📑 We ask all guests to read and agree to our house rules prior to booking. House rules can be found under the "House Rules" tab on Airbnb. Please click on "show more." Our property is located in a very safe and quiet residential neighborhood. No loud parties or gatherings are permitted, so please do not book if that's the intent.
Please follow Hot Tube Rules posted by the hot tub. In the winter, the pool is heated and we don't charge extra for pool heat. Our pool is heated up to 86 degrees from November through April. On colder days (< 70 degrees), our pool may not reach set temperature as the electric pool heaters rely on ambient air. In Florida, most electric heat pumps do not function when outside temperature is less than 55 degrees.
Please follow these pool rules:
◼Do not leave children unattended outside
◼Set up optional child patio gate and turn on patio door alarm
◼Avoid excessive screaming and yelling as it disturbs the neighbors
◼No glass, or anything breakable in or around the pool or hot tub
◼Swim at your own risk. This is a private home and there is no lifeguard
◼No diving
For guests considering bringing their pet:
While we are a pet friendly property, only dogs are allowed, with a max of TWO dogs per stay. We welcome well behaved dogs that are fully house trained. Guests must agree to our pet house rules below. Extra pet cleaning fee ($250+) may be taken from the security deposit if evidence of urine is found inside the home or pet feces found inside and/or in the backyard.
Pet House Rules:
◼Pets must be kenneled or crated if left alone at the property. Guests must bring own crate or purchase one locally (Pet Supermarket is 5 minutes drive from the house)
◼When outside the property, pets must kept on a leash (no more than 10 ft in length)
◼Please do not allow pets on furniture
◼Clean up and pick up after your pets. Please, no dog poop or urine stains in our home or backyard
Florida is a buggy state! The outside perimeter of our home is professionally sprayed regularly to control endemic insects. We also regularly spray for mosquitos. However, please understand it is not possible to get rid of all bugs, so please pack BUG SPRAY, no matter the time of the year.
Please also note that our properties are privately owned homes, and therefore sometimes appliances or household systems (HVAC, Plumbing, WIFI, pool heater, etc.) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we do not offer refunds- full or partial, or cancellations unless the property is deemed uninhabitable. We strongly encourage our guests to purchase travel insurance as it provides the peace of mind and financial protection in case unexpected events occur. We do not process refunds outside of the cancellation policy.
Guest Access:
Guests have full access to the property except for the outside shed and areas labeled as "Private or Owner's closet."
The Neighborhood:
The home is located in a quiet, residential neighborhood just a short drive to beaches, restaurants and attractions.
Getting Around:
There is plenty of parking for 6 cars in the driveway.
Other Things to Note:

• We are in a very nice residential neighborhood with great neighbors. Please be respectful.
• Please note that a $75 pet fee per pet per stay applies, with a max of 2 pets. Kindly inform us if you'll be bringing your furry friends so we can send you the fee request promptly.

The house was just what we were looking for! Pool and hot tub were very clean and maintained beautifully. The items to take to beach were very convenient, we didn't have to bring anything of our own. The only suggestions I have are it would've been helpful to have a spray cleaner to use for counters, etc. and the vacuums were not working. But those were minor , overall the whole experience was amazing! The beds were very comfortable! We will definitely hope to stay again!!

Worked well for a family get-together with kids and adults. Key point for us was a table that folded out to accommodate 10. Massage chair was an instant hit! Well-stocked! Often, short term rentals have trundles or fold-out couches, but no bedding for them. This one does!Nice quiet neighborhood, easy walk to Bishop's Point (we saw dolphins!). Target/Publix/Starbucks within walking distance (at least, in the non-summer months).Great location with easy access to Anna Maria Island, Cortez, Bradenton, etc...

Needs a door on the master bathroom. Flooring in the master closet smelled like cat urine. Needs a floor length mirror upstairs. Could use better bedding.
