The rental was very accommodating for the size of our group. It had everything we needed and the host was great. She answered any questions we had and was prompt to reply. Location was great.

I had a great stay! The host really stood out—they were kind, responsive, and made sure everything went smoothly. The place was clean, comfortable, and just as described. The property was so spacious we had 3 empty beds... we were 19 guests. Bed firmness ranged from soft to hard. The couches were comfy and plentiful. Floors throughout were an 8 out of ten clean. Kitchen floor and stairs were creaky, which made moving around at night difficult to be quite. The kitchen was very well equipped, from seasoning to dishes and pans. The kitchen was our hub. It was big enough to hold our family together to play games, eat, and share stories. Two of the 3 showers were 7 out of ten, the shower heads needed updating. The other shower was a 10 out of 10. The one tub in the house was great to bath the babies. For the river, the host even had life jackets and pool noodles available to use, A! The outside space was incredible. We had movie night outside on the gravel area. There were so many areas to sit and enjoy the river, ducks, and wild deer. We used their BBQ pit to make burgers, hot dogs, and smoke a pork shoulder. We made smores on the fire pit! River was low, but we still made our way down using the ramps the host has provided for guests, just watch your step. Memories were made and happy to have had an amazing host, whom was available at the blink of an eye. Thank you from the Torres family.

What a wonderful way to gather 19 family members together! We're so glad the spacious layout and kitchen became your family's hub for games, meals, and stories, and that the outdoor space delivered movie nights, s'mores by the fire, and time by the river with the life jackets and noodles. It sounds like the ramps, BBQ pit, and all those spots to watch the ducks and deer made for a memorable stay. Thank you for sharing such a detailed account of your time there.

Family time

Overall we made it a great time with our loved ones and enjoyed having time away from the city. Our kids had a blast swimming and having access to the river was a big plus, this house is amazing but needs a little attention here and there with minor fixes throughout the house.We would have rented the small cottage with the main house for our stay, if we would have known that we would be sharing the property with others. So, it wasn’t a very private stay for us.The rooms are nice and relaxing at the end of the day, this place is very good for family gatherings and big size families.

Mother's Day 2024

My large family had an amazing time. There was plenty of space for everyone to be able to enjoy without being on top of each other. After a little cleaning the outside facilities were absolutely perfect for our Barbecue and birthday celebration. I love that the kitchen had two large tables, we were able to all enjoy a meal together. We were not able to use the dock since it seemed a bit unstable and very slippery. It was only a short 30 minute drive to float the river. I would definitely recommend to large parites who want to be able to create great family memories

Softball Team Celebration

We rented this location for our softball team, and it was definitely worth it. It was spacious with many rooms and plenty of space inside and outside to accommodate all of us. The kitchen area has two large tables to accommodate large parties comfortably and the A/C for this Texas weather was great. It’s an older, but comfortable house to accommodate your large parties and the location is not far from the highway and close to everything you need, but also far enough for quiet time to enjoy and relax. There is a large parking area, but be aware that the more people, the space becomes limited after so many cars, so ensure guests park tightly. Also, the owner is very nice, accommodating, and quick to respond if you experience any issues. I recommend this property to large parties who want to be able to create great memories. We had a wonderful time and will definitely be coming back. Just an FYI…Please remember that this is a river house rental in TEXAS and you most likely will experience some wildlife or bugs which can be expected. So please refrain from complaining about the uncontrollable or stop by your local store to bring bug control spray.

The Guadalupe River Lodge and Cottage is a beautiful home in a great location with peaceful river access — exactly what I was hoping for in terms of the space itself.Upon arrival, the house had not yet been cleaned, but the host communicated with me and allowed early check-in on the condition that I make the beds, clean the bathroom, and tend to the plants, which I agreed to.However, during my stay, the host returned to the property and stayed overnight, which was unexpected. I received a message from her regarding music being too loud, calling it a “ghetto blaster,” despite it being at a low volume during reasonable hours. There had been no complaints prior, and the environment remained respectful.While the house and location were enjoyable, the hosting experience was somewhat uncomfortable. I’d only recommend this stay to guests who are comfortable with the possibility of having to perform cleaning tasks or accommodate the host’s presence on-site.

Dissappointing

The host was very nice, quick to respond, and dealt with multiple issues we had throughout the stay; however, the place was not picture perfect, it was, in fact, one of the worst places we have stayed. The worst part was how well it was cleaned. It wasn't! The floors were so gross that all of our feet and/or socks were black by the end of the 1st day. One of the pillow cases had blood on it. There was a dead roach on the curtains in one of the bedrooms, and in the bunkroom, there were massive amounts of dirt and dust under the beds. Lastly, the showers had mold, with the worst on the main floor. Other issues would have been solved if a general inspection of the place had been completed. Some of these included a ceiling fan completely missing, there was only the base of the fan left, multiple solar light pillars were broken or not functional, the shower head in one of the bathrooms completely sprayed out sideways soaking the bathroom floor, the board that held the handrail to the tree house was detached, there was a vine growing into the kitchen window, the outside bathroom had no lock on it, and several outlets did not have outlet covers. They advertised propane and propane grills, but there was none of either. Sadly, there were many more issues. It was very disappointing.

Disappointing Stay with Major Cleanliness and Access Issues

To start, we were given the wrong lockbox code, and our group was stuck outside for over an hour trying to access the property. We received no response from VRBO or the host during this time and only managed to get inside after getting the correct code from a neighbor—a completely unacceptable situation.Once inside, the issues continued. The house was not clean: we found cockroaches, spider webs, dead insects, dust, and grime throughout. The kitchen AC vent was leaking water, which caused more mess. The outdoor area was poorly maintained, and we even saw stray cats on the property.The space was very cramped, with no proper living or common area for a large group. Several bathrooms had no locks, two showers had broken showerheads, and some bathrooms didn’t even have trash bins.Adding to the discomfort, there was another sublet unit on the same property which compromised privacy.The only positive was that there were enough sleeping spaces and the mattresses were comfortable, but that doesn't make up for the overall experience.I do not recommend this property, especially for large groups or anyone expecting a clean, private, and well-managed stay.

We also have routine pest control in place to prevent issues with pests, but we’ve shared your comments with the cleaning team for continuous improvement. Regular landscaping is also in place to maintain the outdoor area.– The showerheads have been repaired, one bathroom door lock is scheduled for repair, and what you noted to be a leak from the kitchen A/C vent was standard condensation from the system’s condenser line, which is normal.– The listing notes that another bookable rental is located on the same property, and we include detailed square footage and photos so guests can understand the space and layout before booking.The homeowner takes great pride in creating a welcoming environment for guests. Thank you for your feedback, and we’ll continue working together to ensure a positive experience for all future visitors.
