A beachfront terrace with fire pit, spacious sleeping arrangements, pool table, and Viking gas stove add to its coastal ease. With the beach at your doorstep and downtown Newport just minutes away, this three-story home offers a rare chance to stay right at the edge of the sea - close to everything, but entirely its own escape.



The Space:

Panoramic views set the backdrop on the home’s main level, where a wall of windows faces the ocean. Two sitting areas give guests space to gather, unwind, or enjoy a round at the pool table. The kitchen, equipped with a Viking gas stove and plenty of prep space, easily handles everything from group meals or beach-day snacks. A full laundry room is tucked nearby, great for longer stays and busy beach days.



Why not wake to waves, you're on vacation! The main bedroom includes a king bed with spectacular water views, while a second king bedroom offers a quiet escape. Another room holds a queen and two twins. The largest of the four is on the 3rd floor and is well-suited for larger groups or families, with two king beds, a queen, a full, and two twins. Bathrooms are thoughtfully located on the first and second floors, making it easy for everyone to settle in.



Outdoors is definitely the main event here. A lovely terrace sits just above the sand, with Adirondack chairs, a firepit, dining table, and seating arranged for watching the waves or sharing a drink as the sun sets. An outdoor shower makes rinsing off after the beach easy and refreshing. The beach is right below—no driving, no packing up—just walk outside. Whether it’s a barefoot morning or an evening by the fire, the coast is always part of the experience.



Just beyond the sand, you’re minutes from everything Aquidneck Island offers. Downtown Newport—only a 4–5 minute drive or a 15–20 minute walk—brims with harborfront restaurants, galleries, boutiques, and live music venues. Tour the historic mansions along Bellevue Avenue, catch a sunset sail, or browse the farmers market at Newport Vineyards. The nearby Cliff offers one of New England’s most iconic seaside strolls. Surf shops, ice cream stands, and casual beachfront spots are all nearby, making it easy to shift between quiet retreat and lively coastal town.

Our esteemed guests will enjoy exclusive access to the entire residence, encompassing the outdoor living space and the expansive driveway. For your seaside excursions, we provide the utmost convenience with complimentary beach chairs, beach toys, and plush beach towels. We also cater to our youngest patrons with a baby port-a-crib and a high chair. Within the home, you will discover an array of family toys, engaging games, and captivating books. To further elevate your experience, a private chef is available to curate an unforgettable sunset dinner, offering breathtaking views of the beach.



The Neighborhood:

Aquidneck Island is a coastal enclave known for its scenic charm, historic character, and approachable scale. With most streets limited to 25 mph, the island maintains a calm, family-friendly atmosphere that encourages unhurried exploration. Its intimate size makes it easy to navigate, offering a quiet rhythm that reflects the essence of seaside New England.



Getting Around:

Getting around is easy and enjoyable. Most of our homes are located in residential areas where you can walk, bike, ride a scooter, or rent a golf cart to explore. The islands are relatively small, and with a 25 mph speed limit on most streets, the area stays safe, family-friendly, and relaxed.



Other Things to Note:

We provide dedicated driveway parking for up to 5 vehicles. Please note that parking on the street or circle is not permitted, as that area is owned by the Town of Middletown and subject to ticketing and towing. To avoid any issues, kindly use only the driveway and limit vehicles to 5. The garage is not available for parking.
