1. Golden rule: Treat our property how you’d like yours to be treated, and treat your neighbors how you’d like to be treated.
- Our floors and carpets are super clean. PLEASE REMOVE YOUR SHOES.
- Please be mindful when eating in the living room or bedroom. Clean up any spills and don’t leave food or dirty dishes out for long periods, to help keep our property pest free.

- Quiet Hours are from 10pm – 8am.

2. You must be 25 years or older to book the apartment. As a part of this booking we are required to get the photo ID of each guest in this building. Children are welcome! Children must always be under the supervision of an adult (18+).

3. NO SMOKING OR VAPING anywhere in the apartment or on complex property. NO ILLEGAL SUBSTANCES OR ACTIVITY on the premises. There is a minimum fine of $500 per occurrence.

4. NO PETS, unless explicitly agreed upon. Minimum $200 fine.

5. Please follow our Check-In time of 4pm and Check-Out time of 10am. Guests that do not check-out on time may be charged $50 in hourly increments, at the discretion of Grand Road.
- You can apply for early check-in or late check-out; if granted, the fee is $30 dollars.

6. Damage / Loss: If you damage or lose anything, please let us know so we can repair or replace it.
- LOST KEY FOB is $150 for each one.
- If we need to replace linens or towels due to damage, there is a minimum fee of $30.
- Damage due to bodily waste has a $100 minimum additional cleaning charge.

7. GUESTS - You are welcome to entertain up to 2 guests per apartment unless otherwise agreed. Upon request, you must supply a government ID of your guest(s) for complex security.
-- If you want to invite a larger group of guests, contact Grand Road about renting a common area for entertainment and hosting a larger group. We’d love to help.
-All overnight guests must be included in the booking. If you have an additional overnight guest, please contact us or make an alteration request and we’ll be happy to include them for the platform prices.
-All guests that are not part of the reservation must leave the premises before midnight (12 am). Overnight guests not included in the booking are subject to additional nightly fees of $100 per guest.


8. NO PARTIES. Quiet hours begin at 10 pm. Any noise violation or disturbance involving your guest(s) will result in a fine of $500.
-If you have an unapproved party (community rules or noise violation with more than 2 guests), there is a minimum fine of $1000. You also agree to pay any additional fines associated with the party, that may be levied on Grand Road by the apartment management and/or other authorities. Grand Road pursues criminal and civil action as appropriate for egregious violations.

9. Resident amenities such as the gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. All guests acknowledge that Grand Road does not control the availability of the complex’s amenities and guests are not entitled to refunds or discounts based on availability of amenities.

10. Grand Road or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Otherwise, Grand Road and apartment maintenance will seek & receive permission from the guest before entering.

11. DO NOT CONTACT THE APARTMENT COMPLEX MANAGEMENT FOR ANY REASON, they will only work with us.

Very clean unit. Locale was very convenient to multiple areas of interest and parking was very easy. Access to the unit was easy and instructions for arrival were useful.

I could not have had a better experience- very quiet, comfortable and perfectly located. I had everything I needed and nothing I didn’t- perfectly set up for cooking, laundry was great, plenty of places to put things away and feel organized. The property gym was great to/ an added bonus. I look forward to staying here again! Host communications excellent- super quick replies and very responsive to any questions.
