i stayed at 311 b . . . A couples retreat or business executive stay.

A perfect getaway for couples and businesspeople coming to Central Texas for fun or work. We built this guest studio as a quiet retreat from the main residence – a free-standing structure set back from the street with two dedicated parking spaces. This 864 square foot space with 512 square foot covered porch backs up to a 10-acre green belt. It was built in 2018 and hosted architects, interior designers, business consultants and design clients from across the country as they traveled to Central Texas to advance their projects and enjoy downtime in Buda, Austin and the surrounding areas.

For couples interested in enjoying the Central Texas area we are favorably located between the Texas Hill country and “all things Austin.”

For sales reps and business consultants, this location is advantageous for covering the Austin and San Antonio territories with convenient access to Interstate 35, Loop1, SH 130 and SH 45.

A unique experience . . .

A simple standing-seam metal-paneled studio exterior belies the modern farmhouse interior that our guests have enjoyed over the years. The “one bedroom studio” space has a singular 18’ high vaulted ceiling with an exposed metal truss, multiple lighting options on dimmer switches, full bath, full size washer/dryer laundry niche, and large modular sofa sitting and dining work area – translating to an open and comfortable living, working, dining, sleeping experience.

As designers, it was important that the finish materials on floors, walls, countertops – all contribute to a calm and inspiring experience – high quality, high performing and high appeal – something we always appreciate in our own VRBO experiences.

i stayed at 311b . . . is located in Leisurewoods, a community of 400 homes located in Hays County and just 14 miles from Downtown Austin. With minimal traffic and friendly neighbors, the neighborhood is great for jogging or taking long walks. A “lifted” Club Car golf cart is available to you for touring the subdivision and getting a healthy dose of fresh air as often as you like. Evenings are particularly enjoyable times for golf cart rides and potential sightings of our local deer, foxes and other wildlife.

A good night’s sleep . . .

Bamboo sheets with a Tempur-Pedic topper assures you a great night’s sleep in a queen size bed. Sleep masks and dedicated phone charger outlets at bedside make it convenient for those who want to “sleep in” and / or have access to their phone alarm in the morning, or not!

Staying in . . .

A fully equipped kitchen gives you the option to prepare meals and “stay in” including full size refrigerator, cook top and oven range, stove top cooking and baking pots and pans, all the “necessary” cooking utensils, dishware, silverware, toaster, Insta-hot at the sink, drip coffee maker and Keurig coffee/ latte maker. We include a complementary sampling of bottled water, soda and snacks upon arrival.

The bathroom features contemporary fixtures with a privatized toilet niche and a tub area with a high shower head for our taller guests. Plenty of towels, toilet paper, large vanity mirror and plug in makeup mirror, hair dryer, bathing and facial soaps, shampoo, conditioners are provided for your convenience. A tankless hot water heater generates unlimited hot water for long showers and relaxing tub enjoyment. In addition, an exhaust heater fan keeps guests warm on colder Texas days.

A 5-ton HVAC unit with exposed ductwork that runs the full length of this studio provides great cooling and heating control any time of the year.

High-speed internet through both Wi-Fi and hard-wired ethernet connections are available for those conducting online work and communications. Printer access is available upon request. A wall-mount 60” Samsung Smart TV is loaded with current apps including signed-in access to Netflix, Amazon Prime Video and Spectrum TV. Spectrum TV includes over 2000 channels including “premiums” HBO, Showtime, The Movie Channel and Starz.

An Amazon Echo connected to the Amazon Music Library will satisfy all your music requests.

Staying in shape . . .

A fitness Gym is available to guests in the private residence upon request. Entry to the gym is approximately 15 steps from your guest studio. The gym has a wide variety of exercise equipment. If needed, Jeff can orient you to specific equipment use and YouTube online exercise videos displayed on a wall mount 70” Smart TV.

311b is an absolute gem! Tastefully decorated with all the amenities necessary for a luxurious, relaxing stay in a quiet residential neighborhood. Well equipped kitchen and comfortable bedding. AMAZING stay...run don't walk to 311b!!

311b is a gorgeous property and the location is perfect! It's an easy jaunt to South Austin and a great place to stay onsite for a peaceful getaway. The kitchen has everything you need for cooking in and is stocked with coffee, snacks, and bevvies. Every detail was thoughtfully crafted and the owners are an absolute delight!

Jeff and I have lived in this location for over 20 years and spent those years remodeling and eventually expanding our home to include a guest house. We have offered the guest house to both family and business-related guests regularly since 2018. In that time, we have had such positive feedback about hosting these stays. Since selling our design business in 2023, we miss those positive experiences and decided VRBO will give us the chance to host and meet new visitors coming to our area. You may encounter Jeff and me (Pat) on the property maintaining landscaping, watering plants, or working through our current remodel idea. Voici pourquoi l’hĂŽte a choisi cet hĂ©bergement

Leisurewoods is a quiet unassuming neighborhood with homes dating back to the 80's. It has been great to see people moving to this area and "updating" their homes. Unlike many new developments, each house is distinctive with larger lots leaving more space and privacy between homes. It is also a great area to walk, jog, ride bikes and in our case, take golf cart rides just to enjoy some time outside.

Jeff and I have worked in design for years and that included a lot of travel and stays in both hotels, B&B's and VRBO locations. It was hard for us NOT to have expectations for nice accommodations. And over the years, we learned what that meant for us. We most enjoyed simple but thoughtful, interesting details in spaces that created a sense of relaxation and comfort. That is what we wanted for our guest house - a quiet but distinctive place for a couple or businessperson that wanted something MORE than the typical bed / bathroom accommodation.

That is what we think makes our property a special place to enjoy.
