Welcome to Turtle Bay Condos Unit 2A! This 2 bed/1 bath lower unit offers views of Lemon Bay, the heated pool, and tropical surroundings. Enjoy deeded beach access just across the street, a private screened lanai with outdoor dining, full kitchen, in-unit laundry, and open living space. Relax in the heated pool or fish from the dock. Bring your boat and reserve a slip (with fee). Pets welcome with approval and fee. Walk to dining and shops on North Beach Rd.
House Rules
Applies to All Paradise Breeze Vacation Rentals – Florida

By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, loss of deposit, or termination of the reservation without refund.

Occupancy
Only registered guests listed on the reservation are permitted to stay overnight.
Maximum occupancy limits must be followed at all times. Exceeding occupancy or misrepresentation of guest count may result in immediate termination without refund.

Minimum Age & Age-Restricted Communities
The primary renter must be at least 18 years old.
Some properties are located in HOA-governed or age-restricted communities, including 55+ communities. In these cases:
All guests, occupants, and visitors must meet HOA age requirements
Age restrictions may apply to primary renters and additional occupants
HOA approval or age verification may be required
Failure to comply may result in denied access, termination of the stay, or HOA fines. These situations are not grounds for a refund.

Check-In: 4:00 PM
Check-Out: 11:00 AM
Early check-in or late check-out is not guaranteed and requires prior approval. Unauthorized late check-outs may result in additional charges.

Pets must be leashed outdoors

Unauthorized pets may result in additional fees or termination.

Pool & Hot Tub (If Applicable)
Use at your own risk.
No diving, running, or horseplay
Children must be supervised at all times
No glass in pool or lanai areas
Guests may not adjust pool equipment, heaters, timers, or valves
Service calls or damage due to misuse will be charged to the guest.

Parking
Parking rules vary by property and may be governed by HOA or community regulations.
Park only in approved or assigned spaces
No parking on lawns, sidewalks, fire lanes, or unassigned areas
Boats, trailers, RVs, commercial vehicles, motorcycles, or oversized vehicles are not permitted unless approved in writing
Towing, fines, or HOA penalties due to parking violations are the guest’s responsibility.

Cleaning & Trash
Guests are responsible for maintaining reasonable cleanliness.
Trash must be bagged and placed in designated bins
Follow posted recycling rules
All trash and personal items must be removed at check-out
Excessive mess or improper disposal may result in additional cleaning charges.

Appliances, Utilities & AC Use
Use appliances and systems as instructed.
Do not set AC below reasonable temperatures
Turn off lights and appliances when not in use
Do not tamper with thermostats, electrical panels, or equipment
Damage caused by misuse will be charged to the guest.

Maintenance & Property Access
Report any damage or maintenance issues immediately.
Do not attempt repairs
Management may enter the property for emergencies, safety concerns, or HOA compliance
Failure to report issues promptly may increase guest liability.

Behavior & Legal Compliance
Guests must behave respectfully and comply with all laws.
No illegal substances or illegal activities
No unsafe or disruptive behavior
Violations may result in immediate termination without refund.

Security, Cameras & Safety
Lock doors and windows when leaving
Do not share access codes or keys
Tampering with security systems is prohibited
Exterior security cameras and noise-monitoring devices may be in use where permitted by law. No interior cameras are installed in private spaces.

Liability
Guests assume all risk for injuries, accidents, or loss during the stay.
The owner and management are not responsible for personal injury or loss of personal belongings.
Damage, Theft & Missing Items
Guests are financially responsible for damage, theft, or missing items.
Costs may be charged to the card on file
All damage must be reported immediately

Visitors
Visitors are not permitted without prior approval.
Unauthorized guests or visitors may result in additional fees or termination.
Cancellations & Early Departure
Guests are responsible for understanding the cancellation policy.
Early departure, late arrival, or weather-related interruptions do not qualify for refunds

Force Majeure
Management is not responsible for disruptions caused by weather, natural disasters, utility outages, governmental actions, or events beyond reasonable control.

I can't say enough good things about this unit! Clean, well stocked kitchen, comfy beds, great location. Host was very responsive. The short walk to the beach is actually short! The pool is nice, although we spent most of our time at the beach. It's an easy walk down the street to the local restaurants. 10/10 recommend! I would not hesitate to stay here again.

We really enjoyed our stay at this condo. Manasota Key was beautiful! There could be improvement with entering the unit. The Vrbo app was down when I arrived and I cannot get my instructions to enter the unit. There is a key in a lock box that was difficult to use. The keyless entry with the punch code is a definite upgrade that I would suggest for this unit. Everything else was great.

The place was fabulous and had everything you need for a great family vacation! Great communication with host and answered all my questions quickly.Honestly the only complaint I would have and it’s only preference is not having TV’s in the bedrooms. Recommend this place highly and we will return!!

Cute, clean, and convenient.We walked downtown to dinner. It’s right by the pool and we could see the bay from the lanai.We had our coffee on the dock while watching a bald eagle fly by.

This property is beautifully remodeled and exceptionally well-located. On one side, it overlooks Lemon Bay where I was lucky enough to spot two manatees one morning and just across the street, approximately 1,500 feet away near the boardwalk Condo, is convenient access to the beach.The beds were very comfortable, and our family especially enjoyed the screened-in patio with a view of the pool. It was a lovely spot to enjoy dinner in the evenings. A quick note for summer visitors: the weather gets extremely hot, and the pool can feel more like a hot tub during the day. I highly recommend starting your outdoor activities early and bringing plenty of sunscreen.Both the sunrises and sunsets were breathtaking. The host thoughtfully provides everything you need for a beach day, including chairs and an umbrella, which made our experience even more enjoyable. She even left a bag of snacks my kids enjoyed and a bottle of water.Shannon, the host, was outstanding -- professional, responsive, and attentive to all of our questions.We would absolutely stay here again.
