Nestled on 21 acres of private land, the Red House offers breathtaking mountain views and an abundance of tranquility and privacy.

The House:

When you step into the Great Room, you will find floor-to-ceiling windows framing a stunning mountain vista. Relax on the plush sofa arrangement clustered around a wood-burning stove – the perfect spot to curl up after a day of adventures.

You can explore your inner chef in our modern, fully stocked kitchen featuring a large island and new appliances - everything you need to prepare a delicious meals for family and friends.

You can gather around a custom-built dining table that easily seats 12, perfect for enjoying meals and creating unforgettable memories.

From the Great Room you will find, down the hall, three inviting bedrooms and a bathroom with a tub – ideal for a relaxing soak.

On the second floor, you will find two spacious master suites, each with its private bathroom, ample closet space, and quiet, dedicated work area.

All bedrooms have great mountain views!

Head downstairs to unwind in the entertainment room with a large, comfy sofa and Roku TV.

Enjoy an extensive assortment of board games, puzzles, indoor games, and a curated collection of DVDs for endless fun.

Adjacent to the entertainment room you will find the game room, complete with a pool/ping pong table, and a cozy sitting area for friendly competitions.

The outdoors:

Step outside to explore our 21-acre property, featuring private hiking trails, wide-open fields and a picturesque stream.

The expansive two-level, 500-square-foot deck boasts a luxurious 5-person hot tub, Adirondack chairs, a patio set, and two propane barbecue grills.

Relax on the deck with a beverage while enjoying stunning mountain views, sunbathe on comfortable lounge chairs, or enjoy the shade under one of our three large umbrellas.

Our fire-pit, flanked by Adirondack chairs, is ready for cozy evenings gazing at the stars.

Practical information:

The house has broadband, high-speed internet for staying connected.

In our fully equipped kitchen with stainless steel appliances you will find spices and condiments, a drip coffeemaker (coffee provided), Nespresso Coffee Maker (bring your own pods), blender, hand mixer, double toaster, and plenty of cookware to make a delicious meal.

Laundry room has new LG washer and dryer (detergent provided).

All our linens and towels are freshly laundered and our mattresses are comfortable.

Catskills summers can be refreshingly cool, especially in the evenings. While the house doesn’t have air conditioning, each bedroom has a fan, and the Great Room features two ceiling fans for your comfort.

Pet-Friendly Retreat:

Bring your furry friends along! We welcome up to three well-behaved animals per visit. Dog beds (2), and pet dishes are available. To cover extra cleaning and wear‑and‑tear, a $20 per pet, per day fee will be added to your reservation.

Additional Information:

Firewood: We don't provide firewood, but it's available at any local gas stations and supermarkets in the area.

Ring Doorbell: A ring doorbell / camera is located at the front door for your security.

Keyless Entry: Enjoy hassle-free check-in with a unique door code just for you.

Garbage & Recycling Disposal: For your convenience, garbage pick-up will be provided. Please leave bags in mudroom by front door or as otherwise directed.

No Hunting or Guns: No hunting, shooting or trapping is permitted on our property. No guns or other firearms are permitted on our property.

PLEASE NOTE THESE HOUSE RULES:

IMPORTANT: Guests must take extreme care when using the hot tub and use it at their own risk and liability. Such care includes, without limitation:

- No infants or children under age 16 are permitted to use hot tub;
- No excessive drinking while using hot tub;
- No use of sunscreen when in the hot tub;
- No use of glass in or near the hot tub;
- Hot tub should not be used for more than 10 minutes
- Guests must take care to avoid dehydration
- No jumping, diving or horse play in or around the hot tub
- After each use, hot tub cover must be closed to maintain heat
- No excessive noise when using hot tub

After a day of use of the hot tub, a capful of Spa Ease spa activator, located on the credenza, must be added to the hot tub while it runs through one jet cycle.


IMPORTANT:
Renters are required to sign a contract, acknowledging the terms and conditions contained set forth in this listing and in such contract. The contract will be sent to you separately and must be signed and returned at least one business day prior to the commencement of the rental.

PLEASE NOTE:
We do not have garbage pick up. Renters are expected to dispose of their own trash and recyclables. (Garbage transfer station is 20 min. from the house, details in home binder)
