Great place!

We enjoyed our stay at Ben’s Beach Houses! Just a few complaints: needs blackout curtains, we had toddlers, so all the Knick knacks had to be moved and it was a lot; otherwise it was a great trip and we will be back!

Wonderful Place in Sunnyside Florida

This is a great place to stay right on the beach & has a hot tub that came in handy when the weather was not cooperating, we had a blast & enjoyed our time in this beach house.

Great location, almost perfect property

We loved being right on the beach and enjoyed the walkability to nearby shopping and eateries. The house fit our needs perfectly and the master suite was wonderful. Unfortunately, the hot tub stopped heating midway through our visit, so we were only able to enjoy it the first few days.

Great property - very responsive management

This property is just as advertised. The view of the beach when you walk in is breathtaking (as well as the view from the master bedroom upstairs). Everything was very clean. Property management was very accommodating, helpful, and quick to respond to any questions and needs we had. The hot tub was a definite plus!!! If we go back to Panama City for another trip, we will definitely be looking to book this house again.

Amazing views

We loved our stay at Ben’s place. The view is spectacular and access to the beach is literally right out the back door. Kitchen is well stocked and there’s plenty of room to relax inside as well as out. Ceiling fan in master bedroom wasn’t working, but it’s cool outside so not a big deal. It’s an older condo/duplex and could use a really good deep cleaning which several other reviews noted. Beds were comfortable, and again, the view makes this place spectacular.

Perfect views and beach!

Went with 6 adults and 4 children ages 2-7. We had a wonderful time. Excellent location, gorgeous views and you can beat being right on the beach. The “grill” is not usable it’s charcoal grated on a post in the grassy area and the grates are completely rusted out. The hot tub was broken for a few days which was a bummer given the cooler temps but it was fixed before we left. The bathrooms weren’t very well cleaned. Great location and nice deck space. All in all we had a wonderful time!

The photos are extremely deceiving. This place is so outdated and ran down, it was not worth what we spent, not even half. someone's tent frame was in the sea oats at bottom of stairs, oats and weeks grown over walkway to beach, empty beer cans under deck. can't get to grill from the weeks and the grill is so rusted out. the deck is falling in around hot tub and table. hot tub had sand in it. they replaced some trex on the deck with regular wood. painted rails are peeling. the deck is not even close to level, you can see this from the beach. back glass door will not shut from poor installation. one shower had cracked bottom, and the wood is rotting under it. food on some of the pots and pans. one ac unit to cool upstairs too, needs two units and the upstairs stayed warm. no door will shut properly, rust in bathrooms and outside window frame. there is more, but you get it....glad we only stayed 4 nights and not a week. Beds we so squeaky, every time you rolled over, it will wait you up. The only thing that was fine, was the kitchen and family room, other than ROKU, that is terrible. My wife has pictures, but i have spent enough time. This place is terrible. Really, VRBO should issue us monies back or a credit....

Spring Break 2023

We were there in late March and had a great time. The location was quiet, but had things to do and the beach was not crowded. The house was clean and plenty of room for two families of four to spread out. The adults split the Master bed and bath mid week. We needed to clean the towels anyways so it was easy to throw the sheets in too. The kids spread out in the other two bedrooms. It was confusing from the description, but one room has a large bunkbed with a pull out mattress. That room gets pretty crowded, but there are several couches in the living room on the main floor if you don't need privacy. The kitchen was well stocked with things you would need, but I suggest bringing assigned cups or extra dishwasher pods. The living room had a large smart TV for chilling out. The Internet seemed to be plenty fast enough for four teenagers. The deck had easy access to the beach. The hot tub was clean, worked great and had a great view of the Gulf. That was great for days with cooler temperatures. I would stay there again!

Location and beach access are excellent. The space is fantastic for a large group. The house itself could use a major deep cleaning…the air vents are black, the showers had hair left in them, the shower curtains were mildewed in places, the floors turned the kids feet black if they walked barefoot on them, there were hairballs on the bunks, stains on the bunks, stains on the upstairs hall bathroom walls. There was a load of towels left in the washer and dishes in the dishwasher leading me to believe the cleaning company isn’t checking those. The back storm door was inoperable upon our arrival, it wouldn’t close all the way and if it did close it would lock you outside, but it was replaced on Day 2 which was appreciated. More dining seating would help, there is only room for 8 inside and 6 outside so our whole group couldn’t eat together in either place. The top shelf on the refrigerator door fell out twice causing some food to be ruined when the containers broke, so I would recommend not using that shelf. The kitchen was well appointed, we had everything we needed(appliances, utensils, cookware) to fix breakfast and lunch every day and dinner several times. The washer and dryer are handy but being in a room that is not temp controlled causes the dryer to take at least twice as long to dry things as it should. It’s hard to beat the beach access but doubtful we would stay in this particular rental again.

The location was amazing, the home was very nice, with the exception of the couches in the livingroom. They had removable covers on them, which is fine, but there was an odor lingering on all of them. Another thing to note, if you plan to stay, they only provide one roll of paper towels and one roll of toilet paper per bathroom. For a property that sleeps 12, this seems a bit cheap. Also no salt or pepper…I didn’t expect a fully stocked kitchen, but basic salt and pepper would have been nice. We did have an issue with the internet, but the management responded fairly quickly. This is a lovely property, and I would have gladly given it a 5 star rating but for the above mentioned issues.

Amazing View

The house was very clean and had an Amazing view. Quiet area and great for fishing. They were on top of keeping the hot tub clean.No problems at all and will definitely be back soon!!

Poorly equipped, poorly maintained, cheap on supplies

House has good bones - plenty of room. Everything in the house is dated and worn; Ottoman upstairs has a worn hole in the top, towel rack in downstairs bath is totally missing with one bracket remaining, two hydrators in fridge have cracked handles, all kitchen knives were dull but there was no knife sharpener, master bath sink drains at a glacial rate, no baking pans at all, cooking pans were of the lowest quality with loose handles, outdoor grill was corroded beyond cleaning and fixed on a sunk corroding post in the midst of the sea oats, the outdoor shower leaks and the place where you stand did not drain, so sand built up to make the mat useless. I could go on, but that is the general idea of the place. The "Welcome" email was anything but - filled with warnings about the A/C, refrigerator, hot tub, towels etc etc with threats of costs and even eviction. Emphasis was on the fact that there was only one roll of toilet paper provided for each bath, same with complimentary toiletries. None of these warnings were in the fine print on the VRBO site. I don't mind buying my own TP, but at the price for a week at over $6,000 a $10 package of TP isn't going to break their bank. The topper of the email was the discouragement of reporting problems because the maids have already made notes of them...the property manager apparently ignores the maids, and with security "insurance" in lieu of a deposit, and the pictures on the VRBO site being dated, there apparently isn't any incentive to keep the place up to any kind of standards. We were there for a large family reunion and visited three other houses on the beach in PCB, all within a very short walk, and we visited three other houses across the front beach road. Ours was a dump compared to those houses. I do not recommend this place.

Christmas at the Beach

Our family had a wonderful time staying g at this beach house. Had a few issues when we arrived but Ben’s team was quick to resolve them. Everyone we saw or spoke to on his team was courteous, friendly and respectful of our time and plans! Will definitely try to stay here again.

Could Have Been

Love the location, of course. House was not clean at all. I'm talking months if not years of no cleaning to certain areas that can be seen. The light in the kitchen totally filthy and I left it that way. I say that because my wife and I both cleaned for 2 to 3 hours. We definitely left it cleaner that we found it. Other than that nice location, nicely decorated big house and we had a great time with our family..
