HOUSE RULES
No parties or events. No smoking indoors. Pets considered case-by-case. Quiet hours 10 PM–8 AM. Exterior security cameras only.
A $250 fully refundable damage deposit is required at booking and returned within 7 days of checkout, provided no damages are found.
1. No Smoking
Smoking, vaping, and e-cigarettes are not permitted inside the home. Smoking is allowed outdoors only — please dispose of cigarette butts responsibly.
2. No Parties or Events
Large parties or events are strictly prohibited. Small outdoor gatherings with registered guests are welcome — keep music and noise at a respectful level, especially after 10 PM.
3. Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM. Please be considerate of neighbors, particularly when enjoying outdoor spaces at night.
4. Check-In & Check-Out
Check-in: After 3:00 PM
Check-out: By 10:00 AM
Early check-in or late check-out may be available for an additional fee if the schedule allows.
5. Cleanliness
Treat the home with care and leave it as you found it. Clean up after yourself and report any damages or maintenance issues right away.
6. Pets
Pets are welcome with a $50 pet fee per stay (must be requested and pre-approved). Unauthorized pets will result in a $250 fee.
7. Damage Reporting
Please notify us immediately if anything is damaged during your stay so we can address it quickly.
8. Guest Policy
Only registered guests are permitted to stay overnight. Visitors are allowed during the day but must depart by quiet hours.
9. Security & Safety
Always lock all doors and windows when leaving the home or upon checkout.
10. Trash Disposal
Trash and recycling collection is Wednesday morning. Please place bins at the curb the evening before.
11. Parking
Garage and driveway parking are available. Do not block neighboring driveways or park on lawns. No RVs or trailers without prior approval.
12. Respect for Neighbors
Friendly outdoor gatherings are encouraged, but please maintain respectful noise levels and never trespass onto neighboring properties.
13. Wi-Fi Usage
Wi-Fi is provided for guest use only. Illegal activity or downloads are strictly prohibited.
14. Maintenance Access
Lawn and HOA maintenance may occur during your stay. Staff do not require guest contact but may briefly access the property exterior.
15. Liability Acknowledgment
Guests accept full responsibility for any injuries or damages that occur during their stay, including use of the game room and outdoor spaces.
16. Prohibited Items
No fireworks, glitter, confetti, or tape on walls or furniture. No tents, bounce houses, or inflatables.
17. Rental Agreement
All guests must electronically acknowledge a brief rental agreement sent via the booking platform after booking. It covers house rules, occupancy limits, and standard guest liability. Acknowledgment is required before check-in instructions are released. No payment or sensitive personal information is requested — your booking remains entirely through your reservation platform.
