Welcome to our Riverfront Vacation Home located on the Colorado River in Bullhead City, Arizona! SNOWBIRDS WELCOMED!!
Escape to your ultimate getaway with this stunning - 4 bedroom | 1 bunk room | 3 bathroom - vacation home! With the perfect blend of luxury & relaxation, you will enjoy breathtaking views of the Colorado River, direct access to the river with a private dock (perfect for boating or fishing) or simply soak in the beautiful Arizona sunsets.

THE PROPERTY:
Main Floor:
- Living Room w/ smart TV
- Gourmet Kitchen fully equipped
- Dining area
- One (1) Master Suite w/ king bed & full en-suite bathroom
- Two (2) additional bedrooms w/ king beds
- One (1) shared full bathroom
- Large balcony w/ views of the Colorado River & Nevada desert
Bottom Floor:
- Kitchenette w/ full sized refrigerator, sink, wine fridge, & microwave
- Family room
- Pool table
- Laundry area fully equipped
- One (1) bedroom w/ king bed
- One (1) bunk room w/ queen bed & full over full bunk bed (This is a Den - there is no closet & no door)
- One (1) full bathroom
- Large balcony w/ direct access to the river & private dock (see instructions below)
Docking is only allowed on the outside perimeter of the boat dock & buoy line. Do not remove the buoy line between the neighboring dock.
**Number of boats/jet skis allowed on dock:
1 boat & 2 jet skis (outside of dock)

2 boats (outside of dock)

4 jet skis (outside of dock)
KID FRIENDLY:
-Pack'n Play located in master bedroom closet, small step stool located under shared bathroom sinks (upstairs & downstairs) plastic plates/cups/bowls available in kitchen & kitchenette
- Coloring books, crayons/color pencils & card games in available living room.
** High chair is available upon request**
GUEST ACCESS:
Guests will have access to the entire property, with the exception of the garage, a hallway linen closet, a small closet in the master bedroom, & an exterior storage closet.
The garage is not included with this reservation. Please park all vehicles/trailers in the driveway.
OTHER IMPORTANT DETAILS:
- The FREE-PUBLIC LAUNCH RAMP is located 5 houses north of the property at the end of Trane Road. Other nearby public launch ramps include Bullhead City Community Park & Rotary Park (launch fees may apply).
- There is no lifeguard on duty. Children must be supervised by an adult at all times. Do not leave children unattended at the property.
- Water levels tend to be lower at certain times of the day & this may affect your launching of boats/personal watercraft/etc. Please check the water release levels by Googling "Davis Dam Projected Water Release" and viewing the water release schedules posted by the U.S. Bureau of Reclamation. Water levels are out of the owner(s)/host(s) control, so please check this information before your check out date to ensure you are able to retrieve your boats/pwc before the 11:00 a.m. check out.
- Upon booking to rent and stay at this property, you agree on your own behalf, your family, any and all guests, and invitees that you are fully responsible for any and all risks of injury or death. You hereby release and hold harmless the property owner(s) and its members, principals, agents, officers, employees, and representatives (collectively âReleaseesâ) as well as the owner of the property.

Safety is our utmost concern for guests staying in our home! We want everyone who stays at our home to have an amazing time, so please be respectful of our community/neighborhood, which includes full-time neighbors.
- DO NOT LEAVE CHILDREN UNATTENDED AT THE PROPERTY. The river currents, water temperature, & water levels may vary & may be dangerous for children, adults and/or your property. Upon booking, you acknowledge these risks associated with the riverfront property & assume all responsibility for you, your guests & your property.
- THIS IS NOT A PARTY HOUSE. 12 guests MAX (including children). NO day guests. NO day visitors. Guest count is strictly enforced. If you plan on bringing more guests than your reservation states, your reservation will be canceled with no refund & you will be trespassed from the property immediately. NO EXCEPTIONS!!
- QUIET HOURS:
Sunday - Thursday: 10:00 p.m. to 5:00 a.m.
Friday - Saturday: 11 p.m. to 5 a.m.
- NO FIREWORKS!!!
No fireworks, including sparklers!
- DO NOT TOUCH THE ALARM SYSTEM. It will not be set during your stay.
- The A/C thermostats will not cool below 70 Degrees.
**DOCK RULES:
Docking is only allowed on the outside perimeter of the boat dock. No docking is allowed on the inside of the buoy line & dock. Do not remove the buoy line between the neighboring dock.
**Number of boats/jet skis allowed on dock:
1 boat & 2 jet skis (outside of dock)
-OR-
2 boats (outside of dock)
-OR-
4 jet skis (outside of dock)
-Dock use is at your own risk
-Ropes are provided
-Please be extremely cautious of the next-door neighbor down river & their boat dock & vessels when launching your vessels from our dock.
-Turn on your boat/PWC (including rentals) before untying/launching from our dock. The river current can be strong & you will be pushed into our neighbor's dock/vessel.
-You will be financially responsible for any damage to our dock or to any other neighborâs dock(s) or vessel(s), if incidents of damage occur.
** Do not intrude on neighborâs docks or their riverfront property - You will be asked to move your vessel(s)**
