To ensure a safe, comfortable, and enjoyable stay for all guests, we kindly ask that you follow these house rules during your time at the property.

đŸ”č Guest Limits & Parking
Maximum Occupancy: A maximum of 8 guests is allowed, including infants and toddlers—no exceptions.
Parking: No more than 5 vehicles are permitted on the property.
đŸ”č Respect the Home & Neighborhood
No Shoes Indoors – Please remove shoes upon entry to maintain the cleanliness of the home.
Quiet Hours: From 10 PM to 8 AM, please be mindful of noise levels to respect our neighbors.
No Parties or Events: Unauthorized gatherings are strictly prohibited. A $500 fee will be charged if a party is held at the property.
đŸ”č Check-In & Check-Out Policies
Check-in: 4:00 PM or later via lockbox.
Check-out: 10:00 AM sharp. Guests who fail to vacate on time will be considered trespassing.
Late Check-Out Fees: Guests who remain beyond the check-out time will be charged $150 per hour. Charges will accrue indefinitely and be invoiced daily.

No Smoking or Vaping: Smoking inside the home or garage is strictly prohibited. If smoking outside, please dispose of cigarette butts properly.
Security Cameras: Equipped with two exterior doorbell cameras for enhanced security and peace of mind—one located at the main entry door and another at the side door. Tampering with or disabling cameras is strictly prohibited.
đŸ”č Cleaning & Damages
Cleaning Fees & Additional Charges: The base cleaning fee covers standard cleaning. Additional charges may apply for excessive dirt, spills, bodily fluids, or damage beyond normal wear and tear.
Trash & Dishes: Please take all trash to the outside bin and run the dishwasher before departure. Laundry detergent and dish soap are provided for your convenience.
Report Issues Promptly: If anything is broken, damaged, or not functioning properly, please notify us immediately so we can address it.

We want all guests to have a safe and enjoyable experience while enjoying the St. Joseph River. Please follow these river safety guidelines to ensure a fun and responsible stay.

⚠ No Lifeguard on Duty – Swim, boat, and kayak at your own risk.
🧒 Supervision Required – Children must be supervised by an adult at all times near the river.
đŸš« No Diving or Jumping – The river depth can be unpredictable. Diving or jumping in is strictly prohibited.
💩 Use Caution When Entering the Water – Rocks, currents, and uneven terrain may be present. Always enter the water slowly and carefully.
đŸ›¶ Life Jackets Recommended – It is strongly advised to wear a life jacket while boating, kayaking, or paddleboarding.
đŸ· No Alcohol While Boating or Swimming – Alcohol impairs judgment and increases risk—please stay alert and responsible.
đŸ›„ïž Be Aware of Boat Traffic – The St. Joseph River is an active waterway. Watch for boats and always give them the right of way.
đŸŠș Follow Local Boating Laws – If using a boat or personal watercraft, be sure to adhere to all Michigan water safety regulations.
đŸ—‘ïž Keep the River Clean – Dispose of all trash in designated bins to protect wildlife and the natural beauty of the river.
🚭 No Smoking Near the River – To prevent litter and fire hazards, smoking near the shoreline is discouraged.
📞 Emergency? Call 911 – If someone is in distress, immediately call 911 and notify the property manager.

Your safety is our main concern. A MAXIMUM OF 8 GUESTS, 8 MAXIMUM INCLUDING INFANTS/TODDLERS.
- Flushing toilet paper is allowed.

Please do not:
- Flush feminine hygiene products, paper towels, q-tips, baby wipes, flushable wipes, cotton balls etc. need to be disposed of in the wastebasket.
- No video productions without written consent from property owner.
- Wooded areas and areas outside of the immediate lawn may contain poison ivy. Please stay in yard for your own safety.
- The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. In the event Owner files suit to enforce its rights under this Agreement, Guest will be responsible for paying any attorney fees incurred by Owners in connection therewith.
- Except as stated herein, the Guests are renting the premises in its As-Is condition upon check-in date and agrees to take good care of said premises. This care includes not making any alterations, additions, repairs or improvements and/or any removal of the Owner’s personal property from the premises without the approval of the Owner/Agent. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make reasonable efforts to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair, maintenance, and inspection. Owner is not responsible for any inconvenience that may occur and no refunds/rent reductions will be made due to failure of such items.
By electronically agreeing to this lease, the Renter has read, fully understands, and agreed to all the terms and conditions included in this agreement. Renter is aware that this is a release of liability and a legal contract and signs it (or electronically agrees to) of Renter’s own free will.

Beautiful home with beautiful views of the river! The layout was perfect for us and our adult children with them having their own space downstairs, when needed. Host was responsive and communicated in a timely manner.

The house is amazing. Well appointed, great views and wonderful mattresses and pillows in all the rooms. Ryan and the maintenance guy were quick to respond, kind and welcoming. The weather was frightful with ice and snow so we stayed inside. We were there for the funeral of my eldest brother and this home made all the difference during our time of bereavement.

Great location. Being on the river was awesome. Very peaceful location and we were able to use our paddle boards quite a bit, which was cool. Beaches, wineries, and restaurants were all close.House was clean and tidy and had everything we needed. Beds were comfy. Plenty of pillows and blankets. There was a small issue with credit card charges not coming through correctly but the host was very responsive and got it taken care of very quickly.Would totally recommend / visit again.

It was perfect! The house is so fun, eclectic and beautiful. The views
 they’re simply perfection! Coffee on the porch was one of my fav moments. Such peace! The home is clean, well organized & truly outfitted well! All the things you need and want from home, plus some nicer touches that truly make it a great experience. Communication from the host is PHENOMENAL. HIGHLY recommend!!

Absolutely loved the place, the quiet, peaceful neighborhood and location. Provided good mix of sun and shade. Only drawbacks - as older people - there are several steps into the home, the living area has a couple of steps, and there are stairs down to the dock. We just want to make sure someonen is aware of it if that is an issue. The listing said a microwave and we couldn't find it. BUT the kitchen is well apportioned and fully stocked. The Frank Lloyd Wright-type design makes it very interesting and it is beautifully decorated.
