Navigating the area is convenient with the apartment`s strategic location near Hwy 130 and Palmer Ln, providing effortless routes to Downtown Austin and the Domain. Ample on-site parking is complimentary.

The residence offers a secluded yet central position, ideal for attending significant business gatherings or cultural events such as ACL, F1, or SXSW in Austin`s vibrant downtown area.

Prior to accessing gym facilities, a liability waiver (part of the rental agreement) must be signed.

Our comprehensive security measures include alarms and exterior-facing security cameras (interior areas remain private).

An air mattress can be provided upon request.

Please note: Parking options are limited and not available on the street.
House Rules:

1. All guests are required to sign a rental agreement before receiving check-in instructions.

2. All early check-in can be requested a day before the arrival date and it is subject to our approval. The rate is $20 per hour before check-in time. Standard Check-in Time from Mon-Sat: is at 4:00 PM and 5:00 PM during Sundays.

3. Late check-out is subject to approval and must be notified in advance. Standard Check-Out Time is 10:00 AM. Late check-out at 11:00 AM costs $20.00. At 12:00 PM it costs $40.00. Any guest checking out beyond 12:00 PM is subjected to a penalty of $300.00 and immediate expulsion.

4. Pets must be disclosed and approved in advance. NO PETS over 50LBS. There is an extra one-time fee per pet per stay (not included in the booking total and will be collected through the resolution center). Extra Pet Cleaning Fee are as follows: 1-2 nights: $100/pet; 3-6 nights: $150/pet; 7-29 nights: $250/pet; 30+ nights: $300/month/pet.

5. Visitors are generally not allowed without previous notification. Please, notify us about any visit to analyze your request.

6.Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building. There is a $1000 fine if discovered or reported.

7. Strictly observe Quiet Hours: 10pm - 8am. Parties are not allowed in this property, including loud music. There is a fee of $1000 if a party is discovered or if a neighbor complains of excessive noise.

8. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels.

9. Please don’t use the face or bath towel as a kitchen towel. There will be a $10 charge if face towels are stained. If there is no paper towel, please let us know.

10. Please be advised that we do not provide extra towels and sheets. You are most welcome to bring your own towels and sheets if you will be needing more.

11. Please be advised that an additional cleaning request during your stay would cost $150.00

12. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve the delivered mail.

13. You will be charged for any missing or damaged items. There is a $600 penalty for lost keys/clicker/fob.

14. Do not alter any safety device. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund.

15. If any damage or issue arises that requires repair, we will notify you promptly. Repairs may occur without prior notice and cannot be used as a reason for a refund

16. $600 penalty for lost or damaged key/ fob / parking permit. $500 penalty if you’re locked out and will need us to send someone to assist you.

17. All stays longer than 29 days must be cleaned by our housekeeping team. This service will cost $150, which must be paid for by the guest.

Overall, we had a wonderful stay. It was clean and the host were responsive. I think the kitchen should have potholders available and more than one hand towel. There is a small outdoor patio but no chairs. I was charged twice for the pet fee but that was removed after I brought it to their attention. Minor issues but I would stay there again.

The host didn't seem to read the messages we exchanged. The process to rent the home was borderline insane be prepared. Our son is in a wheelchair & the listing says there is an elevator in the home. I messaged saying my son was excited about the home having an elevator for him to use. The host never responded that there was no elevator in the home. Immediately after the booking was completed I received a message from the VA hospital that a doctor's appointment had been scheduled for me. I asked the host about moving our check out date up one day too accommodate the appointment. This was 10 days before the check in date that I requested moving the date back. I did not revive a response, I asked again three days later about moving the check out date, I was told let me check on it, & I didn't get a response. The day of check in I asked again about changing the date & the response from the host was "Sorry we can't extend your stay because we have another guest checking in right after you check out". I sent another message explaing I wanted to check out a day early due to the appointment with the VA & that I had been requesting this since the initial booking. The host said "Thank you for the clarification I'll check into it". I got a response back saying since the request was on such short notice they won't be able to rent the house for a day & that will be lost revenue. I responded that I had been asking about moving the date but no response back from the host.

We stayed three nights. The house is clean and comfortable. We enjoyed the pool table and appreciated that there was legit weight equipment available for a workout. Another review mentioned there is no coffee pot, there is a coffee pot. It is a Corosi pot which is very clean and works great. We would definitely stay here again. Thanks.

Great house, poor communication

The house is big, functional and comfortable. Just as the pictures show. Please note: NO coffee maker, which was disappointing and unusual for a rental property. Though the house was great, the management was a mystery and somewhat frustrating. There is a significant disconnect with the property management. After my first reservation was cancelled without notice, I reserved again and then had to follow up many times with inquiries about confirmation, receiving a link to check-in that is apparently required to receive the access code; then was told the access code would be provided one hour before check in - that did not happen and it took several more attempts to inquire to receive it. Along with only being able to communication through the VRBO messaging platform, all the back and forth with unclear, not forthright information caused concern that my reservation was legitimate. I use VRBO several times a year and have never had this lack of clear information with management and the "team" they referred to. In spite of the difficulty with the management, the house was nice and situated in a newer neighborhood convenient to the location we needed to be near. I would recommend the house; just not the management company.

Very clean and spacious

This is a large home that we rent for coming to the Manor area for work. It has an open floor plan, clean and has a kitchen, office work space, workout equipment in the garage and a pool table upstairs. The bathroom in the master suite is amazing! The neighborhood is good and quiet and close to Hwy 290 if you are going into Austin. The owners are great communicators if you have any needs or questions. This is my second time at this location and will definitely rent again. Thank you!

Everything was well organized and very clean. House is as advertised in photos. Very nice. Four of us shared it for the Formula 1 race and it was excellent for the purpose.
