Guest Access:

You’ll have full, private access to the entire house, yard, fire pit, boat dock, beach area, and driveway.



A pontoon boat is available to rent at an additional cost and will be conveniently waiting at the property’s boat house—no pickup, no drop-off, and no hauling required. Simply coordinate with our trusted local partner, DV Rentals LKA, to enjoy effortless lake days with more time on the water and less time in the car.



Golfers are welcome to enjoy member-for-a-day access at Cutalong Golf Club, a private 18-hole championship course nearby. As our guest, you’ll receive exclusive tee time privileges through our partnership—just let us know in advance.



The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a pool, tennis courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue freshwater surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. We have ample free parking at our home for large groups with up to 5 vehicles.

Our fully equipped home includes a gourmet kitchen with marble countertops, stainless steel appliances, a Keurig with K-cups, and everything you need to prepare home-cooked meals. Step outside to enjoy the private dock, boat house with screened lounge, propane grill, fire pit, hammock, and multiple spaces for lakeside dining and relaxing.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 8 Adults Maximum

- Quiet Hours: 10 PM to 8 AM.

- Free Parking for up to 5 Vehicles. (No Parking or Driving on Grass)

- No Parties, Events, Outside Guests, or Indoor Smoking

- No Pets

- Please supervise children in the Unfinished Basement.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $25 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
