The Space
This cozy mini studio is a compact and efficient space, perfect for travelers seeking a simple, no-frills stay. Located just behind a lively local restaurant, guests may experience the vibrant sounds of a working kitchen and bustling staff during operating hours. It’s an authentic slice of the neighborhood’s energy and charm—ideal for those who enjoy being close to the action.
Please note: the studio is snug in size and may not be the best fit for guests who prefer complete silence or more expansive accommodations.

This is a small studio apartment, approximately 10 meters wide or 114 sq ft livable space.
It is located at the back of a restaurant, where there may be loud industrial noise, especially during business hours.
Due to the compact size, the space may not be ideal for guests with children.
If you`re comfortable with the size, noise level, and overall setup, please send us a message confirming that these conditions will work for you
The kitchenette comes equipped with all the essentials for light meal preparation, and complimentary coffee is provided to start your mornings off right. A dining and work area with a table and chairs creates a great space for meals or remote work. The studio also offers high-speed Wi-Fi and a closet for your belongings, making it easy to stay connected and organized throughout your trip.

The guest will have sole use of the apartment.

HOUSE RULES
Please make sure that you go through the house rules prior to booking.
• PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.
• CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we`re able to accommodate an early check-in, there`s an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.
• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.
• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors in the building. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.
• LOST AND FOUND: Please note that all shipping is at the traveler`s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.
• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.
• PRE-CHECK IN FORM: Guests will be required to fill out a pre check-in form which will require additional documents to validate age and card used for the reservation prior to arrival. Guests booked through Airbnb are not required to fill out the pre-check-in form.
• RENTAL AGREEMENT: Guests will be required to sign a rental agreement prior to arrival.
• SECURITY DEPOSIT: Reservations made through Airbnb and Hopper are not required to place a security deposit. Reservations made through other channels (ie Direct Booking, VRBO, Booking, Misterbnb, Whimstay, etc) is required a security deposit.
• ADDITIONAL NOTES ABOUT THE HOME:
- Location: The apartment is located on the 1st floor.
- Baby Items: We have a pack-n-play available. This is subject to availability only and is made available upon request.
- Noise: Despite the serene location on a quiet street near Times Square, it`s essential to note the potential for noise from the vibrant lounge/bar downstairs, along with occasional radiator sounds during the winter season. Additionally, the building is older with thinner walls, so sound may carry between units. We strive to provide a comfortable stay, but guests seeking a quieter environment may wish to consider this before booking.
- New York City Pests: Please be advised that it`s very normal/common to see mice/rats in the streets of New York. Due to the continuing increase of the mice/rats problem in New York, (although rare to see one inside our apartment) we`ve also increased our efforts to help control them coming inside. Do note, we have a bi-weekly exterminator who visits the apartment, which means this could happen during your stay.
- Visits and Unit Access: We will always notify in advanced should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building.
