower.

Bedroom 3 (lower level) -- Two queen beds, 65” Smart TV, and access to two shared full bathrooms, both of which have tile/glass showers. You can also access the patio and pool/spa area directly from this bedroom.

Bedroom 4 (lower level) -- Queen bed, twin day bed with twin trundle, 55” Smart TV, a fabulous view, and access to the two shared full bathrooms on the lower level.

Bedroom 5 (upper level) – King bed, 55” Smart TV and a desk/workstation.

(There is direct access to the pool/spa area from one of the bathrooms on the lower level. There is also a half bathroom on the main level.)

Outdoor Spaces:
You will be amazed with the outdoor space -- 2,500+ sq ft of flagstone decks and covered patios. On the lower level, you’ll find a large patio, the heated saltwater pool and spa, the sauna, numerous seating areas, a fire pit, and a gated and covered side patio with cornhole and other
games. Upstairs on the main level deck, there is a large dining area and outdoor grill. There’s also lots of casual seating, making it the perfect place to relax and enjoy the views any time of day.

Internet Access: Starlink (satellite) high speed Wi-Fi – Mesh network throughout the house with up to 150 MB download speed

Streaming Available on All TVs: Netflix, Hulu + Live TV (over 70+ channels), Disney+, ESPN+ (no cable)

Charging Station – there is a Level 2 EV charging station in the garage

This home is in a residential area and parties will be shut down immediately. Quiet hours are strictly enforced from 10pm to 7am.

Pool heating is included for no additional charge from March - October. Pool heating is available for an additional charge of $100/day between November - February. (3 Night minimum is required)

3. This property is located in a high fire danger area, guests must use the firepit responsibly. No wood burning firepits, candles, or open flames are allowed on the property.

6. Do not unplug or tamper with electronic devices
