Our ground floor bedroom is ideal for family members that can't walk a lot of stairs. Dog-friendly ($100 per dog per stay).

Self check-in is managed via smart locks and a personalized code will be provided to you for check-in (no lockbox). Please note if you submit a Request to Book, I reply to each request personally and typically ask what brings you to Granby (a hidden gem) unless you're a return guest. Please respond within 24 hours of your request as otherwise, VRBO's automated system leads to your request expiring (and it is not personal!). All bedrooms have high-end bed linens, blackout shades and noise machines. Bathrooms are stocked with toilet paper, Kleenex, hand soap, 3-in-one shampoo/body wash/hand soap, and plush towels. Also provided: hair dryers, an iron, ironing board, plus high chair, pack and play, and baby gates.
The kitchen has paper towels, trash bags, dish soap, sponges, dishwasher detergent, rinse aid, plus coffee maker, cookware, bakeware, dishes, glasses, utensils, and small appliances (griddle, crock pot, blender, rice cooker and waffle maker), aluminum foil and plastic wrap.
Laundry detergent is provided.
For our dog guests, there are dog dishes (stainless steel) for food and water, rubber mats, dog towels, and poop bags.
Kids of all ages can look forward to a Yourigami play fort and kapla planks for building in addition to a variety of board games (chess, etc.) and cards.
Enjoy complimentary hot chocolate, cider, tea, and coffee. Filtered water is available via a dispenser inside the refrigerator.
Within Granby Ranch: The Ranch House at Granby Ranch (5 minutes by car) has a ping-pong table, foosball, outdoor pool (available year round), hot tub, and a fitness center with weights, treadmills, etc. Current rates are $20 for a Day Pass per guest. Simply provide a copy of your reservation with the address showing. Note that there is no pool at the property. There is only access to the outdoor pool at the above location.

House Rules: 1. Please respect Granby’s quiet hours: 10PM to 7AM. Renter is responsible for all costs related to noise violations received during their stay. 2. No parties or gatherings at the house of guests not listed in the original booking. Please disclose the full number of guests using & visiting 575 Escape. 3. Only four vehicles maximum at this property (two inside the garage and two in the driveway). No on-street parking allowed. Our HOA does fine and tow. Renter is responsible for any costs incurred. 4. Minimum 25 years of age to rent. 5. We are a 100% non-smoking house (this applies to all forms including vaping). Any evidence of smoking in the house will result in a $500 fee. 6. Owner is not liable for damages, loss, theft, or injury to guests. The supervision and safety of all children are the direct responsibility of Guests, Parents, or Caretakers of any child on the property. 7. No boats or trailers are allowed (HOA policy). 8. Dog Friendly ($100 per dog, per stay). Dogs must be on-leash outside the house grounds, per the HOA rules. You are responsible for picking up after your dog and not leaving them unattended. Dogs are not allowed on the furniture unless the guest brings a dedicated blanket or covering for their use each time. Any undisclosed dogs not paid for before the arrival date will incur a fee of $150 per dog. 9. 4WD or AWD vehicles are required during the winter months of November 1 – March 31 given the range of winter driving conditions.
Fees Clarification: When you review VRBO's price breakdown, it might be helpful to know that "Service fee" is the fee that VRBO adds to every booking (and is one of the ways by which VRBO makes money). For our property, there is a dog fee (currently $100 per dog, per stay) and an extra per person charge for groups over 10 currently $25 per person per night), up to a max occupancy of 14 humans (not including our dog guests). VRBO does break out this fee as "Extra guest". If you have any questions, please reach out to me directly as clarity, transparency, and good communication is important to me as your host.
Important to note- Please rest assured that while there are internal sensors that monitor noise levels (in decibels) & cigarette smoking/vaping, there are no cameras inside the home or in the two patios. There are exterior cameras outside the house only, with no views into the hot tub patio or grill patio. Your privacy & security are important to us.
Also, I'm befuddled as to why VRBO claims we have bicycles on site (we do not although we just added bike racks in the garage). There is truly great mountain biking all around us directly from the house (and you can rent bikes in Fraser, etc.). Nor do we have a pool (although guests may pay a fee to access the outdoor pool at the Ranch House which is a 5-minute drive away). Nor do we have kayaks (you can rent these at Grand Lake which is a 30-minute drive away). There are 2 golf courses very nearby. There is not a wheelchair-accessible path. However, if you are able to go up 3 steps, once you are inside our main level, there is a main level bedroom and bathroom. The living room, dining room, and kitchen are all on the main level. We do have a truly fun and wide variety of games, a very well stocked kitchen, and really comfortable sofas, chairs, and beds with different sections in the house for gathering and relaxing.

The combination of ski in/ski out, pet-friendly, self check-in, air conditioning, and a main level bedroom (for those with minor mobility constraints) is more rare in mountain communities than we had realized (as we look for those amenities ourselves when travelling). This location in Granby Ranch is really wonderful as it's not so far from the Front Range (and a 2.5 hour drive from Denver International Airport) but has easy access for low-key skiing (Granby Ranch), more challenging runs (30 minute drive to Winter Park in the opposite direction of traffic), and 20-30 minute drives to Hot Sulphur Springs, rock-climbing out of Fraser, Rocky Mountain National Park, and two major lakes. The City Market (grocery store) is only a 10 minute drive away and we're a quick drive to two golf courses, fly-fishing the Fraser River, and lots of hiking and biking trails right outside the door. The stars (and night skies) are also pretty sweet to see on clear nights, away from the light pollution of larger towns and cities.
