Escape to this beautiful four-bedroom home nestled in a picturesque country setting in Clinton. Offering a perfect blend of comfort and convenience, this spacious home accommodates up to 10 guests for the listed rate.

The listed rate includes up to 10 guests total, regardless of age, including infants, toddlers, children, youth & adults. Any reservation request exceeding 10 guests must be approved in advance by the host & an additional fee will apply for each guest over the max of 10. This is NOT a guarantee we will accept over 10 people; it will be considered. The home has beds and standard sleeping accommodations for up to 10 guests. Guests exceeding the 10-person bedding capacity will need to provide their own air mattress, sleeping bag, or other appropriate sleeping accommodations. There is ample floor space available, including a very large upstairs room (already has 2 queen size beds) and additional space in the den, to accommodate additional sleeping arrangements. This will need to be discussed with the host in advance if the guests will exceed 10 people so that the additional occupancy and fees are approved prior. This request can be declined without explanation since the home normally hosts only 10.

Bedrooms & Sleeping Arrangements
• Master Bedroom (Main Level): King bed, smart TV, ceiling fan, large walk-in closet, en-suite bathroom with double sinks, soaking tub, and separate shower.
• Bedroom 2 & Bedroom 3 (Main Level): Each features a queen bed and ceiling fan.
• Bedroom 4 (Upper Level): A large private space with two queen beds, a sitting area overlooking the property, a smart TV, a large closet, paper shredder, a workspace/or office space, & table & chairs for playing games.

Living Spaces & Amenities
• Den: Cozy and inviting with a gas fireplace (only for use in the winter months) boasts a perfect setting for relaxing with a book & cup of coffee. There is a small book library in the bookshelf cupboard.
• Living Room: Open-concept space with an electric fireplace (can be used year-round) and a large smart TV. Large windows to watch the variety of birds and occasional wildlife walking by, and seasonal beautiful flowers in bloom!
• Dining Room: Overlooks scenic countryside views with opportunities to observe birds & wildlife in the back yard.
• Kitchen: Fully equipped with a dishwasher, Keurig, coffee maker, ice maker in fridge, microwave, Belgian waffle maker, Air Fryer, toaster oven, 4-slice toaster, electric can opener, crockpots, baking pans, roasters, cookie sheets, pizza pan, a variety of glassware for wine and beverages, a Roku TV, filtered water and more. Basic spices, cooking oil, & misc. items available. A snack bar provides additional seating.
• Laundry Room: Separate space with a washer & dryer for guest use. Starter detergent, stain remover, laundry beads, & dryer sheets /dryer ball provided. Clothes iron, ironing board, & starch provided.
*The house has STARTER SUPPLIES only, Guests will need to bring or purchase beyond starter supplies when depleted. We provide starter toilet paper, paper towels, tissues, dish liquid, dishwasher detergent, a few garbage bags, foil, saran wrap, shampoo, conditioner, & body wash. Basic kitchen spices, K-cups, salt & pepper, coffee, tea bags & sugar starters are there.

*This home has several WI-Fi boosters throughout for plenty of internet availability.

*Basic First Aid kit is available.

** Please note** Property Manager will respond as quickly as possible 7 days a week between the hours of 8am-10pm EST. Response time beyond these hours will be returned the next day; unless an emergency need arises, guests may call the number listed on fridge.

House Rules
• No pets allowed / home is focused on allergen-free environment. Penalty of $500.00 will apply if pet(s) are brought on property or in home; guests will need to vacate immediately, and no refund will be given for breaking the rule. Deposit will be forfeited as well.
• No smoking or vaping indoors or on the screened-in porch (designated outdoor smoking areas available) Penalty of $500.00 will apply if this occurs & guests will need to vacate immediately and no refund will be given for breaking the rule. Deposit will be forfeited as well.
• No parties / events -Penalty of $500.00 will apply if this occurs & guests will need to vacate immediately and no refund will be given for breaking rule. Deposit will be forfeited as well. ABSOLUTELY NO UNAUTHORIZED GUESTS OR VISITORS ARE TO BE AT THE HOUSE. THIS INCLUDES VISITORS JUST STOPPING BY, SMALL GATHERINGS/HOSTING EVENTS OR DINNER ETC. ONLY GUESTS STAYING & LISTED ON THE RESERVATION ARE ALLOWED IN THE HOME AT ANY TIME.
* Keyless entry code will be provided for entry & self-check-in
* Quiet time is 10pm (7 nights per week) be considerate to neighbors
* Guests should remove their shoes at the doorway entries to keep clean carpet/
environment (shoe trays are provided)
* No 3rd party bookings (Person reserving must also be staying as guest)
* No mail may be delivered to the residence
* Guests may not trespass into other property that borders with this home.
Property stakes are in place on the side of home facing the woods. Guests may
not pass the markers or obtain firewood from the woods. There are trail
cameras in use and monitored.
* Guests should leave property in same condition as it was upon arrival (exception is laundry will be completed by cleaners). If additional cleaning is required; additional charges will occur. Checkout list will be provided.
* Any theft or damage will be addressed accordingly with police. Guests will be
responsible to pay for damages to property or contents.
* Security cameras are in use 24/7 on the outside of the home and property. The
exterior of the house cameras face all entry points and entire property.
Absolutely no tampering with the security cameras, plug ins, or wi-fi
connections of any kind. Alerts are sent to management and will be addressed
immediately. If tampered with or disconnected, guests will be evicted off of
the premises without refund and additional charge of $500.00 will be charged
for tampering and deposit will be forfeited.
* Garage and basement are NOT INCLUDED in the rental. Access is not
permitted in either.
Both areas are alarmed. If any attempt is made to open doors, or locks,
Property Manager will be notified. If tampered with; guests will be evicted off
of the premises without refund and additional charge of $500.00 will be
charged for breaking the rule. Any deposit will be forfeited.
* Adults must be present at all times with children under the age of 15.
* When leaving the property, all doors must be locked.
* Do not leave entry doors open at any time. They must remain shut to help
prevent pests.
* No illegal drug use allowed on property of any kind.
* Photo i.d. / driver's license must be emailed to property manager prior to confirming reservation / approval. This person must be staying at the property.

***When requesting a reservation for this property you must provide the following immediately (within 24 hours) or the reservation will cancel.

3 items:

1. Driver's license of the person booking the reservation (and this must be one of the people staying there) and the purpose of their visit

2. Acknowledgment in email that you have read the attachment with all of the rules for this property & agree

3. All full names of the guests that will be staying there. These can be adjusted, if need be, after booking.
